There are ppl that have only got as far as slab down in 3 years in Orelia.
SAVE YOURSELF, YOUR MONEY AND YOUR SANITY. DO NOT BUILD WITH NICHE! You will be promised everything then as soon as you sign your contract it's all downhill from there. 3 years to build our home, moved in mid September this year and still have not had PCI.continual ongoing issues, seriously poor workmanship and client service contact. They are a joke.but not a funny one: (: (: (
I wouldn’t even be giving 1 star at all! DO NOT RENT WITH NICHE
I live in the apartment complex in atwell, I’ve been renting since June 23 and somethings were getting fixed up until September then NOTHING was getting fixed. I’ve had no kitchen light since the start of September due to water damage in the roof (I am top floor) which I still got no response, broken front door that’s been broken since June! The black mould that is everywhere in all apartments (through the water pipes, toilet cisterns to the walls), apartments are falling apart, hot water systems crapping themselves or over heating which no one can readjust due to them being locked and only an electrician can touch), power surges going through the roof costing $350+ energy bills when no one is home? !? And of course niche only cares about is MONEY!
NEVER RECOMMEND THIS COMPANY!
Since this ‘new’ property manager ‘Kym’ has started everything has gone down hill. Never responds to emails or requests for repairs, but will send one email claiming she never received any emails and sends the email that I’ve sent everything to! I even had to contact my owner DIRECTLY to tell them everything that has been going on! In which they also had been left in the dark and not responded to by niche themselves! Bloody useless. If you are going to be a realestate company LISTEN TO YOUR TENANTS!
The new and ‘improved’ property management department is ridiculous! No pm taking calls unless urgent, no property manager assigned to any property. This is a joke!
Settled on land beginning of March, still haven't progressed to even building permits with no contact or updates and having to constantly call, email, and even go into the office to get answers and still nothing. If I could go back I would definitely go elsewhere!
They were cheeky and left the time until start date on the build contract blank. I didn't pick up on it until later. So be sure to check your contracts.
Buyer beware, not sure what's going on with this company but our experience so far has been nothing short of HORRENDOUS! DON'T DO IT!

It’s been the WORST EXPERIENCE AND STILL GOING 3yrs later
Signed up for a house and land package in Tapping with Nicheliving in November 2020 it's now September 2023 and we're still waiting for the build to finish along with the majority of the owners in the development.
From July last year to now the outside looks the same.
The garage floor was supposed to have been booked in months ago but is still dirt. Only difference is the scaffolding has gone and the hole in the garage's ceiling has been sealed.
Can't tell if there is any truth in their monthly progress updates as the view inside is limited. Going in to 19th month since lock up stage.
The houses along the outside of the development are completed, but the inner streets resemble a ghost town of partially completed homes.
Nicheliving are dream stealers & soul crushers. We regret the day we signed up with them. Should have taken the hint the universe gave us when the initial sales consultant was MIA (not able to keep up with his work load).
Have heard Niche aren't prioritising Tapping as the fixed price homes are now costing them more to complete. Instead their focus is on their High End Living sites and newer development sites. Don't know how Nicheliving bosses sleep at night. But then the devil probably doesn't sleep.
Karma is always watching.
Brad Shrivani was helping us with H&L options in Willetton. He was very friendly and professional. He helped us even with Financing through Nicheliving Finance (Kevin) when my previous broker was very slow and couldn't even get the market value completed in time. Brad was helpful in incorporating the variation on their off-the-plan designs and advising me of the cheaper alternatives in my variation request. My build hasn't commenced yet but I am hopeful that house will be built over next 8-9 months as advised by them.
My take2 after 9 months - Not a single brick is in place, it took them 3 months post settlement to get indemnity insurance. Then they were quick to lay slab and since then it has been 4 months waiting for bricks. Before signing the contract, I asked Brad if they are facing issues with procuring bricks and he said they are safe given they have contract with local Midland brick factory. But fast forward, all these claims are just sales promises with no meanings. I am warned that they have both labour and material issues. They are not able to commit to anything at this stage to those who have contracts.
