I have been using R&W Rooty Hill as our property manager for over 10 years now. Shayne Douglas and his team are always on top of things when it comes to looking after our properties as well as our tenants. Definitely one of the best property managers I have ever dealt with. I highly recommend them for their professionalism and efficiency.

Stay away from this real estate agent they are bunch of imbecile they're very racist when come to the ethnic minority or the colour of the skin stay away do not rent any properly from these people they are simply redneck and do not rent a property or purchase a property from those people they are frauds they are simply of fraudster

I had my first visit to their reception today. The elderly lady at the reception is very rude, and loud. Instead of giving a 500 words response in a dominating tone, she should patiently listen to the questions of clients and give a RELEVANT/CONCISE answer. She should learn to smile in order to provide a pleasant experience to the prospective clients. I really hope that the team inside the office provides better service. Let's hope she was just having a bad day!

05/04/18: Here is an update. Yes after living in their property for about 8 months, I can confirm that the people at this place love the job that they do. Thanks so much to Kayla, and Rachelle for all your assistance. We moved out to live close to work. I wish you all the very best

My experience with Richards and Wrench has been amazing since the beginning. I had the pleasure of dealing with Melissa Pavleska who was wonderful and assisted our every need from entering the rental property to vacating. Melissa made this process as smoothly and swiftly as possible, exceptional customer service!

I would leave 0/5 stars if i could. Was a horrible experience dealing with this business start to finish. The manager blatantly told us that they work for the landlord not the tenant. They also entered property to conduct repairs with no prior notice and while no one was home. If you're already involved i would definitely get content insurance. Don't be afraid to take them to tribunal for wrong doings. And take photos of everything when moving in and out.

I wasn't going to bother leaving a review as it's a waste of energy, but after being alerted on Facebook that some recent 5 star reviews are from employees and their families, I thought I would add an unbiased review of my past dealings with this so called business.

R&W Rooty Hill have lack of communication skills; take weeks to return calls and respond to emails, and this is AFTER being chased up numerous times. I'm not sure if they realise how important clients are; Without a client following, there would be no need for such a business.

I also don't know what the criteria is for rental inspections but I doubt having knee length grass/lack of yard maintainence is part of that criteria as that's how most of their rental properties are allowed to be presented on a daily basis over a 6 or so month period.

Thus I would never recommend R&W Rooty Hill to anyone, whether renting or selling, unless you're happy with the lack of communication from a business and the lack of managing the presentation of a property.

The Receptionists are rude and lie. The accounts Manager is horrible. She never answers her phone or returns messages. Dont ever rent from this real estate unless you do not want your bond money back. They will pick at the littlest thing, no condiseration on wear and tear.
They are demanding. Even when it comes to inspection times, you have one appointment time only, no consideration that you might work. Then they threaten to let themselves in.
Agreed record all dealings with them and do not be scared to take them to the tribunal.
Glad im not with this agent any longer.

Most untrust-worthy agent I ever came across. As we all investor know they are lying machine who can't even be detected by lie detector, but this agent exceeds all limits and bar set by all other crooks. Be careful and deal cautiously with these suited booted sharks. When you talk to them record the conversation otherwise they will keep lying.
