So many great books that Neil has written - helping me to learn about the Real Estate industry today.
For example I remember that seeing house auction signs in the '70s and '80s when growing up, were quite rare. Perhaps they were in financial difficulty or unfortunately a foreclosure by their bank.
Since the '90s thou they are very common - why? And who generally benefits the most?

Having read many Jenman books & articles, I knew that prior to the engagement of a real estate agent I needed to contact Jenman Support.
By using a Jenman trained & approved real estate agent my brother & I were able to achieve a sale price that was within our price expectations despite the fact that the Jenmam agent's commission was higher compared to another agent. The Jenman agent's sale price range estimate was higher than the price range quoted by another agent too.
Well worth engaging a Jenman agent.

I contacted Jenman support after having used them years ago. The agent they referred me too was fantastic. He fully explained the process, he dealt with the tenants in the property and the house sold within a couple of days of being on the market at a price a little higher than I was expecting. Highly recommend using a Jenman agent and I will certainly do so again!

It's complex.so a bit long-winded.sorry.

Although I’d been following Jenman for years, I decided that my house’s location required a local agent if it was to get the highest price. I approached multiple local agents. All came across as lovely people. All were enthusiastic about the property. All assured me that they would get me the best price. All wanted to auction the house.

Then I asked the basis of the agent’s (high) valuation of my house.and was buried under an avalanche of (warm, fuzzy) content-less verbiage.

Then I asked why I should pay the merchant’s cost of doing business (aka advertising). Verbiage.

Then I asked why I should pay if the agent didn’t sell the house at or near the quoted “valuation”. Verbiage.

Then I pointed out that selling at (say) 10% under the best price would still deliver 90% commission to the agent (while destroying most of my equity) so why would he put in the massive extra effort for very little extra return.verbiage.

Then I pointed out that the property is sold at auction when the second highest bidder drops out even if the successful bidder had been prepared to pay (a lot?) more.verbiage.

Then I pointed out that an auction outsourced the majority of work (which the seller paid for upfront) so how did they justify the commission rate.verbiage.

Each instance of verbiage was beautifully presented and left me with warm, fuzzy feelings, which lasted only until I realised it all came down to “trust me to act against my own best interests”. If you believe that.have I got a bridge to sell you.

So I approached Jenman directly and explained the situation and Jenman recommended an agent who was physically located some distance away in a different demographic. Given that there was no cost to me of engaging that person, I did my homework and paid for an independent valuation before I started negotiations with the agent. It was (and remains) a difficult time to sell, so I chose to (ignore that part of Jenman’s advice and) be upfront. I didn’t tell the agent the independent valuer’s actual figure, but set a price above that as the minimum I would accept – I would lease the house out if I couldn’t get that amount.

In the end the house was sold quite quickly (other properties around mine were still on the market months later) and was sold for a figure well above the minimum that I had set.

For the record, the Jenman agent continued to help even after the sale had been made and he had been paid. Specifically, he helped me to buy my replacement property at a discount greater than the commission I had paid him for the sale of mine – and refused to take anything for his service. He then negotiated with a remote agency to get me into a rental property despite the horrendous odds against getting a rental at the time.

Caveat, Caveat … there is always a caveat. In this case all the other agents buried their real charges by splitting off their costs (advertising etc) to be paid unconditionally by the seller. The Jenman model charges a single fee that has to cover the agent’s real costs of sale and hence appears, on paper, as higher than the others.

A bit of psychology … once a seller has spent many thousands of dollars in advertising (aka agents’ costs), s/he is far more likely to agree to sell (well) under any previously agreed “valuation”. So there is an incentive for the agent to over-value the property in the knowledge that they will be able to tell the seller that “the market has spoken” (and you have to drop the price) once the seller has paid the advertising costs. With the Jenman model, there is no such pressure so the seller can just walk at any time leaving any costs with the agent. Hence it is up to the Jenman agent at the start of negotiations to make sure that the valuation is both achievable (by the agent) and acceptable (by the seller).

I am still gobsmacked that such outstanding real estate industry information is given freely! I then asked for an agent referral to sell my home. The agent gave me a conservative sell price but wth his presale method and negotiation skills I got the exact money that I wanted. It was a happy event and with the knowledge gained I could trust in the process.

Thank you for recommending agent, Janette Oliver of Regional and Rural Realty to be our agent for the sale of our house in Port Macquarie. Janette was a wonderful help with the sale. We were away a lot and Janette was so obliging with us and the potential buyers. She even helped a person with access who wasn't a buyer. She was very patient and determined to get the best price for us with inspections by appointment only. Despite the pressure of rising interest rates as reported on the news media, I don’t believe that affected our selling price significantly or at all thanks to Janette. Thank you for recommending Regional and Rural Realty.

As an ex Real Estate agent with many years of experience I have read Neil articles for some years now. Its so refreshing to come across someone in the Real Estate business that truly has the best interests of the seller at heart.

I enjoy reading his articles when they turn up in my inbox. I just really wish there were more people like him around when I was selling Real Estate in Perth, WA, I might not have left the industry that I loved so much.

His views and opinions will often clash with Real Estate agents and especially the ones that seem to be selling everything and raking it in.and that should tell you something!