Take 3 (2 yrs post signing the contract) - Pathetic progress. They work for a week and then disappear for 2-3 months. So far not even at lock-up but was sent invoice for lock-up three months ago without having proper lockable door and internal insulation and plastering. Every 4 months they have new client liaison and supervisors. Learnt from supervisors that their payment terms to contractors and suppliers are not upto mark and hence no one wants to work for/with them.
Big shout out to Ronnie Michel-Elhaj and his team at Niche Living, recently completing a transaction with Ray White Commercial WA.
Purchased a house through Nicheliving and received our keys in a sandwich bag in the most lacklustre experience ever for the biggest purchase of our lives. Very poor experience.
Bought a Nicheliving property 5 years ago as investment and dealing with Luke currently to purchase another one. Really happy with the build and finishing and the people working there. Also dealt with Kevin for our finance and it made the process smooth.
Before you deal with this people, they call u everyday. Been told they are professional for everything. After deposit, the design change little small thing needs a mth. Be careful with them.
Do not build with Nicheliving. Signed contract with settlement first week 2021. House still not completed, with multiple lies along the way and that is when they respond to emails. It has got beyond a joke now with the lack of progress. They are destroying people's lives.
Dianne was an amazing property manager. Dianne was very easy to communicate with and I enjoyed our chats in the last few months of my tenancy. Over the space of 5 years, Dianne remained my property manager, although there were many assistants, which at times was frustrating, however, I always knew if I really needed to, I could call Dianne. I’m really sad to have left my old place and said goodbye to Niche Living and Dianne, but, all good things eventually come to an end. It’s just unfortunate that in the current rental market Niche didn’t have a home appropriate for my family. In the future, if I need another rental, I would choose Niche Living in a heart beat, but only if Dianne is still there,

Probably worst management team for rental I have experienced. Definitely won’t entrust them to manage rental! Poor landlord have to idea they have been delaying urgent repairs. Not following and poor business ethics.
Terrible, wait for two half years, still wait for response, and when U notice any problems, they ignore it, just want money, they are worst people I ever seen! Sale were said will finish in half year when we sign contract. All liailr
Building: We signed Nov 2020. It’s been empty promises, delays and total inefficiency. They cannot tell us when our home will be ready, they can’t give us a ballpark timeframe. They told us it will be one year. It’s been two. They sent an extension of time and I know they’ll send us another one. They are telling new customers two years… which probably means twice that. Don’t sign with Nicheliving. Try Home Group WA or just check our Facebook groups on builders. You’ll find out who not to build with and who are keeping their promises. How can trade shortages and transport issues only affect some builders and not others? Makes you wonder…
I have been trying to get in contact with Nicheliving today, I waited on the phone for 20 mins and was then hung up on. Also looking at rentals, one of the agents isn’t contactable. I’m finding this place to be very unreliable and not very helpful.
Absolutely appalling service my daughter is building her new home with Niche living it's now been 3 years and still no idea on when it will be completed. After numerous attempts to make contact via phone messages and emails all of which go unanswered I am now at the point of starting legal action. I would warn anyone thinking of building with this company to seriously think again it may save them years of dissapointment.
We signed contract in November 2020 for a two story 3x2 town house in Orelia (Stage 1). Promised a 16 week build time and double the home owners grant (extra 20k, TV promotion) by the sales rep only find out post settlement that the bonus did not apply to our exact house in the development. 2 years later not only do we not have the 20k bonus, but we have very little progress to show for it. Slab down and 1st story bricks layed and no progress reports since June 2022.
Staff have all left many times over as i'm sure they are not in a nice position of recieving customer complaints daily.
Give Niche Living a skip as there is virtually no progress in the entire Orelia development site this year.
