58Rooms are spacious. The entire place is unhygienic. Towels bedsheets are all stained up. Carpets are smalling. And to add it up, AC is only in the hall, in bedrooms there's no AC and no fan. My 6yrs old daughter had so many rashes. Housekeeping is horrible too.
If you are having hygienic issues, this apartment won't be your option.
Dirty black marks on hand towel. Hair everywhere over the bed sheets and between the towels.
Smelly apartment, checked out in 5 minutes and won't recommend to anyone
Nice clean amenities, everything you'd expect from serviced apartments. Good lighting throughout with floor lamps and downlights, very comfortable beds, excellent bathroom with a good shower.
Good functioning air-conditioning. Laundry equipment is old, had problems with the drier tripping circuit breaker so I didn't end up using it. No Netflix available.
Superb location for Adelaide markets to buy produce to cook at home.

Wouldn’t recommend staying here. Staff were incredibly rude at check in, the room is very out dated & old and our air conditioner was leaking heavily when we checked in. All that staff told us to do was to switch it off or turn the temperature up. On a 40 degree day that isn’t what you wanted to hear.
Very disappointed won’t be back.
Massive rooms probably the biggest we have stayed at, definitely older complex but value for money is what it's all about here, really clean rooms, easy walk to Gouger and Hindley, and probably only ten minute walk to Rundle mall will stay again purely for getting a three bedroom apartment so close to everything for a great price (leave the fancy hotels for the romantic getaways)
Air conditioning smells really bad, bed sheet Stan and waaaaaay overpaid. Also their bond is $300. It’s just such unfair place
Handy for all you need. Clean and tidy with all kitchen appliances. Glad we chose to stay, good staff very helpful.
Older than expected and smelled musty when I opened my room door had to leave windows opened all night and was told I would have a balcony but did not.
This is the second time we have stayed at Franklin Apartment. It is so convenient to most things when you stay in Adelaide. So close to the fantastic Adelaide markets. Prices for these apartments is very reasonable and they are clean and comfortable with spacious areas.
Not impressed at all.
It's old and not worth the money.
We should have paid the extra $35 and stayed at the Rydges hotel instead.

My family & I stayed here for 3 nights. Upon
our arrival we were surprised to hear that our apartment had been upgraded to a 2 bedroom that included housekeeping. The room was clean and spacious.
It was difficult to find private parking lots that are open 24 hours in the area. So we paid to park the 4 wheel drive we hired in their underground parking. The only problem is that it has a one way entrance & exit, so it would benefit hotel patrons if they could install a traffic light so you're not left guessing whether a car is coming in while you're trying to exit & vice versa.
We had a very pleasant stay & if we were to go back to Adelaide we would stay here again.
Very clean and spacious apartments. These rooms have full kitchens which is great if your staying longer. Also eager and dryers. A home away from home.we will definitely be back. Great location near many restaurants.
Rooms feel not properly cleaned and beds are verry average. Make sure to book parking ahead of time.
Rooms very average. Do not under any circumstances use their underground parking if you have a slightly above average sized car. Even Mr Bean in his Mini Cooper would have trouble getting in there. Was a very stressful experience.
This is honestly one of the most disappointing stays in my life and I have been to 50+ hotels and resorts. This hotel should be rated a 2 star hotel with little to no extras. Not a 4 star. Save your money folks and don't come here!
Cheap, convenient and comfortable enough. Just don't expect a 5 star hotel for the price of a 3 star one careful with the parking options as they may not have any parking available in their garage. There are multiple car parks nearby, but it may get a bit cumbersome and expensive!
Very spacious and clean. Pillows the best we have had in our travels around the world same with the bathroom towels. Bed very comfy. Apartment 411 is very well equipped for an overnight stay or for a week. Close to Adelaide Central Market and plenty of pubs and restaurants. Underground parking as reasonably rates. Needs a bit of an update but very clean with dishwasher and washing machine and dryer. 411 has a second bedroom with a single bed and a pull out sofa bed in the lounge so could accommodate 4 people. We will definitely stay there again. Staff very courteous and helpful.
The worst serviced apartments that I have been to. Not clean they don't clean rooms and only replace towels when you ask.
They will upgrade you from 1 or 2 bedrooms to stop you from complaining. On public holiday weekend concierge staff told myself and other guests that nothing was open when there is plenty to do. Toilet is leaking water and not clean, DEFINITELY NOT FAMILY FRIENDLY AT ALL.
So poor.

Was advised to book for parking so I did.
Upon requesting the parking I was told I never booked it. They proceeded to deny this even though the girl who told me to book and advised me to book was the same girl telling me I didn’t book. Liar.
The most disappointing aspect was that there was no attempt to solve my problem. A solution of moving my car every few hours sat ok with her.
I originally wanted to book for 5 days and as such they quoted me for 5 nights. When I went to book on phone they said they only 4 nights and they never had a fifth night available. More denial. Their fix was to offer me a smaller room for $490 for one night.
Never again. I am still here waiting for a solution from them. Unfortunately they deny I have an issue. I am willing to change review if they can assist me.
