Chris Arnold sold our townhouse in Kahibah. Arnold Property also managed the property prior to it being sold. I cannot praise Chris enough, despite the restrictions of Covid and us being based in another state, with Chris’s help we engaged property stylists to stage the house, landscape professionals to upgrade the gardens and even had the house pressure washed. All this was seem-less and stress free. Ultimately the house went to market and sold within a matter of days after the first inspection and for more money. Chris is a true professional I cannot recommend him highly enough.

I took my first Facebook review down under threat of defamation action, but we won’t let Arnold Property use the defamation laws to prevent proper criticism of their business.
We found Arnold Property to be just ok during our tenancy, but in our opinion the final inspection was over the top, unfair, unreasonable and unprofessional. I will lay out what occurred at our final inspection and let you all draw your own conclusions:
- They went over every inch of our property with a torch, shining it at every angle until they could find a “fingerprint smudge” or similar that they could call uncleanliness
- Some of the things they picked on in our house, which we felt were completely trivial, included the fingerprint smudge, a single hair in the corner of a mirror and a “ball of fluff” on a curtain (that had been professionally laundered the previous day)
- The result of this was that the house looked perfectly clean when we moved in, and perfectly unclean when we left, according to the condition report. They could then charge us extra for cleaning.
- We feel that the initial inspection was not conducted in the same depth as the final inspection, and thus they are not comparable.
- Arnold Property took over 2 hours to inspect our property. They then gave us approximately 30 mins to clean all of the, in our opinion trivial, things that they had noted.
- The person who inspected our property said to me words to the following effect, when they were done inspecting and I was in the process of cleaning: “We’ve already been here too long because you didn’t do your job properly. I have an appointment at 4: 30 and I’m not staying here all afternoon. Soon we will be leaving, and you have no right to the keys, so we will be leaving and locking you inside. ” I told them that I took this as a threat, and they did not deny that it was. Lorrie, an employee of Arnold Property, was witness to this entire exchange. I know that this occurred, and if you don’t like me saying it in public then sue me.
- We agreed that we had missed a couple of things and that we would need to pay for a cleaner fix these up. We felt, however, that the invoice we were provided was vague and excessive.
- We subsequently emailed Arnold Property and the cleaners asking for clarification, so that we could source a comparable quote. Arnold Property simply regurgitated the vague invoice. The cleaners ignored all calls and emails until AFTER their invoice had been paid and whole bond had been finalised. At this point their response was completely useless to us. We feel that the cleaners did not respond in order to frustrate our efforts to source a comparable quote. It seems as though the only purpose of her response after the matter had been finalised was to piss me off even more than I already was. We were subsequently chastised for contacting the cleaners (and we’d already paid their invoice!)
- Whilst I agreed that we needed to engage a cleaner, I told the inspector that we would not be paying them to clean things that were already clean (all of the trivial matters on the condition report I mentioned earlier). His response was “If she’s already going to be here, we might as well get her to clean this as well. ” I feel that this is completely wrong and unprofessional. If they were spending their own money, rather than ours, I suspect they wouldn’t be so reckless.
- Their cleaners charge $50 an hour (and that’s apparently a discounted rate!). I have 2 professional cleaners in my family and they both say this is a ridiculous hourly rate.
- I strongly recommend bringing a witness along to your final inspection to verify what is said. I wish I had one

I had a great experience purchasing a property through Arnold Property. Chris was professional and responsive, organised a viewing of the property quickly, managed the offer and negotiation process with a straightforward and no nonsense approach, and followed up as contracts were exchanged and settled to make sure everything went to plan. I was pretty impressed and would definitely buy a property through or list one for sale with.

Very rude, threatening to be black listed even when I have a copy from the owner stating a payment plan is to be put into place after losing my job due to covid for rent arrears, do not deal with this real estate. Also don't threaten people without the facts.

I rented through Arnold Property since 2017, and in that time I had such a fabulous experience with them, especially with Michael Arnold my property manager. There was never a problem, my oven needed a new element and it was fixed the very next day. I always felt very comfortable contacting Michael with any concerns that I had. Recently I needed to sell my Mum's house so she could move into and pay for aged care living. Chris and Steve Arnold were super helpful in giving us a valuation plus some good tips on how to make the property more appealing.
After doing the changes and with some clever marketing, Chris had an offer within 2hrs of the first open house and we finally accepted an offer higher than expected within 5 days, all during the challenging times of COVID-19. Mum was more than happy with the results.

Very unprofessional, I had nothing but lies from this company. When you leave a property they will try to get every cent from your deposit by twisting the truth to suit their means. They will egnore requests for maintenance as long as possable. Do NOT believe a word they say, get everything in writing, record eveything, believe my they are very underhanded.

I am not one to write reviews unless something is outstanding. Very happy that I went with Arnold to manage the property. Initially met Steve who was great, and then Michael who simply goes the extra Yard. As well as maintaining a great relationship with tenants keeping them happy and satisfied. Michael looks after the house and keeps it in good order. I have never experienced any problem that hasn’t been dealt with promptly. A great family run service.
