My property manager, Melissa, handled things very unprofessionally and pushy, something I have never encountered with other rental agencies. The house was very dirty when I checked in. It was not professionally cleaned and I was not notified in advance. She can handle a simple problem for up to a month and then push it back to you. I will definitely not consider this company again for buying or renting a home in the future.

Cobden and Hayson assisted us with a buy and sell recently across May and June this year. We found them particularly supportive of our needs throughout this time (we might have been a little difficult at times). Above all they were prepared to listen. All inspections/open houses were conducted professionally and their after sales service was superb.

Working with Samantha Elvy from Cobden Hayson was nothing short of exceptional.

Samantha was professional yet relatable and hand held when needed, as well as pushing things through when required. Sam was available to me pretty much around the clock. If my call wasn't taken, I would get a text message acknowledging my call and i would receive a call back as soon as she could. Its a massive deal to sell your home, it requires an immense amount of blind faith, as it were, to put it in someone else's hands. Im just glad that I put it in Sam's hands.

CobdenHayson dragged us through the mud to get our bond back. It took over 4 months and many wasted hours of tribunal hearings. They claimed over $500 for very minor carpet damage which we felt was just wear and tear during our 2.5 year tenancy. My emails to the owners of the business were not responded to and I felt bullied by their staff who threatened to claim for multiple other made-up items if we took them to NCAT. This included supply of a microwave which was never part of the property to begin with, as well as marks on the walls which we had clearly documented in our incoming inspection report photos.

Out of principle my wife and I refused to be bullied by them and took them to NCAT to get our bond back. We won the case so after 4 months had our bond returned in full. The tribunal member ruled that the carpet did “fall within the characterisation of fair wear and tear. " [ NCAT case number: RT22/35514 ]

Be very careful to take photos when you move in to a CodbenHayson property and make sure they invite you to attend the outbound inspection, which you have a right to be present at in NSW. In our case they didn’t invite us to attend.

It didn’t matter that we had taken great care of this property, paid rent on time and covered a $400 professional exit clean, CobdenHayson still tried to take us to the cleaners when we left. I would never lease or sell a property with this business again.

I highly recommend Ada Mastronardo as a sales agent for her expertise and courteous, prompt attention to all details. I offered for sale a relatively modest 2 bed apartment which, as an investment, had been rented out for many years. Ada saw to all the details necessary to present it for sale, transformed stylishly to display it in the best possible light. In a subdued market this work made all the difference in procuring interest and ultimately negotiating a very satisfactory outcome.

For an agent who describes himself as giving his "full attention to every client", our experience with Robert Malham was disappointing to say the least when applying for rental properties through CH. Unfortunately, Robert was unable to provide any accurate information regarding the properties we were inspecting, including the status of ongoing and mandatory repairs required to make the property liveable. Furthermore, Robert called my partner three times about the same property, relaying the same information, but failing to remember he had already had the same conversation with her within the past 24 hours, demonstrating a profound lack of attention to detail. Perhaps if Robert spent half as much time "watching series based on real estate" and more time dedicated to his work, the Sydney rental market would be a better place.
