I have been with Raine and Horne Petersham for over 20 years and Pedro as always gone out of his way to look after my interests i would recommend his services to both selling or managing their properties.

DO NOT HAVE ANYTHING TO DO WITH PEDRO DI MATOS. DO NOT RENT A UNIT AT 80 LIVERPOOL RD SUMMER HILL.

I have been issued with a "NO grounds eviction notice" with a fake excuse of unit being fully renovated.
I was the only tenant who spoke to NSW Fair Trading about Pedro's dodgy practices, we have all suffered. I was told Pedro is liable for several fines.

I told Pedro the facts from Fair Trading and this is how he has retaliated.
We are in the midst of a housing crisis, he knows i am single and have NO family.

The other tenants are too afraid of being evicted if they corroborated with me.

It was October 2020 when i moved in. Pedro told me the rent had been reduced. I thought it was because of the Covid pandemic. I soon found out it was because no one would stay long because of the strong smell of damp and mould. Pedro told me i had to keep the windows open all the time. I thought, what about winter?

The mould was also outside on the back porch, keeping windows open didn't make a difference. Ridiculous amounts of Dehumidifiers everywhere combated the problem.

I didn't keep the receipts for the Dehumidifiers for the first 1 1/2 years. I sent $525.95 of receipts to Pedro (Fair Trading said i am supposed to be reimbursed up to $1000) and had no response from Pedro.

Not long after i moved in, it was a Sunday morning, around 10.30 am, i was in the bathroom cleaning my teeth, there is a man in the loungeroom. He was the handyman who let himself in. He didn't press the intercom, which is super loud, he just let himself in on a Sunday morning. I had NO NOTIFICATION from Pedro that anything was being repaired at all. He was there to change the stove exhaust fan, NOT AN URGENT REPAIR. Where did he get the key from?

I was so shaken. What if i was asleep or in the shower?

Fair Trading told me Pedro is liable for a fine for that also.

After i told Pedro about that and asked what would he do if that happened to his wife or daughter? I saw the creepy handyman on the premises not long after. If Pedro was a decent human being he would have sacked him.

On 20th April 2023 i sent to Pedro a video and photos of leaking kitchen ceiling. It was a few drips. I have pleaded with him for months to fix it, sent updated videos and photos of how much worse it has become, the crack much wider and longer, damage and flooding when it rains and he won't fix it.
I have to check the weather report before i go anywhere. If rain predicted i have to put towels on the kitchen floor where the water runs down from the ceiling.

The bedroom ceiling was leaking too. I sent Pedro a video, he did nothing. I was able to fix it myself.
The kitchen roof is too high, i can't fix it.

I am the perfect tenant. I don't deserve this.
There are so many more details to this story

I wrote to "A Currant Affair" about this with ALL the details. I hope they respond soon.

Meanwhile, plenty of social media posts to write.

Pedro is unfit to run an estate agency. I recently spoke to an estate agent from another suburb. She told me Pedro and Petersham Raine and Horne have a bad reputation.

I wish i knew that before.

Update 10th September 2023: I have noticed, after my review, Pedro has got his Portugese and Brazilian mates and inlaws to write positive reviews. So transparent and dodgy. I was warned they would do that

Also, its been over 2 weeks since Pedro wrote that i will be reimbursed for dehumidifiers in a few days. I have sent 2 reminder emails since then. Nothing

I am writing this review to share my experience of Raine & Horne at Petersham, in particular with Pedro de Matos, and his team specialy Ana who has been managing my properties for over 10 years. I have been very satisfied & pleased with Raine and Horne management of my properties and would strongly recommend them to any potential property owner as they have
always performed above expectations.

I have been a resident in a unit managed by Raine and Horne for many years and have been able to get help from the staff and the Property management, even though they are all very busy. Some people who are unhappy with their own personal experience think it's cute and cool to criticize them for trivial things. Im in the property 80 Liverpool Road Summer Hill. Been here for 25 years. They are hard working people. Thank you to everyone, especially Pedro.

My intention in this review is to shed light on the deeply concerning and utterly disappointing experience my partner and I endured during our tenancy with Raine and Horne Petersham.

The sheer level of incompetence, rudeness, and unethical conduct displayed by their ‘leasing’ agents is unparalleled. I hope after reading about our experience, that prospective buyers, landlords, and tenants exercise extreme caution before engaging with this agency. That is, unless you happen to be a landlord with a dubious moral compass, in which case you've stumbled upon your perfect match.

Throughout our tenure, they did everything to appease our landlord because they were quaking in their shoes about losing his business. Even our horrid landlord realised their incompetence and switched the tenancy management to Adrian & William - who are nothing short of amazing.

The initial chapters of our saga featured Anna Gomes and Aldo from R&H Petersham. Regrettably, these characters neglected to disclose vital information about the rental property. The car space, drowning in the landlord's ancient, discarded furnishings, and the invasion of his personal effects throughout the apartment, showcased an alarming lack of standards - and breached our right to quiet enjoyment among many other rights. Our efforts to seek some kind of resolution and compensation were met with rudeness, gaslighting, at times ignoring us for weeks - all signs of a very obvious disregard for tenant rights.

