I am providing a review update.

I thought my experience with Whelan Property acting as a Strata Management Company could not get any worse, but unfortunately it has. It's become quite a toxic situation with evidence of wrongdoing over many years. It is impacting and quite distressing for my family.

An approx. $1.3m loan facility was taken out approx. 3 years ago to address some water and building issues.

My unit was identified to be included in that work. We are now in 2023 and the work to fix my unit has not been completed. It still has reoccurring mould issues.and water damage.

It's estimated I will be out of pocket $50k in special levies, and my unit has not been being fixed. This is on top of the normal strata levies. For 5 years special levies have to be paid to cover the loan repayments.

Over an extended period of time, I have filed complaints via the Whelan Property Group website as per the process. The complaints process is really broken. The complaints are never resolved.

I will try to provide further updates if things improve, or continue to decline.

All these people do is take money and do nothing to the building. And if you want something done they hit you with extra payments cause they do nothing but pocket the monthly levies. Mr Whelan please do your job properly and stop threatening people for giving bad reviews.

Chris Whelan took over the Strata Management of Macquarie Links Estate and Peak Apartments 15 years ago and has provided personal leadership as well as team direction on control and management in administering the necessary paperwork. Whelan staff are courteous and knowledgeable regards administrative matters and always willing to assist and provide advice.

Whelan Property Group have grown with the estate over the years and we look forward to a continuing relationship.

I am extremely disappointed in the lack of communication and attention shown to general owners who are not members of the strata committee. Standard response times are anywhere between 10-15 days. I am still awaiting clarification on something I initially requested on 27/03/23. Having worked in the industry myself, this is extremely poor and unacceptable. Strata Managers represent the interests of ALL owners and not just the strata committee thus all owners deserve the same level of attention and service. NOTE: Check your agency agreements to see what you are being charged outside of your standard management fee. These additional charges are called Schedule B Fees. It's possible you are paying just as much (if not more) than what you're paying in standard management fees. Feels like you're being taken for a ride when you are constantly ignored and then hit with all these Schedule B charges at EOFY.

The service we’ve received from our strata manager at Whelan has been atrocious. They do not even have a certificate of currency to provide to owners which is a requirement for settlement (they can’t find it). Irresponsive and poor management. This is causing delays and soon to be financial damages which we will legally escalate.

No proper maintenance of the site, don't get in time response for the emails. Never saw them coming to site to review any works being carried out.

The strata management fault information to the owner.
The strata management team managing in our building complex installed a ventilation fan in our building complex without any explanation to the owners most affected by this installation as to why it should be installed. The noise from this installation devastated the peace of our family life, and made it impossible to sleep at night.

We made a complaint to strata management and received a reply by email to this effect: “Be advised that the council engaged with the committee to have these works completed. ” They indicated that its installation was considered necessary to comply with a Fire Order (from Council).

We asked Whelan Property Group to provide the document from the Council.

They replied “Given the committee members actioned these fire order changes directly to the council, we are awaiting the documentation. “

The Council contacted me and advised that

Since we spoke on the telephone on 27 March 2023, I have ascertained that Council's Fire Safety Team has not required the installation of the ventilation fan. I have also ascertained that Council approval for installation of the fan is not required.

I cannot understand why Strata Management mad the decision to waste our money and apparently gave us the fault information about the necessity of having it.

Whelan Property Group has saved our building. We have had major problems, which the 5 Strata agents we have had previously could not effectively resolve.

We cannot thank them enough for their expertise and guidance.

Whelan mismanaged our property with underlaying repairs pending for years. Now willing to take huge loan to repair those pending repairs without final approval. Won't recommend Whelan to anyone.

I tried to call for get the emails actual the ladies attending the phone calls is not given a clear info. I wondering how to be in the service front line on calls attending as this ways? Who can try me whelan am I spell right? The ladies so means to me if you can't spell it please search from our website. Good smiling face I giving you and big round of sorry I don't learn English well. Am I to be put out from here if I can't spell, excuses me young ladies bad luck to talk me in this way! Anyway is not really professional way as a customer service. I don't care which country you from as I heard is Chinese. We are multiple cultures in Australia! Migration country are you so means to me do you need me to do something with it. I am really upset the way in attending early in the morning. If you not interested to work can you don't show me your bad attitude. Thanks good luck to you

I've worked closely with Jeremy D from Whelan and during the past few months and he has done an outstanding job. He is quick to respond to any requests, and always professional in her approach. I have no hesitation in recommending Whelan for management of your building.

Being a property owner in a unit complex is very difficult, as you have to try to understand the roles of the Strata company and also the Owners Corporation. I had an issue with a leak in my property caused by the unit upstairs, I was getting nowhere when contacting strata. Dragged on for months. Nothing was ever explained clearly and it was very frustrating. I reached out to Chris Whelan and his professionalism, knowledge and understanding helped fix the situation. He explained the role of strata and that of the owners corporation. In my instance it was the owners corporation who were not willing to agree to fix this issue. Chris stepped in and helped resolve this issue.
If you have an issue try to get strata to explain why there is no action taking place, and I hope the Whelan team also understand that most owners don't know why there is hold ups on getting repairs done and they could explain that in more detail. Thanks again Chris for your assistance.

Our building has and continues to have issues that need to be professionally addressed and advised on. I have found Whelan, and in particular our Strata Manager Elizabeth Avery, ticked both those boxes. She keeps as informed, follows up with answers to our questions when required, flags issues and solutions we need to be aware of and is overall a great communicator with the Exec. C’tee. Sure, our building has and continues to have issues that cost money and require problem-solving, but I feel we are in good hands when Elizabeth is on the case.

Wheelan Property have been unresponsive when asking for details on major defects in my apartment. The builder and developer were not contacted for months and they do not seem to want to guide the strata committee to do what is best for the owners. It has now been 8 months and counting with water leaking into mine and next doors property with no rectification in site.
