Exceptional. I have dealt with Mark for 15 years, as Richardson and Wrench Waterloo managed my investment property and Mark recently managed the sale as well.
I have always found Mark extremely easy to deal with. He’s a readily available and communicated any relevant information in a timely manner. I felt he did everything he could to achieve the best possible outcome for me and I could not recommend his services highly enough. Thanks Mark!

I had a really positive experience with Richardson & Wrench Alexandria/Waterloo over the 4.5 years I was renting my property. In particular, Nino Palmiotto was incredibly experienced, personable and supportive. As well as ensuring my property was well looked after, it was clear he was committed to looking out for my tenants interest too, which was important to me. I'd certainly go straight to Nino again with my future business.

Seamless Sale 15/602 177-219 Mitchell Road Erskineville. I contacted the agency that handled the rental of my investment property when I wanted to sell. I was put in touch with Mark Dawes and I must say it was an enjoyable experience. Mark inspected the property and advised what needed to be done to make the property sell at its absolute potential. This was not stressful as Mark made contact with various suppliers and trades to carry out the work. Once this was done he gave me a timeline for the sale and he met every milestone on time. He also advised the price range that I could expect for the sale and once aain he obtained a sale price at the top of this range within days of the first open house. I would highly recommend Mark to anyone wishing to sell. I have another property to sell next year and I know who I will be contacting to handle that sale.

I’ve dealt with my fair share of real estate agents through the years from being a renter, property buyer and property investor and R&w alexandria takes the crown by a huge margin for being the worst real estate agency out there. I would give them a 0 star if I could.
I was a renter at 10-20 mcevoy st Waterloo and Nino was the property manager. Nino would never pick up the phone when I tried calling him, he was conveniently never in the office when I dropped by in person to discuss issues I had with the apartment and he never replied to my emails without me sending about 5 follow up emails chasing him. Some of the issues I tried to call him up about (before losing all patience after he just ignored all my communications) are below:
Firstly, the building is one of the worst builds I have ever seen. I lived there for 6months and I don’t think I ever saw a cleaner come around to clean the common areas once. The hallways were filthy as they were never vacuumed and the rubbish rooms were never cleaned. I called them up multiple times to get the rubbish room cleaned as there was trash all over the floor (see attached photo) and Nino never addressed this issue. It took about almost every resident calling him and putting notes around the apartment before he finally got a cleaner to come around 3 weeks after my first complaint.
Also, the lifts broke down during my tenancy and it was broken for over 2 months then I moved out before they even fixed them. I have no idea how leaving a lift unfixed for 2+ months is even legal. They sent no emails or notices to the tenants keeping us up to date with the progress.
The front door of the apartment lobby is also broken so this saw homeless people come inside the lobby. See the photo attached as proof of me finding a homeless man charging his phone in our hallway. Having random people stroll into our apartment is a massive security and safety risk.
I also had mold growing in the apartment skylights. It took Nino over 2 weeks to get a cleaner to come around to address this issue. I sent multiple emails which went unanswered and when I called reception about this, they were giving me attitude about how Nino was already on top of this. Not sure how he was on top of this when it’s been 2 weeks and he hasn’t responded to my last 3 emails and phone calls. When he did get a cleaner in, they just sprayed detol on the mold. They didn’t even use proper chemicals and it just grew back the next week!
To top it all off, when my 6 month contract expired, I was paying $620/week and Nino tried to increase my rent to $815/week! After I refused to pay that given how poor quality this rental was, I saw him relist an identical apartment in the building at $670/week. How does he even think trying to price gauge me to $815/week is even fair or even legal. (These clowns can’t even price gauge properly, like at least try to increase it to $700/week max if you knew I could see you relist it to the public at $670 lol)
I also overpaid my rent one month and it took them over a week to even acknowledge my email. I sent no joke 5 emails telling them to refund me and was promised by reception that Nino would call me back regarding this and let’s say thankfully I wasn’t literally holding my breath waiting for Ninos reply. These guys’ ‘promises’ means absolutely nothing.