The litany of issues continued with water leaks that plagued our residence on a recurring basis; 7 leaks in 9 months. Agents stood back and let our carpet sit under the tyranny of moisture and mould for a full six weeks before replacing carpets, making the room unliveable. I cannot describe the feeling of going to bed each night knowing the apartment you're paying $760 a week for is riddled with mould. See attached photos.

Our pre-move-in request for a clean rooftop spa, which was was advertised as operational, serves as another perplexing chapter. After months of begging to have it cleaned, the agency resorted to a laughable solution: a flimsy $5 spa cover that did little more than plunge into the cocktail of filth at the first sign of rain.

Only after seeking legal counsel and initiating tribunal proceedings did we witness any action from the agency. The spa, miraculously, was cleaned days later. Trials of email exchanges later.rife with gaslighting tactics by Anna, that persisted for months, led us finally to a pitiable compensation package (an attempt to avoid tribunal). It amounted to a measly $30 weekly rent reduction. We accepted to spare ourselves from being further mentally and emotionally drained, even though our lawyer confirmed we could've reduced our rent by $150 weekly & received hundreds in compensation.

In an ironic twist, now that the landlord has sold the property, his hoarded junk - the very stuff the agency so zealously shielded - is being thrown out. The relentless effort the agency went through to keep the landlord happy and subjecting us to misery - was all for nothing.

As a cherry on top, Aldo, who came in for routine inspections, made creepy comments in relation to my personal belongings.

To the management of R&H Petersham, I hope you are deeply ashamed of yourselves. I wholeheartedly and STRONGLY advise any potential clients to go elsewhere for their real estate needs. As a landlord myself, I find it deeply troubling that such behaviour is endorsed or tolerated within the industry.

Moreover, I want to emphasise the distressing emotional toll this harrowing experience exacted upon us. As tenants who were unfamiliar with the extent of our rights and obligations, we found ourselves in a vulnerable position that this agency shamefully recognised and exploited, relentlessly. This chapter in our lives was marked by unnecessary stress and turmoil, all coming from an agency who was entrusted with our welfare.

This experience shows R&H Petersham's disregard for human decency and ethical integrity is at the heart of their business.

Make sure you clarify all the details when renting - they wasted a lot of time on a potential rental as they missed vital details which is very unprofessional

I recently rented a 1 bedroom apartment with Pedro and Paul, and it was a great experience!

The inspection was great, the process was easy and the lease signing was transparent and Honest.

Would recommend!

Paul Gurrea, is great, very helpful friendly and all round good bloke.
Definitely ask for him when visiting this branch.

Avoid Anna as even though you've done everything correct, even handed keys back early so they can do open homes, she will dock your bond with out even speaking to you.
Abosultey terrible service, then when questioned about it, her response is contact accounts.

Recently I had my house rented at Lewisham, Pedro and his team managed to rent my house within a week through professional advertising during these challenging times.
During renovation they kept in contact with me till it was on the market giving me advice on improving the property.
I highly recommend this place.
Thanks to Pedro and his team for their honesty and professionalism in managing my property.

I recently rented a place with them but did not expect and was not told that the owner would be renovating upstairs every night until 10pm, the noise was so unbearable I had to leave after a week and half. I'm not happy that I was hit with a penalty of five weeks rent which I believe is wrong according to the rental tribunal and the department of fair trading, and I've heard nothing from them ever since. Dispite all that I must say that Pedro is the best person in their and at least has a heart not like some of the others, and I don't hold anything personally against him.

As a tenant of a property managed by the Raine&Horne Property Petersham Group, numerous request have been made daily by the tennants to keep up services agreed to in tenancy agreement; constant internet and a single coin operated washer and drier for 27 appartments. The concerns are that these services, paid for in rental agreement, are never upheald to useable standards. The internet service is not provided by being paid for by agency and the laundry facilities are unhygennic and unserviced. These concerns are reported daily to the managing directors, the corporate body owner, the strata manager, without being resolved nor with transparency. This agency is seemingly corrupt

Utterly incompetent, and rude, an awful combination. Slow to respond, need repeated emails and calls to get anything done. Fail to provide any service at all but happy to take your money as property managers.

Zero effort put in, zero responsibility taken when they make mistakes, which are made with almost every interaction. They constantly drop the ball when it comes to paying attention to emails or discussions.

The property owner has been lovely and we dealt with them directly after finding it impossible to have anything done by the real estate agent. Requests were rare but to prevent damage to the owners house after plumbing issues and foundation problems, we gave up in the realestate agent and had to approach the owners directly to prevent their beautiful home
from expensive damage.

The property owners have now switched real estates as from both sides of the table, as renters and property owners, Raine and Horne Petersham have been rude and incompetent for the entire several years they were property managers of our place. They bought out another realestate agent and lost all paperwork, lost all information about us, and didn’t do a property inspection the entire time we lived there, except when we were leaving.

After moving, getting bond back has taken months due to them forgetting to do their paperwork or follow up. We have had to chase constantly and we have had to advise them on the process they should be well aware of.

Avoid these people as renters, and as landlords, use any of the many great real estate in the area. These people will take your money and do nothing for it.

On Friday and the property was still for lease. Attend the scheduled inspection (on Saturday) and turns out the place was already leased and noone told the people waiting for the inspection nor did the agent appear. When calling the office, they said the inspection was going ahead. Only after waiting around for an hour did we find out anything. Shonky service.
