Franklin Apartments

Very old style appartments, clean, reasonably well kept, front of house was very polite but no breakfast available.

Everything was fantastic. I loved my stay here. I cant tell you how much my family enjoyed staying with you. The kitchen is so handy and comfortable. This is the only hotel provides you with washing liquid, coffee, and milk… we had to pay everywhere else.

The room is so spacious. I loved it. I must say the staff members are so helpful. Hardik is an amazing person. He is super helpful, goes out of his way to help us. He has become mine and my daughter’s best buddy in the last few days. We wish him all the best and am sure he would do well.

Stayed at the Franklin apartments during my last leg in Australia.

Bed is super comfortable and sturdy, no back pains. Plus you get a good selection of hygiene products and towels. There is a washer and dryer in the rooms, which is great to not having to wait till you get back home to do your laundry.

You have a kitchenette which is great if you want to save some money and cook your meals. This is made super easy with the Adelaide Central market just less than a block away.

Staff was super professional and efficient, Hardwick was very helpful during the check out process, as well as holding my bags at reception before my airport shuttle arrived.

There is no gym at the facility. However, they do offer guests memberships to the Good life Health Club just around the corner. If you are traveling interstate and are a member of Derrimut and Anytime Fitness, there are also locations within a 15-20 walk.

Really enjoyed my stay there, very spacious apartment, clean and central location. The hospitality I received from Hardik was amazing, and he was very helpful and communicative when I made a mistake with my booking at the last minute. Will be back:)

Rooms are alittle bit dated, really clean and well serviced apartments.
Hardik was just angel with the quality of customer service he offered, very courteous, helpful and approachable.

Very old & outdated, doors have key's instead of a card, so you have to carry around a key and a fob for the elevator and entrance door. One very small elevator, which is so slow and cost's $30 to park in there really tight access carpark. I wouldn't waste my time or money booking there again.

Rooms are functional but in need of modernisation (leaky taps). Bedroom is cramped with no windows. It’s shabby but it is fairly cheap. Well situated and has parking.

With another couple, shared a 4 day stay in Adelaide at the Franklin. All good - see below. Only negative was the extremely steep, narrow, and curved ramp to enter the basement car park. Lots of alternative parking stations very close by.

Staff were very helpful and friendly,!
The rooms were old but clean, bedroom was quite small. There was very few cooking items (saucepans etc) the bed was very firm.
But the worst problem with this place is there is no sound proofing. We could hear our neighbour’s talking and if you are unfortunate to get a Room near the lift with people coming going at all hours of the night without my regard for the other tenants you won’t get a lot of rest. I don’t think I would stay there again.

Great stay super quiet. All good from me. Great staff. Pleseant to deal with. Should have listened to the staff of where to eat and not to eat but that was my mistake. Great work team.

No facilities for checking in after 5! They didn’t bother calling us. I called at 6pm and left a message. They sent an email at 7pm saying the booking was cancelled because I didn’t respond to their email!

It was convenient location that would be the only reasons we will stay there again next time we're in Adelaide. The down side of the apartment was the cleaning it wasn't clean the floor was sticky in the kitchen and the smell of cooking from other apartments come in through the gap at the front door our bedroom and apartment has pretty intense smells of it. We solve it by putting one of our bath towel covering the gap. Once we done that it was ok.

We recently stayed here. We booked a 2 bedroom apartment & it actually had 3 bedrooms. Plenty of room & a balcony. Right in CBD. Great value for money. Staff very helpful when we found the clothes dryer not working & exhaust fan in bathroom. Fixed right away.

No aircon in bedroom!
I’d also like to add to my review posted above, there is one split aircon in the whole apartment. That blows towards the lounge window - opposite to the direction of the bedroom. No aircon or fan in the bedroom! Reception hours are 9-5 and when you ring them no one answers.

Asked to speak to a manager and they don’t know where he is and directed me to his email. The receptionist also doesn’t know who her employer is as this apartment is part of a group - but who it’s owned by is a mystery even fo it’s employees!

What an unpleasant experience and we didn’t even get to stay. Would not answer phone, would not call back when I left a message. Would not reply to emails. When I finally got through to the front desk to ask about late check in procedures they wanted to take a ‘mystery amount’ for the security bond from my credit card and then me confirm the amount through my banking app. I’ve never heard of such a thing. Thankfully I was able to cancel as I booked through Agoda. They were also very smart when I said I had already paid for the hotel as they said I had paid Agoda and not them. I’ve never had such headaches dealing with a hotel.

Large, friendly open apartments located in the heart of Adelaide.

Look our family and I really enjoyed our stay here. The apartments are slightly older, but the real drawcard is the location being central and within 15 minutes walk of everywhere. Luigi’s over the road does sensational coffee as well.

The downside is that these apartments are slightly older. Some of the furnishing are showing their age, and the washing machine was very noisy! Sorry the photos were taken as we were packing up from our stay.

We never felt uncomfortable and the apartment was always a welcome place to return too.

Would certainly stay here again!

Our first stay and they forgot to service our apartment on the first day and we still have more days to stay here. No soap, no coffee, no sugar, no tissues, no fresh towels etc. Just so disappointing. Doubtful we will stay here again.

The staff were very rude on arrival. We stayed for 4 nights and the entire time there was a faul smell in all the lobby areas and in our room. The beds were uncomfortable and did not come with linen! I could not recommend you stay any less. Absolutely deplorable.

Nice and comfortable with great service and just a short walk to Central Market is an added bonus.