Anyone looking to rent at 10-20 mcevoy st or any other property that r&w waterloo is managing or even letting them manage your investment property, I would stay well away from these clowns. They do not care about maintaining the property or looking after the tenants.

Absolutely disgraceful.

Mark's knowledge and experience of the Waterloo market is unmatched! Mark was the selling agent when we bought our apartment as an investment property in Waterloo over 8 years ago. We found him to be incredibly professional throughout the buying process so it was an easy decision to engage him when we were ready to sell our apartment. Despite difficult market conditions, Mark gave us some great advice on some minor updates to the property and conducted a strong marketing campaign, which ultimately led to us selling the property for the price we were hoping for. Cannot recommend Mark highly enough if you are selling or hope to buy a property in the Waterloo or surrounding areas.

I was a tenant just under two years with these guys. A Couple of the appliances needed replacing in the property, when I first moved in, right in the middle of the pandemic. William went above and beyond to replace what was required and also dealt with a couple minor strata issues, which isn’t always easy. Customer service is paramount across all level of people, tenants/ landlords, etc. William & Co delivered a service I could not fault.

I bought an apartment that was listed by R&W, so I was on the "other side" of the fence, per se.

That said, I must remark about their professional manner. Caroline, Maia and Billy were always immediate in their responses, kept their word and were always early to any appointment.

I never had to chase for requested information or sit around waiting for them to turn up or get organised. Very professional and reliable from a buyer's point of view.

Mark Dawes and his team at R&W Waterloo/Alexandria were outstanding during the sale process. The represented a professional front to the potential buyers and always communicated clearly with the vendor with frequent updates during fickle market conditions. Mark and the team were highly approachable and nothing was ever too hard. Additionally, they were excellent management agents for the leasing of the property over several years - they set benchmark that other agents and managers should strive to reach. Highly recommended using their services.

Confident͏ without arrogance
While the market conditions may have seem to be less favourable for selling, Mark has been brilliant throughout the process from start to finish. Easy to talk to and is very cognisant with vendors mindset when it comes to selling. He spends the time to explain circumstances around results and helps rationalise outcomes. Marks vigilance in taking on the listing meant that I did not have to initiate follow ups with him and got answers in a timely fashion.

I would avoid leasing any apartment attached to this agency. I’ve been leasing my unit for three months and have had nothing but problems including a German Cockroach infestation, black mould and two leaks. The lack of communication and lack of urgency around remedying these issues has been appalling. I have been at all my previous rental properties for at least two years each and have never had any problems, but after just three months I’ve already had to take them to NSW Fair Trading to rectify one issue and will now have to lodge proceedings with the NSW Civil and Administrative Tribunal for another. Shockingly bad.

I had high hopes that these guys would be better than our previous letting agents but alas, they are not. They seemed more organised but the 'negotiations' over the rental price seemed below the table and manipulative. Then we moved in and had a lengthy list of issues including no power initially, leaking toilet, leaking tap and leaking roof. It has been 5 weeks since a handyman visited to estimate the work and 5 weeks of no returned calls and no date to actually fix things. (We know the landlord has approved the work). They've also passed on the job of finding curtain/blind suppliers to us because after speaking to 3 on the phone they decided that was enough effort to put in. We don't have sufficient window coverings in our bedroom which is a legal requirement of a rental property! I could go on but you get the picture.

The TL: DR is that this agency leaves a lot to be desired. For an organisation designed to serve people, its levels of service are poor.

Professional, organised and trustworthy!

Mark Dawes and Caroline Maheu were extremely professional, and made our property sale an easy and stress-free process.

They went above our expectations to organise all trades required to update our property for sale. They had everyone booked in within a week’s window, and the property was ready to go to market within 1.5 weeks of signing on. Their efficiency in dealing with these parties on our behalf was a huge relief for us – they really took the pain out of the selling process.

Mark and Caroline are upfront and transparent in their approach – they really understand their market and priced the property accordingly.

We would highly recommend them to any vendor wanting to sell their property with a trustworthy and reliable agent!
