Absolutely bomb coffee, delicious. Staff are always super lovely. This place puts me in a great mood, fav local cafe

This thing is soooo good! And coffee is great. Modern, comfortable and food is reasonably priced.

Awesome coffee. Super friendly staff. Generous and yummy serving of GF smashed avo. My only complaint today was my takeaway cruller which oozed oil with every bite as if the oil wasn’t hot enough when it was fried and the donut absorbed too much of it. Really put me off. So sad bc I wanted to love it.

Poor customer service and their "large" coffee had me stopping somewhere else for another one.

Coffee was nice and so were the staff. Eggs Benedict was a let down. Eggs weren't hot, ham was barely warm, chorizo was actually cold. Basically a cold Eggs Benny. Not ok. Should have gone for the food in the cabinet which had way more potential.

They don't accept cash.
Eggs benedict comes with cold mince on the top of it, (possibly Italian sausage?).
Ice latte comes in a bottle and is weak as water. The Eggs on toast is over priced for what you get. I wish I'd walked past it and gone somewhere else.

Looks nice, but the worlds most simple request of having bacon instead of ham on an eggs benny was refused. Everywhere else does it, so I went elsewhere.

Well-curated focussed breakfast menu with excellent sweet treats. Coffee is likely best on Albany Hwy.

I frequent Modus quite often for their black coffee and their toasties.
They usually have weekend specials which they share on their socials.

Visiting WA from QLD to see family. Had breakfast here this morning with my partner. Coffee was good and food options were good as well (we had the breakfast burger and the eggs on toast). Chai latte was poor though, could have been much nicer.
All round not bad though.

Love this spot! Light and airy ambiance. They serve a great cup of coffee. The menu simple but delicious with wonderful combinations – good bread, sous vide egg, fresh herbs and toppings. Plus, friendly and attentive service.

Consistently great coffee! Modus is my morning go-to. I also highly recommend their banana bread.

It’s a rare thing to find a coffee shop that is so consistent with their quality - both food and coffee wise. By far the best coffee in Perth.

It took less than 1 minute to get my coffee but it tastes like water.

I will order water instead of coffee next time

If I was allowed to live here and have them hook coffee to an IV I would seriously consider it.

Hot chocolate and coffee are good. Lack of lactose free skim milk which is disappointing. Menu lacking variety and pricey. Also for a dog friendly area such as VP they don’t accomodate for taking orders if you are unable to come in - unlike many other great food and drink places in the area.

Hands down best coffee in Victoria Park! Super fast, great, friendly staff. Love what the Modus brand is doing around Perth and is super consistent between all their 3 locations.

Fantastic breakfast this morning @ Modus Coffee in Vic Park. With more seating inside than the Mt Lawley outlet, this was very welcome on a rainy morning
Had mushrooms on house baked toast with a side of house made hot sauce.
Delicious
Had a flat white to dine in and a cup of filter coffee to go.
This place makes me wish I worked in Victoria Park so I could visit more often

Hands down, one of the best places for quality coffee, quality food, and quality conversation with the team. I’ve been a Modus customer for a couple of years now and their Vic Park space is awesome. They care about their coffee so much and it shows through - never had a bad cup from these folks! Nathan especially does THE greatest oat flat white I’ve ever had. And their brekky burgers, canelés, slow cooked eggs… all of it just so delicious thanks for being awesome, Modus!

I drive 30 minutes to go here. So I guess it’s safe to say I’m a fan. Don’t miss the amaretti, the Rueben or the Canelé.
