Similar to Bethany's review below, it has happened again. We were 'adviced' to take up the cleaning services suggested by the property manager Jake Yin and when we didnt, they took multiple close up photos in the outgoing report (almost 3 times more photos than what we were provided with in the incoming report) and tried to extort cleaning services fees from us. This is thuggish behaviour! Disgusting! Looks like you guys never learn!

He listened, advised and acted decisively through all stages of the sale process. A fine young man with an impeccable manner.
And the bonus - house sold for a great price!

Awful service with pathetic attitude. Rent is collected by direct debit and nothing else happens. No periodic inspections (unannounced sometimes happen), no fixing of issues when reported and lukewarm response for even emergency repairs. Had to escalate every single issue right from when we moved in.

Finally, the owner fired them for poor service and contracted with a much better agent in Epping.

So, owners or tenants, avoid Ray White Epping if you can.

Never available, late respense, No action for 2-3months. Complete disaster and disgusting to work with. Just gave us a key and disappeared.

All the property managers are really great and have been very helpful.

Where to begin with these people.

Only an auction agency could be so degenerate as to pump auction numbers through underquoting, right up to the auction itself.

Throughout a recent campaign they led people to believe a property was priced to sell in the $800,000 - $900,000 bracket. They handed this information out willingly even on the auction day, knowing not only that the reserve was above that range, but many hundreds of thousands less than the expected price.

Boom markets allow bad agents to claim “it’s the market” when prices go above unrealistically low guides. In reality, this is bait pricing to make a bad property look better.

Shame on you for deliberately wasting what little time and money people have just to fill up numbers in your poorly run auction.

Shame on you for likely discouraging plenty of buyers from ever engaging with your broader company.

Shame on you for running sham auctions, where the only real bidders are on the phones with your agents and likely already offered well above.

Above all, shame on you for illegally refusing to change the price guide to a realistic value.

There is a reason ray white has lost its shine as a premier agency - better agencies do it better and more ethically.

Congratulations on the fact you likely lost two dozen future vendors through your unethical actions.

Catherine Li is the most unprofessional and dishonest real estate agents I have ever dealt with who is willing to lie to a buyers face. Firstly, at auction she pressures my wife and I to bid more than we had to and lied saying that if the property was passed in the vendor would want much more than what was the reserve. We ended up winning the property at auction $35k less than the price she advised if it were to be passed in. She was putting pressure on us to overpay.

Secondly, after settlement and when we picked up the keys we discovered that we were not provided with the front door key, this was after we were already in the property. We called the office and discovered that the vendor lost the key. At no stage prior to picking up the keys were we informed that we were not getting the front door key or that it was lost. This has greatly inconvenienced us and we are now having to arrange a locksmith to change the locks during a pandemic in a restricted LGA.

After calling Catherine about this she was extremely rude to me saying that we bought the propertry 'as is' as per the terms and conditions and when I asked why this information was not disclosed to us she responds with 'DID YOU ASK? ' in an very condescending tone. After my response to that RIDICULOUS statement she hung up on me. Catherine is exteremely unprofessional and does not care about the buyer at all. We will never be dealing with Ray White Epping in the future and will not reccomend anyone to use them.

This real estate took over to sell the house we were renting. We were notified at 7pm on a Saturday one night in person by Tian Hong.   She was nice at first and seemed to empathise as we have two young children and said we will be able to stay until after they sold the property. That they would "get a gardener and cleaner to present our best selves" (we are not messy people and my husband works in strata maintenance) in hopes the new owners would continue us on for a while, worse case they would give 90 days notice. Even said they would help relocate us if they had somewhere available. She scheduled for the owners to come and see the property and chat about what will happen. She was very rude and seemed to not appreciate our belongings in the house and told my husband they would organise cleaners to come pack our things. My husband refused because why would we want strangers touching our belongings? The owner was really nice but Tian started to say about how its better if the house was unoccupied. My husband confronted her and asked if she was trying to push us out. She chatted to the owners privately and returned with two options.leave in 3 weeks and we could have 2 weeks rent free, or take 90 days but we would have to pay rent right up until we leave. Tian was very two faced in her approach. The real estate itself seem unorganised.they didn't even know that they had taken over the sale of the house. Even the previous real estate who first started our rental agreement was confused by the situation as we had our inspection a month earlier and everything was great.   My husband tried to pay the rent to the new real estate, reaching out to them numerous times, when they finally got back to us they tried to over charge us, as we took the 3weeks to just get out of the situation we were in, my husband had to remind them about 2 weeks rent free as discussed, then when the finally sorted it, they were demanding in us paying straight away when it was them taking their time. Given the times we are in and having small children,   this situation could of been handled a lot more professionally. The house in question was in better condition after we left. Good luck to the owners selling but this real estate is something else.

I have been know Catherine for many years. I know ray white epping very good at auction.but never image that they could make my property sale price becomes current street record.over reserve price 300K nearly.best seller agent in epping.

Tian Hong is the best Sales Representative I have ever met during my last 5 months house hunting journal. Tian Hong and her team are professional, fast response, patient to explain everything in detail, and also good at helping in reducing mental stress and confidence in the market. We were very glad we chose Ray White Epping to sell our house. Catherine Li and the team worked very hard on our behalf, and gave us good advice the whole way along. Catherine was very easy to get on with and very responsive to any questions we might have. We had no sense of them just wanting to make a sale no matter what. I can't recommend her highly enough.

Worst real state ever. We stayed six months in thier property and then we have to move out because of our work location. At first they also told us to do steam carpet cleaning because they gave us new one. So, we did that also extra from our bond and we provide them receipt as well. At last, when we try to get our bond back they make hundreds of reason to cut our money for the small stain in the carpet. When we tried to talk on the phone with them they are very rude and didn’t even give us a chance to speak. They are only giving their view and not ready to listen us. We did not even get a penny back. Guys be careful with such money sucker agents.

Our family contracted Ray White Epping through Dennis and Catherine to market and auction our family home of over 60 years. The whole way through the process Dennis, Catherine and Scott Baxter presented us with a professional, well organised campaign which resulted in a sale that exceeded the family's expectations on Auction night. I can only highly recommend them and the whole Ray White team that assisted on the night. The number of inspections, contracts issued and registered bidders on the night was staggering and aa credit to the hard work done by the Ray White team. Thank you to all.
