49Website is very confusing and misleading in regards to stamp duty concessions, even the employees are confused and are not up to date with the relevant info and legislation.
One star for at least answering the phone. Otherwise my questions remain unanswered. Staff skills do little for the reputation of the SRO
Home Builder Grant process is a nightmare.
They advise 15 business days for a response. I called as it had been about 20 days and they advised 'my application was in the final stages' but they couldn't give me a time frame of when it will be complete.
Finally after a month I get an email back saying that they 'need more documents'. They said they need the invoice and receipt for the slab which I obviously already provided when I submitted my application as you literally cannot submit it without all required documents.
I am sure this will now take another 15+ business days for a response only to be told I need to give another document I have already provided.
I don't know if their system is failing to show all submitted documents, or if they are trying to stall payments, but I know a LOT of people who have submitted applications and they have all said the same thing.
Im still waiting on my HomeBuilder grant and I submitted my claim on the 08th of January 2021. They told me it would take 15 business days and so far it's been around 3 months. Everytime I call they tell me it will only be another week or two and it has been another month.
Disappointed to learn that if you ceased to rent a property any day after Dec 31 you still have to pay a whole years land tax at the higher rate. Why no pro rata refund? It seems like lazy policy to me.
First Home Grant - Still waiting after 3 months and never trust the online portal, your documents will never reach them.
Make sure you keep and photocopy all the documents you post by mail, at least 2 set just in case. Also, don't trust the online portal for sending your additional doc as per their instruction as they will tell you they NEVER RECEIVE after you write in to follow up. Also, send as much info as you could, more than the list written out on the website, as they will end up request some additional documents are not listed on their website such as medicare and bills etc.
Lastly, make sure you follow up every week as they seem like, they will left you out, if you never follow up. This is my experience.very disappointing.
Very disappointed with way the home builder grant is being processed, after waiting for almost 30 days instead of the usual 15 workings days as advertised on the website, i was asked to provide commencement letter of my construction which i provided and when i called to confirm if that is what they needed and the agent i talked with confirmed and told me that he is going to let the assessor know and will get back to me this week however he put me on hold and came back that the letter i provided was a forwarded letter and needed statement in the past.so i contacted my builder who were happy to provide me with the letter they wanted however when i called again the informed me that they put me back in the que and will have to wait another one and half months for my application to be processed. This is unfair and this has to be reviewed and let the public know exactly what is happening. So my application is going to take 3 months and 15 days to be processed,
"Manage your tax online" is their suggestion. So. I tried 6 times to register for one account but it keeps saying "Incorrect details". Get your act together, SRO. Don't offer if your processes and software doesn't work, for goodness sake. And wait times on the phone are ridiculous. Need more well trained staff.

I have rung the Vic SRO multiple times in the last month to fix issues with our payroll tax registration. It has been the most frustrating and dehumanizing experience. The ATO is being so helpful at the moment and it feels like Team Australia when you call them. The SRO missed the memo.
Waited 4.5 hours for my call to be answered. Expected to waste a day trying to contact them for a query that should be clarified on their website.
I had many confusions around transfer of title so called and spoke to 3 different customer officers in a day and they all been very polite and helpful, very happy with their services!
Why did the SRO moved to a autopay system? The previous system of quarterly payment was fine. The new autopay system is the most inflexible system I have encountered.
Now they decide to return the money they have been stealing from hard working business. Penalties for employing people. "you wouldn't have to return my dollar if you didn't steal it from me in the first place"

House prices have gone down compared to last year, however SRO has increased house valuation by 50%. New land tax bill has increased 173% compared to last year. How does that work? Absolute disgrace. Modern day mafia.

Quote from the SRV support line (after an extended wait) "You can try using our public lodgement system if you want but we highly recommend you don't as it is extremely complicated and difficult to use and understand. We recommend you pay a conveyancer or solicitor to do this on your behalf" - awesome, thanks for that, our tax dollars at work.
What a horrible experience, State revenue office staff are appalling, not very helpful and try to make things more difficult than they need to be. I rang to ask some questions about a program they are running to ‘check their records’ they advised that records go missing in the mail so need me to confirm all my property transactions. Was made to feel like I was in the wrong when they seem to be the ones who don’t have their data in order. What a joke with all the revenue the SRV raise surely they could hire competent staff.
They say 6-8 weeks for a stamp duty refund, its nearly 12 months
