Before You Bid

I feel like i have been tricked by charging $49 initially for the strata report and then followed by $205 additional. I would have been gone with my own inspection with someone whom i trust. One of the biggest mistakes i did, i haven't checked these reviews before i purchase. I saw many customers had the same issue in the past.

I find it funny that on their website it says ". You could buy a “lemon” and be left paying thousands to fix a property that was hiding significant issues" yet once you purchase the report it's filled with disclaimers and liability waivers. The inspections appear to be highly superficial and non invasive, and include minor details that any layman would see on their initial open home.

And I can see from the reviews below that others feel the same way. Do yourself a favour and get an inspection by a trusted builder if you're serious about purchasing the property. Don't be lured by the low upfront $49 charge because you'll be slugged another 450 if you purchase the property for a report that I personally feel isn't worth the paper it's printed on

We recently purchased a property and there was a byb report associated. Great we thought, that will save us arranging a building and pest inspection. Big mistake.

The property was noted as having no moisture issues. When we moved in we pulled the floors up to find water sitting on the slab and black mould in the gyprock in on 3 rooms in the downstairs area. There was no rain between the inspection and our move-in date, so there is no chance things changed. I queried this with the inspector, who said he checked all areas but only provided proof of areas with no issues. When I asked for evidence from the areas with issues I stopped receiving responses.

Do yourself a favour and get your own builder to review, not whoever was selected by the agent or vendor.

Buyer Beware: this outfit outsources work to third parties and takes no responsibility for the quality (or lack thereof) of their service. The report I purchased contained several omissions of defects that were easily visible from outside the property. I don't yet know what less visible defects they omitted, but the omission of such obvious defects completely undermines the credibility of the report, rendering it worthless.

After politely raising my complaint with BYB via email I heard nothing for a few days, so I emailed them again to warn them that I would raise a payment dispute with my bank if I didn't hear back from them. This prompted a reply basically arguing that the price of their report is good value, and threatening to charge me additional fees if I choose to dispute it, and fobbing me off to the 3rd party who wrote the report (nevermind the fact that BYB was the company that SOLD me the report and took my payment).

My advice: property investment is a high stakes business. Seek professional advice directly from a building inspector who is then directly accountable to you for providing professional quality service. Don't risk it with BYB.

Easy to use website. Thorough building and pest inspection undertaken within 24 hours and report received soon after. Can not speak highly enough of the professionalism and quality of Before You Bid. Takes one of the biggest headaches out of the purchasing decision - particularly when you are in a position like me and relocating to a new city so don't know any inspectors. I would give it six stars if possible.

Pretty shonky operators. Very quick to distance themselves from the reports they sell: 'No, we don't verify they're quality reports, technically we don't issue them so don't blame us'. Seems like it's geared to cash in from people on both sides of the transaction.
Strongly suggest you go the traditional route and cut out this middleman.

Before You bid provide an excellent service. Their process aids the purchaser to be informed at a minimal expense prior to bidding on a property. It was great to be able to offer the service without the cost being a turn off to prospective purchasers. Highly recommend!

Our agent suggested that we have this done as it made it easier for the purchaser to obtain this report and only pay for it if they purchased the property. The inspector turned up on time, took a lot of photos and time preparing the report plus he eamiled the finished report within 24 hours to our agent - you couldn't ask for anything more - thank you for your quality service.

I ordered a strata report from BYB and i read all the reviews and hoped they would provide good service but the result is quite disappointing.

1.the finalized report is not like a standard report and not as the same format as the sample report.it is like a paper the inspector quickly filled the blank in 15 mins and even not bother to check proper format for a charged report!

2.the strata of the property could be simple, so i understand the report content could be simple, but i am upset that there are errors of the strata financials, although the strata is not complicated.the report does not show the professional attitude and does not worthy the price.

3.i received the report in the mid-night 2am and at the exactly same time i received 2 emails from BYB, one email advised me the strata inspection was booked on Tue and the other told me the report is ready to download.i believe the first email should be sent to me on Tue rather than when the report is completed.during the 3 days, i could only check the report progress as assigned in the BYB Portal and no update else at all.

4.i called the inspector morning several times and wanted to discuss the problems of the strata report mentioned.the call were not answered and i left a message, the whole day i did not receive any response at all.the only thing good is the report is done within 3 busi days, but with poor quality.won't use BYB any more and won't recommend the service.

Great business model, excellent service, good quality inspection done. Good communication with the inspector who reassured me that although he picked up many faults with my building, this was on par with a house of its age. Thank you BYB!

Do this if you're selling a strata property. It gets all the info together that a buyer needs. The real buyers will want to see this. I'd use this service again. Very easy to deal with - possibly the best service for selling strata that most people don't know about! The result: I sold the property and got a full refund from BYB!

RESPONSE TO BYB - you sent an email when the review went up, very strange to respond with the "real person" against my review? Looking at your other "one" stars it seems we have common issues as customers, your blanket response is disappointing. I would have taken this review down if I knew you were properly trying to resolve these issues, maybe an apology or some type of ownership, however given your lack lustre and dishonest response, I think the public should be aware of your MO. Do you want our bank statements showing all the deductions from bank account? Your response speaks for itself! Please note, people don't choose to spend time reviewing businesses, we have lives, it's a chosen right when a business is showing poor ethics to share the experience with others. Just like when a business goes above and beyond, they receive positive responses. Could be an opportunity to improve rather than get defensive.

ORIGINAL - Want to have a bad experience when selling your home, use these guys! Recommended by our real estate. We started getting amounts taken out left right and centre. Nearly $800 all up in 2019. After a bank investigation it was refunded. 1 year and agreement had expired more than 6 months ago, they just tried to rip another $220. Good luck calling and getting customer service and if you do get through they have absolutely no customer centric responses. Very disappointed with the whole process and time and money we lost. Agents should not promote them and should be supporting their client when issues like this arise!
