Adam Whitford and Kellie Nugent assisted in facilitating my first home purchase and I couldn't be more grateful to have engaged their professional and informed service. They were able to assist me through a fluid process which saw to a stress-free transaction from my end. They were both highly contactable and forthcoming with advice and as a result I am incredibly happy with my purchase and this attests to their incredible knowledge and experience in the industry.

We rented a property through Exceed from November 2021 until December 2023, during this time Kim Fernie was our property manager.

We regularly had weeks of no reply from our manager and months go by without maintenance repairs. One example was an aircon unit, on which we notified Exceed on December 5th, only a week and a half later did someone come around to check on it. We then had to continuously follow up with Exceed and contact the aircon repair company ourselves. Exceed and the owner of the property had quotes for approval for over a week. All in all, after back and forth and awaiting parts it took until the 10th of Feb for the repairs to be finished. Thankfully, due to my wife’s persistence, she was able to negotiate a rent reduction. However, this took many emails and a lot of negotiations to gain even the slightest amount of compensation to us.

Once it came time to end the lease and the final inspection, Kim took the opportunity to attempt to strong arm us into paying for wear and tear damages and existing damages that were evident in the PCR. After completely ignoring our counters to the damages, we had our cleaners revisit at her request. We followed up with her over the next 2 days and then heard nothing back from her for another 3 business days. The only way we finally heard back from Kim and had the bond finalised was because we advised that if we do not hear from her by COB tomorrow then we would proceed with lodging a complaint with the Bonds admin.

Do not let them attempt to scam you out of your bond, make sure you know your rights and contact the Rental Ombudsman WA if you are ever in doubts. Good luck to every renter.

Update:

The final property handover experience was also bad. I do not prefer to deal with Xceed guys.
The property manager Madison has been rude and unprofessional. The apartment was not cleaned properly. The property condition report was sent very late and I could not review it as I work FIFO and was busy for the most duration. FIFO situation was communicated to her in-person. They do this to eat the bond money. I will never recommend Xceed to anyone.
The property was in miserable condition and had hair everywhere. The slider door still remains unrepaired. So is the exhaust in bathroom and kitchen. Despite communicating so many times, not a single phone call or an email regarding how they will clean up everything.

Shame on you guys!

Xceed has pretty good connections with prospective tenants. Gary & Madison have been helpful in re-leasing the property in a reasonable period.

I have had my doubts with this agency after my previous one went out of business. Over the past week I have had dealings with one of the property managers Tayla who has been an absolute pleasure to deal with. The knowledge in explaining lease terms, prices and other information with me has been fantastic. It is nice to see that someone is not afraid to pick up the phone instead of emailing when they chose to reply. I will be escalating this further to see if I can change agents.

Working with Adam Whitford from Xceed Real Estate was a very inspiring experience. Adam did a pre-sale assessment months before we were ready to go to market. I had intended to get 3 quotes when I was ready for a sale. When Adam came to see me I was so impressed with his positive easy and friendly manner I was instantly at ease with him. When a day or two later he explained his marketing strategy I was so impressed I signed him and Exceed RE up immediately. The method was a virtual auction. We had spent a lot of time and money to present the home in a clean and tidy condition. The photos looked fantastic. We where getting bids from day 1 of the campaign. On the day of the auction nothing happened until the set time for the auction then, boom! A flurry of bids and the property went for far more than we had expected. The feed back has been great and the sale was followed up with a personal thank you video message from Adam. Very professional very very pleased.

Spent a ridiculous amount on the phone waiting, waiting and waiting. Have spent less time getting through to my bank and that is saying something.
Offices don't open until 10am. Nice hours for some. Don't get me started on parking around their one and only offices in Herdsman.
Have changed my rating due to the excellent and friend service give to me by my property manager Karyn.
She has been easy to contact and gone out of her way to make sure I was settling in and to sort out an issue I did have requiring maintenance.

The agent is great! He is very professional and explains everything thoroughly. He is so accommodating and has a friendly nature. Whenever we have questions, he's always one email or text away and responds quickly. Xceed Real Estate is worth recommending to other clients in the future.

I could not be more disappointed in my experience with Xceed. They have failed to communicate in a timely manner including providing a final inspection report, did not carry out basic requests for maintenance leaving me to do all the work, have left me with unpaid bills and double charged me several times for work carried out which I have had to chase up. I have pretty much had to manage the property myself and I don't know what exactly I am paying them for.

There is no way I would ever recommend them and even now I am still chasing them. Do not let them manage your property - you will regret it.

David evans / exceed realestate managed my property for close to 10 years and we’re always exceptionally great at what they do, but over the last 2 years they have been absolutely useless in keeping in contact and reply to basic requests and emails, this is the last year I’ll be using them and I’ll be seeking another property management team ASAP

I am shocked by all these 5 star reviews. As a landlord their service is absolutely apalling and notice how they only respond to their good reviews and none of their one star reviews. Dont be fooled by all these "good reviews" their communciation, lack of professionalism and poor care for their customers is only the beginning of this shockingly terrible real estate agent.

Karyn Matthew who is one of the senior property manager at Xceed does her work in a very professional way. She has been very supportive throughout our tenure and any issues we faced with our property has been solved instantly in a very professional way.
