I live next door to a building managed by BCSSM, where the actions of their tenants / owners are causing serious water damage to my property.

I have been chasing them for over a year to resolve the situation and in that time the damage has become significantly worse. I'm now going to VCAT as they are unresponsive.

BCSSM's unprofessionalism and total negligence is now going to cost their client tens of thousands of dollars. This issue could have been resolved a year ago at a fraction of the price and without infuriating the people involved.

We live in a property built in the late 60's. Due to age, there were many problems that needed attention.
Clementina Dsouza is our manager and we worked well together. We took the steps to get all major problems sorted and worked our way through the others.
Tina is great. Always resonive when needed and kept on top of the expenses. Very Happy to have worked with her.
I hope our new Owners Corp Manager will be half as good as Tina.

That's how this company making money. They kept sending bills to wrong address and you never getting your bills by any chances, then charged you couple hundreds penalty interest rates. Once you try to contact them, you will find your body corporate manager is like a ghost who will Never pick up your calls Even she is at office and don't ever dream about she calls you back. That's not even her job. After you went to their office waiting like half day, finally met her face to face and updating your full information. Surprise! Same thing happened again after years. Without any notice by email, phone or mail, this time they blocked your car park keys straight away and won't let you into your own apartment. Then endless waiting for their response for days and weeks.
I'm worried about one day I may become a homeless because of my body corporate lock my door! And you have no idea where you should go and what else you can do after paying 10 thousand dollars to whom let you become a homeless in front of your apartment which you paid off from bank already.
That's not a story! Bronagh McDermott, body corporate manager from BCSSM. I'm talking about you and your blood drinking company. This is real story happened to me!

Ever since these people have taken over they have bombarded us with late fees. Every time I open the letter box there is bills form them. Jesse couldn’t care less about management all she cares about is charging late fees. We are in a global pandemic and businesses suffering but they clearly don’t care. Next body Corp meeting I will be voting them out, no surprise look at the other reviews on their page

Our apartment block has been working with BCS Hawthorn for over 15 years. Over the last 3-5 years in particular we have received exceptional service. I feel confident and calm when reaching out to our Strata Manager, Fei, knowing that the response will always be friendly, professional, responsive, prompt and efficient. I would be happy to recommend (and do) BCS.

Incompetent, and laden with unnecessary bureaucratic red tape.

Even though management are aware of a pre existing issue, which they have failed to rectify with numerous incompetent tradesmen. I still have to contact my real estate agent, to contact the body corp, to repeat the same process.

Is this bureaucratic mess necessary for an emergency issue for a commons area? Especially considering it's a Friday afternoon, during a pandemic with a skeleton workforce, or does an entire apartment have to deal with this until you get your act together?

Honestly the worst service of a 'professional' organisation we have ever experienced. The constant turnover of staff means you get no continuity, no one actually understands what's happening. The committee has to do the majority of the work that the management should be undertaking. Definitely do not give your money to this business.

I have had the privilege of working with Chris Burnett in a consistent manner for the last 4 months. I live in a 2 bedroom unit, one of 12 that Chris managers with his team. I have encountered an incredible frustrating issue with my bathroom ceiling and Chris has been exceptional. Chris Burnett has shown a calm, professional and understanding manner to all of my requests and issues. He has dealt with many contractors on my behalf and has kindly checked up on me to check if needs have been met. He has kindly worked around my working hours when needed and has always been clear when explaining processes. I have dealt with many property managers and many workers of Body Corporate and Chris has been one of the best.

According to our committee member recent letter:

Failure to address issues in a timely manner
Failure to follow simple instruction
Poor record keeping for 4 years
Insufficient register of trades to adequately support the property
Inability to manage issues to resolution for 4 years
Detrimentally affecting the ability of the committee to communicate with lot owners.

The senior branch manager responded to complaints with the following:
“We would like to bring to your attention that, as a result of the excessive requests (many of which have already been addressed) received by our office, we are tracking time and will be required to consider submitting invoices to the Owners Corporation for additional services in attending to these enquiries. “

AVOID AT ALL COSTS
-Appalling service, incompetence and lies from this office
-Appalling treatment of elderly resident
-They engaged a lawyer to issue a letter to the owner for a VCAT claim against the OC- then Issued the owner with an overdue debt collector notice for their lawyers fees.
-Illegally removed equipment from the building that belonged to an energy provider and wrongfully accused an owner of illegally installing the equipment.
-Informed owner that they were paying to have their intercom panel removed for assessment, but then sent the owner a VCAT claim to recover the costs.
-And much more.please avoid BCS at all costs.

Noelle Burden is our OC manager for our smaller complex in the Hawthorn location, Noelle always responds and actions everything in a timely manner nothing is ever to much for her and even though our property is smaller she does not treat it any different. I would Highly recommend her to any of my friends or family who own in Owners corporation.

Our OC used BCS for quite a number of years. It became more and more evident over time that they gave our property very little thought, had no foresight, and did not budget even remotely correctly. I consider the property to have been severely mismanaged, and we are currently working our way out of the mess they have left us in. I have been involved with multiple management companies over the years, and these guys have been by far the worst. I couldn't recommend staying away from BCS any more strongly.

Noelle Burden is an asset to BCS - I deal with a lot of Body Corporates as I am a Property Manager and sometimes it can be quite a difficult experience, but with Noelle, it is far from difficult - she is so professional and prompt. It's great working with her!

Have been using BCSSM for some years now and have always been happy with its service. Our current manager Fei Ye has maintained the high standard of support. He is patient and courtesy and very diplomatic. He has worked to gain a very good understanding of each of the owners at our property. His communication is prompt and I don’t recall a single time that he’s had to be reminded of any action needing to be taken. Fei’s advice is sensible and pragmatic, and most importantly, helpful. Very pleased have him as our manager.

For years my company has had a business relationship with Tina from BCS Melbourne, we work for many owners corporations, their managers and from a business to business perspective they and her are extremely thorough but fair in their dealings, I would have no hesitation what so ever recommending this manager and this organisation in any way

My compliments and gratitude go out to Ken Mihalec who has taken over our property as Manager.
Ken was in the seat for no more than 24 hours when I had reason to make contact with him and pose a very challenging question. Ken responded prompty and professionally and dedicated much time to my matter. Thank you for your advice Ken.
