Belle Property

This review comes from a place of sincere concern and vulnerability, as I share my first negative experience with Belle Property. I believe it's crucial to convey my story honestly, in the hope that it serves as a cautionary tale for fellow residents.

Approximately 9 years ago, I entrusted Belle Property with the management of my primary residence. Unfortunately, a lapse in attention on their part resulted in my covering the water bill for three years—an expense that, unbeknownst to me, should have been the responsibility of the tenants. The financial loss from this incident exceeded $3,000, a significant burden for a single mother raising two children. Despite the impact, I chose to move forward without pursuing the matter further, accepting their gesture of waiving one month's management fee.

Recently, as I attempted to return to my property, I encountered further challenges with Belle Property. Despite providing the required 12 weeks' notice for my month-to-month lease, I was shocked to learn that tenants could give me a mere 2 weeks' notice if they chose to move out. This lack of transparency left me in a distressing situation, facing a potential 2.5-month vacancy, with an estimated financial loss of $10,000 and added mortgage pressure.

When questioning the property manager about this discrepancy, the response was disheartening: "It's all in the contract; you should read it. It is what it is! " The email further emphasized, "Law is law; tenants did not breach it. " As a long-time client, I expected a more compassionate and understanding approach, especially given the significant impact on my financial well-being.

In an effort to mitigate the financial strain, I sought assistance from another agent for short-term leasing. Astonishingly, Belle Property imposed a management fee of $339.74 for not meeting the 30-day notification, despite the property being vacant. This experience has left me truly shocked and disappointed, considering the 9 years during which Bell Property managed my property, charging a 5.5% management fee.

Belle Property, I urge you to consider the long-term impact of your actions. As neighbors, should we not be looking out for each other's well-being? To my fellow Northern Beaches residents, there are numerous smaller, yet more empathetic property agencies available. If sharing my experience can spare even one person from the challenges I've faced, then this review serves its purpose.

As a rental agency, Belle was incompetent and dishonest. As a landlord we pay them to represent our best interests. When there we challenges, they’d tell us one thing and the tenants another. All trust lost to the point that we have taken property management on ourselves so we have confidence and control over how our property is being looked after.

From our first contact with Belle Seaforth they couldn’t have been more helpful or responsive. Both Matt Brady and Taj Dillon made the daunting task of selling our family home of more than 60 years as straightforward and stress free as possible. They provided great advice and guidance throughout the process, including, developing an effective sales campaign and working extremely hard to ensure our house was presented in its best possible light. All of this was done in a very short period of time.

During the sales campaign, Matt and Taj kept us informed about interest in our house and were available to answer any questions we had. Their tireless efforts and attention to detail enabled us to sell prior to auction and the family are all very pleased with the result.

We would not hesitate to recommend Matt and Taj to anyone looking to sell a property in the area.

There were regular open for inspections and feedback from Ben to keep us updated. Our property was rented quickly at a price we were happy with. Thanks Ben!

We couldn't have asked for better agents than Matt and Josh. They excel at professionalism, dedication, attention to detail, getting things done and communication. But it's their integrity and the way they support you throughout the entire process that really sets them apart. They take their role in selling your house with the utmost respect and responsibility and I wouldn't hesitate in recommending them to anyone.

I have to write a review about Kerry Fulton. She has been the most amazing property manager. I have had some duds (from other agencies). Kerry has always been professional and would do more than is just required. I can trust Kerry because she takes her role seriously and follows through. This has been such a refreshing change as I had lost faith in property managers from past experiences. I also have to congratulate the Belle rental team. Over the years they have looked after my property especially when I was interstate and could not attend to things personally. Thank you Kerry and the team.

My current tenant is moving out and I was concerned it might be hard to get a new tenant during these difficult covid times. However, my leasing agent Ben Vasile was quick, professional and responsive to my questions. He confirmed details with me and put together a great ad. After the first open house I now have a fabulous, fully vetted couple moving in only 2 days after my current tenant is moving out. All my worries are gone. I’m glad my property is rented through Belle Property who handle everything professionally.

Ryan Spence worked above and beyond to ensure a timely and successful sale of my property. An absolute professional who I could trust entirely and who kept me in the loop throughout the entire process. From organising maintenance works, marketing and styling of the property prior to listing through to constant but never overwhelming updates on any and all inspections, Ryan was excellent. Could not recommend highly enough.

I have just sold my property and cannot fault the sales team, Josh and Matt. They were highly professional, supportive and genuine which makes for a very nice change. At no point was any question too silly or request not fulfilled. I always felt supported and confident in the process.

We have recently transferred our investment property to the team at Belle Property Seaforth. We have found them to be incredibly professional and responsive. They were able to find a fantastic tenant for us at the first open inspection. I can highly recommend them.

Ryan was excellent to deal with - have dealt with him both as a prospective buyer and a vendor and his strong work ethics, commitment towards his clients and most importantly, clear concise communication was the most important traits that made us entrust our property sale through Ryan and Belle. With a busy work life and family 3 young kids and a 8 week old puppy, I and my wife wanted someone reliable who we can leave the sales process from start to end - Ryan and Matt did just that - they project Managed the entire sales process from getting the trades people in, negotiating the price for me, arranging the movers, getting the stylist in and selling the home in 5 days from the first open. Ryan kept us updated throughout the process - sometimes 2 or 3 times a day and was always confident of the result he would achieve for us which was in line with our expectations and head and shoulder's above what another agent achieved (2 weeks back) for a similar property.
