The bahn mi is so hit and miss, it really depends on who makes it. Sometimes it's chock full, other times is an almost empty bread roll. They have a huge selection of ready to eat meals, like pasta, potato bake, bolognese, curries, meat and gravy, vermicelli salads and a large menu to choose from if you have time for them to whip something up for you. Kitchen doesn't close until 8pm so they're convenient, as well as having a grocery shop selection. They are a bit expensive but most places like this are. Staff are usually friendly, happy and efficient.

So I thought I would try the fish and chips.i wont be getting it again
The fish was razor blade thin and was like leather.
Fair call they are not a fish and chip shop but at least use a nice piece of fish.
I do have to say the 2 meals were not greasy, wich is a good thing.
I've had the crispy pork bowl, now that was nice and worth what they are charging.

I bought a Special Fried Rice take away. Full of left over, age old pieces of meat, sausage of who knows what, and what ever else the could find left over in the kitchen. I would not even feed this to my dog. Whatever meat it was, it would never pass any health food inspection.
Is there any Quality Assurance in your kitchen or is this norm for you guys. Very sad because up till now your food was ok. Now it is just garbage. Special Fried Rice - yeah, was it ever special. NOT.

After reading good reviews thought I'd give it a try, ordered char siu chicken bhan mi, lady serving was rushing so much I hadn't got a clue what was going on, then she told me to wait over there. 5 mins later I got my roll, big disappointment, I was looking forward to a fresh Vietnamese bread roll with filling, what I got was a dry toasted stale roll, with minimal salad and dried out char siu chicken, wont be rushing back. Maybe I caught them on a bad day, they had heaps of choices and were busy but my food was enjoyed by my dog!

I found the woman who served me very unhelpful and very rude in not looking for a product they clearly sold the other lady who was working there spoke clear English was pleasant and found what I wanted straight away, this place won't get my support from a rude and disrespectful woman who clearly knows nothing about customer service, as I was trying to explain what I wanted she raised her eyebrows and walked off, never had customer service like that from enywhere in Mandurah.

Disappointed that it says you are open til 10pm, but always closed by 9pm. Other than that, usually great service.

Wow great food honestly best Bahn mi in Perth really is a hidden gem. Staff are so friendly, I love going here.

Went with my partner to get lunch, we stood in line she ordered hers and then I was skipped and the man next to me got served. Obviously I didn't look hungry enough. I am not a small person. I did not complain just left. Food partner got was OK.

Best Bahn mi I have had. Staff are always happy. Food is reasonably priced even the mini marts groceries are good prices

Only had the Banh mi and the bao buns both very delicious will be returning. For a little shop has most things you could ask for and always friendly staff.
