58 Liked the cleanliness and maintenance of the apartment we stayed in.
Very convenient location to the CBD. We didn't need to drive anywhere during our stay as Rundle Mall and Chinatown were both in just a few minutes walk away. (same goes with going to the casino or football)
Our only hiccup was that we have a long car (Kia Carnival) and found the access to the underground carpark very awkward to manoeuvre around without risking scratching the car (very tight loop on a steep angle). If you have a standard length car, it's no issue at all.
Stayed overnight for a business meeting. Rooms had plenty of space, very clean. Only one complaint the chord on the blind broke so i couldn't shut it & noone on counter to tell. Close to mall, covenient spot for everything
It was a great experience overall with all positives place being centrally located. Just a hop skip and jump you are in the heart of the city. I was staying nearly for a month. All staff that is front desk and service crew were excellent. I would like to make a mention in particular Aman was excellent and very helpful in helping out with information her talent in the hospitality industry is highly commanded. Wish you all the best!
Very good room with kitchen. Nice rooms and friendly staff. I stayed in a 2 room apartment - one single bed and another double. There was a fully functional laundry and kitchen.
Cozy, great location. The thing I didn't like was that the TV in the apartment was tiny. Also, the blinds let a lot of light through. Hard to sleep in due to the light pilfering into the room.
Perfectly adequate and spacious apartments for stays in Adelaide. Basement car park. Well located in central Adelaide so one can walk everywhere
I dont think i have ever waited that long for a lift it was an actual joke. $500 bond for possibly the stingiest room i’ve ever stayed in with stains and damages everywhere. Also absolutely no mirrors which really was a hinderance during my stay. Honestly looking forward to never ever stepping foot in that building again:)
Very comfortable apartments. Rooms are always clean. The staff are very friendly and welcoming. The only negatives are that the elevator can be a little slow and there is no restaurant within the building that is open for dinner, but there are many restaurants within walking distance from here.
Franklin apartments is 5 story building and it’s all about location location location! We stayed as 2 family and kids in their 2 bedroom 2 bathroom executive apartment on top floor got upgraded to 3 bedroom amazing. Everything in apartments is well maintained and it is value for money. Apartment does not have any other spa, swimming amenities that is the only thing to keep in mind.
Great space for a family, clean, neat, with a lot of space for a city apartment. Bathroom was a bit dated, views are of buildings very close up, carpark is tight but great to have somewhere off street to park. Can be hard to find a park out front when trying to check-in, we dropped one person off while the other did laps. Enjoyed our time there, would go back. Good value for money. Convenient location. Our room had a Nespresso machine and the free WiFi was great for the rainy weather, we had no problems with it.
A nice homely apartments that is well located. Very courteous and wonderful staff. Would definitely recommend staying in this apartments.

Good price and location. Close to the Aderlaide central markets and Chinatown. Clean but simple.
Huge apartment in almost the centre of Adelaide. We stayed in a two bedroom apartment and for a week and have loved it. It’s quiet most of the time (mornings have a bunch of truck deliveries out the front to other businesses) and the place was serviced daily. There’s a vending machine on the ground floor if you get crazy for the nibbles and a cafe 5 steps further down the lobby for breakfast in a hurry.
We would stay here again, the rate is great for the three of us (2 + 1 kid) and it’s made short staying in Adelaide that much more pleasant.
The beds were comfortable and clean. The bathroom and kitchenette are well appointed and serviceable. It’s slightly dated through out, but we’re not staying here to be stranded in the apartment. We just need somewhere to relax and enjoy doing nothing much after longish days wandering around the city.

Good location. Reception staff excellent but no airconditioning or fan in the bedrooms so the room was very hot in the night unless you left the bedroom door open.
Only had executive suite available, coffee machine is basically the only addition and it was broken.
They take a $100 freeze on your credit card, had no mention of it when booking over the phone and very upset as it shortened my already short budget, they said it will be released within 28 days, the room itself was $145 itself per night, which isn't bad in itself especially considering room size, for $40 more you can get a room at the intercontinental with Room service and a nicer view, bigger bed and all your missing out on is a kitchen, however you also get a bath.
All in all its a okay service for when no other option, however the $100 hold should have been announced upon booking, not after they accepted the prepaid booking (which they will not refund under any circumstances regardless of how early cancellation is)
Only stayed the 1night, but the room was very clean and comfortable. Everything you need was only a short walk, such as transport, pubs and shopping. Only complaint is the front reception staff were slow and not quite up to speed with things when checking out.