Most agents only care about 1 thing in my opinion. If you don't believe me or Neil for that matter, next time an agent tries to get you to take a lower offer ask them to take the proportionate amount off their commission fee and see what the response is.

Keep up the amazing work Neil and Team and keep those awesome emails coming.

After our parents passed away my brother continued to live in the family home in Bendigo Victoria until his passing. The property passed to me. My husband and I decided to sell. I had never sold a property, and I did not feel equal to the task either. I was haunted by tales of unscrupulous agents that beat you down on price in order to get a quick sale. Then our son Paul suggested Jenman Real Estate Support. Paul had followed Jenman for 20 years and was confident that involving them was the way to go. How right he was! I read through all the literature they provided, and my confidence grew. Jenman supports sellers, and supports agents in their work. That confidence continued when we were referred to Greg Heard. Nothing was a problem to Greg. He treated us with respect and genuine consideration. His local knowledge was sound. He quickly came up with a price range that he believed he could achieve within. In a falling market, with a run-down property, he achieved that, all with cheerfulness and a willingness to listen. He was always happy to answer questions. After pulling our hair out trying to find a great agent to work with to sell our home, we had the good fortune to encounter the Jenman group and speak with Neil, Reiden and the team. From sage advice about avoiding (costly) pitfalls, to actively helping us find a local agent to work with, he has been amazing. In an industry rife with misleading, unethical, rubbish operators, Neil's experience, integrity and generous counsel has been in stark contrast - it has been invaluable and is deeply appreciated. I cannot thank the Jenman Group enough. In January I made enquiries to you about finding an ethical agent to sell our house in Murray Bridge, we had 2 extremely bad experiences with agents for our last couple of sales. You didn't have a local agent but recommended an out of town agent who was happy to work by your code of ethics. After meeting with her, we decided to engage her as our agent. WOW, what a result. Sold in 2 weeks. You had recommended an out of town agent as local agents sometimes undervalue their local properties. THIS COULD NOT BE MORE TRUE. Without advise from the Jenman Group we may have accepted that our house was worth $130,000 less. I had a sales estimate from a couple of local agents at between $320,000 and $350,000 as an upper limit. We have just closed the sale of the house for $450,000 through the agent you recommended and the whole process was easy and rewarding, both financially and stress free. Once again. Thankyou. I will recommend the Jenman group to anyone that mentions they are going to sell.

It is so refreshing to come across a company that is run ethically and morally. Neil Jenman, his son and the Jenman team care deeply about the people they support through the real-estate journey, whether that be buying or selling. My recommendation to future sellers and buyers is to ONLY deal with Jenman Real Estate Support, they will guide you and support you through the process, with only your best interests at heart.

Neil Jenman is a true gentleman who is empathetic, honest, generous and highly knowledgeable. I have been following Neil Jenman for over 20 years and over that time I have bought and sold 5 homes both here in Australia and 2 in the USA. I have found the information and examples of what to try and what not to do in Neils books and online articles very valuable tools to navigate the real estate world without getting scammed. I am amazed at the predictability of the basic scams by some agents. Anyway thanks Neil and your team for attempting to bring honesty and ethics into an industry that is usually lacking during a huge financial transaction and an emotional rollercoaster in buyers and sellers lives. Call Neil and team and ask for an agent recommendation in your area to talk to before signing anything.

I cannot speak highly enough of my experience with Neil Jenman and his team.

My sister and I were tasked with selling our father's house after he died. We contacted the Jenman office to get some guidance, as our father had been a great fan of Neil and his work. Soon, to our great surprise, we were working with Neil personally, My sister has outlined the story here in other comments, so I just want to add my perspective: Neil was wonderful to work with. He was attentive, thoughtful, and above all we felt we were safe in his hands. He put a huge amount of energy into our case, and in the end achieved a great result for us.

Some time later, I wanted to buy an apartment, and found one I liked. It was a time between lockdowns, when real estate was taking off. Neil had made me promise that I wouldn't go ahead with a purchase without consulting him, so I did. He guided me through the purchase, talked at length with the selling agent, advised me on a strategy to ensure I got my dream home - and in the early hours of the morning a few days later I got a text from the agent saying I was the successful buyer. I had a new home.

In a world where integrity is often lacking, Neil and his team have it in spades. I would trust him with anything. He and his family have become wonderful friends over the last few tumultuous years, and I am grateful to have him on my side.

Beginning any new career is daunting, let alone having to tell your friends and family that this new career change is in Real Estate! - Immediately on the back foot, fighting against the tropes of the horrible, sneaky and (for the most part) disarmingly deceptive real estate agents we all know and have come across.
But to now see these same friend's and family's opinion of real estate, and real estate agents change through my progress of becoming a Jenman approved agent is something I wish and hope to share with the thousands of sellers across Australia. I am truly grateful to have come across Neil Jenman's insight and teachings in the Real Estate world, and extremely proud to have his personal support with continuing to help and educate future sellers.

Neil Jenman referred me to a fantastic agent to sell our property. As per Jenman’s principles, I was not charged anything by the agent until after the property was sold at a price I was happy with. The agent worked hard, and achieved a sale price that exceeded my expectations. Thank you Neil Jenman!
