Friday night I got a problem with bathroom window and there was a risk of falling. Rose from the ASSM created a job ticket to the contractor soon after I submitted the online repair enquiry in the late night. I was expecting to get a reply on next Monday. I was so surprised to receive her email regarding this issue even during the midnight. I was so impressed and that was the quickest response I had ever had from strata. That just make me feel how she cares about customers. Good job, Rose.

Solving strata management problems? More like causing them. Nothing but issues since day one.
Lack of communication from managers, levy notices not received by multiple owners, and then interest charged for missed payments.service jobs open for over a year and having to get quotes for jobs was completed by the owners.very hard to get a response from the Lot manager. What a waste of money, time and 2 years. Cannot wait for the contract to be up so we never have to deal with such incompetence again. If we could give negative stars i'd give -5.
They email and call begging you to stay with the company when we have quotes for new companies but still dont do anything to improve the customer experience (was also told Matt the area manager would call to discuss- never got that call). Very disappointing, scammers, take thousands of dollars from home owners every year to do nothing and ignore phone calls and emails.

Was also told by our manager that he had 700 properties to manage- seems like you guys have taken on more than you can handle and are happy taking money but cant provide simple service like organising regular garden maintenance or getting quotes and completing jobs that were approved by the committee 2 years ago.

I understand that ASSM is a business that supports there employees livelihoods. I hesitated writing this review however, I felt like future customers deserve to know. My honest opinion. Stay away.

Rang 5 times throughout the day with no answer. Finally got through in the afternoon on my sixth try. Asked to speak to a Strata Manager about a billing matter. Was told he's busy and that he will call back. Receptionist asked for contact details which were given. I never received that call back. In summary, almost impossible to get through, and they don't call back. Absolutely pathetic company. If you own property and need it managed, please look elsewhere.

I ordered an urgent strata report, compiled by Susan, upon advisement that she could deliver said report by 2pm the next day if I paid an urgent fee of $90 on top of their $380 fee. I explained my circumstances and why time was of the essence.

I paid $470 and by 1.30pm I was chasing the report constantly. The receptionist Lana would say the report will be done by 3pm even though I advised I paid an urgent fee for the report to be done by 2pm not 3pm. Each time I called put me on hold without even responding.

Between 1.50pm and 3pm i called about 8 times, each time being told "it was already sent" by Susan. Turns out the file was too big and it hadn't been broken down so all the parts were received totally by 2.57pm, after I believe the receptionist finally advised Susan.

Due to the delay, my building inspector cancelled as he did not have the required notice, and the auction was the next day. I contacted multiple building inspectors who could not come out to inspect so last minute, let alone the agents having capacity to let them into a tenanted property so last minute.

ASSM knew I had purchased the building report under the expectation it would be done by 2pm, I had explained to Susan at first instance that I had to have the report by 2pm, to confirm with my inspector by 2.30 (after discussion with my lawyer) and that this all was crucial as the auction was Saturday afternoon. They took my payment with this knowledge.

Yet when the report was coming late they did not even bother to give me a call, so I could make arrangements with another inspector earlier in the day. Instead I had to constantly chase up a late report and deal with receptionist attitude each time. Being told "i told you it was sent" despite me telling her I hadn't received it and that she had said the same thing when I called 15m prior, she hadn't bothered to check with Susan to confirm it was successfully sent on her end (spoilers: it wasn't). For strata dealing with large file reports constantly, and offering urgent services, you expect large file size issues and deadlines to be expected issues, handled with professionalism, empathy and customer service.

Instead egret made me feel like a pest calling up to chase up something I was promised.

Cost me a potential property purchase as the auction was on Saturday (another fact they knew at time of purchase).

I asked for a partial or full refund ue to services not delivered as promised, and had been ignored since Friday - 10.2.23.

The Report was only valuable to be if delivered on time, a fact they knew and ignored, just taking my money.

Update 16.2.23: Matthew has responded below and Susan offered a full refund in light of the non delivery of the report at the crucial time. She advised she has taken my feedback about their customer service as well as promises about deadlines into account.

Highly stressful experience, costing me a potential property purchase but handled ethically in the end and they apologised for the experience.

(2 stars instead of 1 for eventual refund).

Don't even bother. The communication from this strata company is non existent. We have been waiting months for work to be complete, requesting financial records and still nothing to date. We will be contacting NSW Fair trading should this continue.

They used to be very good, but unfortunately, this has changed in recent years. Repairs have to be chased up, and communications with individual members of the body corporate are not transparent to the other members. They appear to have favourites when dealing with committee members.

As a tenant in a residential building they manage - i can only say it is my perception that they take a long time to do anything. And seem to ignore solutions to problems.

Eg: Getting council to manage parking in the build so people dont get blocked in, or risk accidents due to people parking on common property.

Plus seem to take a long time to resolve issues such as fixing leaks that impact residents etc.

Branis from ASSM manages our property at Penrith; she is always swift to respond to any information and, more importantly, address any issues without delay. She has years of experience; she knows who would be the right person to attend and follow up to confirm if the repairs work completed to satisfaction. I would tell you the best Property Manager we have had so far.
