This company is what you'd call 'pathetic'. Strata Manager, Joanne Counter tends to be more often than not, plain right lazy, inconsistent & damaging. She has little respect for Owners', & quite frankly, we've found her to be dishonest. She should not be in the position she's in.
Save your property & integrity, DO NOT ALLOW this piece to go near your property.

If a very few people are helpful, others are completely useless. I called maybe 50 times in 1 week to talk to the person in charge of us but this person never replied and never called me back. This is very unprofessional. Either he is too busy, either he is on lunch break, I have never been able to talk to him. I sent an e-mail, never received any reply, this is very disappointing.

Bunch of dishonest people never recommend to anyone. Think twice

The complex was managed by NSW strata for last 10 years.
7 years - month on month basic, so no issues, the fees were limited to monthly fees approx $250 per month.
The contact was signed back to 2017.19 pages, contract including appendix. Inconsistent charges, based on strata manager mood, no structure at all. Fees jumped from 3k up to 4.5k.
The contractors engaged are thieves, warranty their work on a paper and denying the repairs after 6 months.
Moved on since and very happy with new strata.

This is a joke, right? ! It has taken you less than 48 hours to respond to a bad review but not to do your job properly! A job that we have paid and which you are employed for!

We have given you many chances for the last 5-6 years. This is perhaps one of the rare and even few occasions that you have responded in a timely manner.

FORGET IT!

This is one of the worst. Feedback we've received is that they were too busy to respond. You are paid for your services. You don't get to pick and choose when and if you would like to respond. Appalling service - worst ever. No communication for months! If you're under resource then get more staff. Customers shouldn't suffer the consequence of poor management.

Shame zero stars isn't an option. Appalling and unprofessional. Service and communication is non-existent, no urgency taken in ensuring efficient responses to action items, and emails are completely ignored, particularly if they're in the wrong (which rumour has it is an internal policy). Dodgy tradies are used for exorbitant prices which no doubt offers NSWSM attractive kick-back. However, they have no problems with charging through the roof for this non-existent service though. Also interesting to note the positive feedback in these reviews appears staged and if you read through the comments, Sachin seems to be getting a good wrap- maybe we should request him as our strata manager- all those reviews seem to have sent a 1 star business through the roof to 4 stars.give the bloke a payrise!

Certain staff are quite helpful when you call the office or the after hours line. However the guy who manages our Strata plan is really unhelpful, abrupt, or even rude even when dealing with minor enquires.

I’ve always paid my bills on time and recently one of my invoices did not arrive on time by post (or so I’ve been told). Instead of trying to contact me at all, NSW strata immediately jumps to recovery action and charges me a hefty recovery levy cost.

I then contacted them and spoke with Mallory Costen to inform them that what they did was unlawful under the NSW strata act as they need to give me 21 days notice for their to be recovery actions and instead they just start ignoring all my correspondence. Very poor and unethical behaviour.

I have sent Michael Longhurst emails about my levy notice that has some problems i need to clarify. Since i sent him the emails i waited it for two weeks and no replies. So i just want to know who will solve this matter since this Michael is not responding at all.please let me know and thank you

Nsw strata Has to be the Worst Strata Company in australia. I’m Talking from Experience. My manager in particular is terrible. Complained about Issues for months and months but nothing being done to sort them out. Promised to be called back but no one bothers. Just interested in collected levies

Paul Kingsman has provided exceptional service as a Strata Manager for the owners of our strata and also correct and prompt advice/guidelines for myself as an owner on issues involving other owners. I could not recommend Paul highly enough. Thank you Paul Kingsman.

Sent email to Plan Manager 6/8 no response, follow up phone call 14/8 no response.spoke to reception 15/8 lots of excuses very busy.will pass on and ask Plan Manager to respond. Made to feel I was being unreasonable expecting a response to an email sent nearly two weeks ago!

Was a bit of a rocky start with NSW Strata Management as we'd had some not ideal Property Managers engaged to manage our property, however we now have Mallory Costen looking after our property and she has been such a breath of fresh air to work with. Enthusiastic, proactive, detailed and thorough, and gets stuff done. Very happy with service levels at the moment!

Sachin is helpful and able to respond quickly to requests from executive committee. He is knowledge in strata bylaws and able to provide appropriate advise.

As a strata unit owner, I have had a great experience with NSW strata management. Our strata manager - Sachin Sharma is always willing to help and is always a pleasure to deal with. I would highly recommend his service to others.

I’m writing this review to acknowledge the excellent service that Louisa Stocovaz has given to us as our strata manager. I have always found her to be readily available and always helpful whenever a problem has arisen in our complex. Her expertise in strata issues is remarkable. Most of all, her friendly manner, no matter how busy she is, has brought me much comfort in times of distress. We have had a few trying times in the complex lately due to various issues such as storm damage, burst pipes, and leaking ceilings. Louisa has always been contactable and efficient in getting work orders or insurance claims lodged. I will surely miss her when she’s gone. I wish her all the best in future. We have been with NSW Strata Management for many years and have had several strata managers, all of which have been great at their job.

I have an investment property where I have dealt with Starta manager Sachin Sharma for number of years and he is always helpful, very prompt to any repairs and issues I had. He is one of the best strata manager I have dealt with in last many years. I will highly recommend him as the best starta manager. Keep up the good work Sachin

Since NSW Strata took over the management of the building that I own and live in the running of the building has been so much better. The communication is much easier, we are given the information that we request and we can get in touch with our strata manager to easily resolve questions. This is so important for us as we have over 300 unit in the building.

Well done NSW Strata.
