Did a R20 sub division with Vision. Both Jay and Craig are very knowledgeable and step by step. 10mths appliaction period was correct per their advice. Total cost was pretty much right by their estimation. (a few K over with little surprises but is part of the process, I guess). All quotations were suggested and no hassle (just paying the bill was the sad part).
The whole process was smooth and well communicated, tradesmen on site were well communicated and tidy.
Surely, Vision did a lot of background work and all the communications with other gov agencies, councils and tradies, don't expect a lot of updates and be patient with the process. They will get it done for you.
