I cannot recommend Element Strata highly enough. They provide excellent service, act with integrity, respond to matters efficiently and are very knowledgeable. Like many buildings out there, our complex has been through several strata managers over the years - all of whom make promises but fail to deliver when needed. Element have stepped up in a difficult situation where strata managers before them have not done the right thing in dealing with various building defects, general property maintenance, providing us with advice, and even in their communication with owners and residents & responding to matters urgently. The previous companies just seemed to be overwhelmed and incapable of handling the management of multiple buildings or anything other than the simplest of issues. I have seen more progress in our time with Element than I have in years with other companies. I would happily recommend this company to other strata owners.

Element strata skipped our 2020 AGM, and continue charging us without a standing agency agreement appointment since Aug 2020. When owners appoint a new strata management company, Element refuses to hand over to the incoming agency, causing delays to settle much needed repair works to the building. They clearly demostrate self-interest and lack of professionalism.

G Plumbing Group has been providing services in the recent months to some of element strata’s clients, we have been liaising with a staff member Ceaira and based on our experience we strongly value and believe she is doing a great job not only is she externally polite and easy to deal with she’s highly productive, on several occasions she has contacted us to get a in depth understanding of an experienced issue so that as much information as possible can be provided to the OC unlike some of the many other strata managers we deal with on a daily basis Ceaira is going above and beyond. Element Strata took over the management of our building 6 months ago and we see a real difference from the previous management. The long oustanding repairs were quicly resolved when the previous strata manager never responded. Their advice on building issues and rectification works is also excellent. Tom Yee Tat Chan (Tom) is rude and not very approachable. A Real estate agent should be the middle man between the seller and the buyer not be the decider themselves.
Tom refused to take our offer to the owner and in a way snapped us off. But the fact was Tom forced me to make an offer and agreed we will work from there but just wasted our time.

As requested, I started off my negations saying this will be the starting point and happy to work up but he dint even listen to what we had to say and decided for the Sellers.

Knowing the Industry for about 11 years and running a portfolio of houses, I would stay far away from this in-experienced man.

Tom, Don’t waste our time if you lack negation & listening skills, converting an interest of a customer into the desired price is called talent. Get some training mate.

The worst of the worst. My apartment is damaged. Curtains are falling off after they said they would fix them. Carpets are stained. No inspections done ever. Fixtures broken and they let the tenants out of their bond. Stay away!

We moved to Element Realty Strata Management a few months ago. They are professional, diligent and on the ball. I highly recommend their service.

Probably the worst strata ever I experienced. Strata manager has no experience dealing with builder or contractor to repair issues from common area. We have an issue raised with builder under warranty 2 years ago, till now, not resolved, nor the foreseeable date to complete the task. It's just disaster! I would give no star if I can. DON NOT GIVE YOUR PROPERTY TO THEIR HANDS.

We had gone through a few strata companies before moved to Element. I'm so glad to have a strata manager who really cares and replies emails! They are responsive to any queries and requests. I liked how they would find another quote without Committee asking when they notice the repair cost is high. Definitely the best strata company I have dealt with.

Element is a disaster in the industry in Sydney and even in the whole world.
1. Element Strata will just reply selective email of you, choose to solve the problems they prefer but also postpone a few months until you chase again and again.
2. They are also good at asking you to sign document, but changed the terms and conditions later on your signed paper.
3. They are always trying to protect builders and find ways to judge you instead of helping you. It is like you are paying someone to argue with you.

If your property is handling by Element Strata, please consider to change your strata company before issues happened.

Eva Chen was our agent whilst we were leasing. I can not reccomend Eva enough, she worked so efficiently with us. If I owned a home in Sydney I would want Eva as our agent. Coming to the end of our lease, we had to move to another area and Eva was very supportive and understood! We had a really good experience for the past 2 years + thanks to Eva. We kept our apartment very clean, we ensured we still had a professional clean at the end of our lease and Eva made sure we recieved our full bond back.

Very pleasant and smooth leasing experience from start to end of lease. Eva Chen my leasing agent was always available over phone or email. Was also very co-operative and provided prompt and helpful responses once I moved out of the country to resolve remaining balance/refund related issues. Excellent service.

Well, I do not understand why the rate are so low. I guess it is subject to each individual from the company. My proper manager, Eva Chen, later become my property sales agent, is deserved all the compliments. During the time, her services are above my expectation indeed, either as my property manager or property sales agent. Honestly, this is my first time to have investment property managed and sold in the market. Without her help, I might suffer a significant loss. In short, I will come back to her in future either property management or property sales agent.
