Terrible manager/owner. It's her private residence so all her junk is everywhere. She phones and messages relentlessly trying to convince you to stay longer then concocts a story about you locking the neighbours dog inside so she can charge an additional 400$. House was great. Management 0

It was supposed to be a relaxing family break. The owner didn't stop messaging me, starting at 7.15am on the 1st morning. She must have driven past numerous times and then called me about the number of cars in the drive way! I don't live with all my family so obviously we came in separate cars, never exceeding the amount stated that we could have in the drive. We also had other family members staying at Smiths Beach who came by in the morning or evening to follow us out for the day, so what business is that of the owner, what we cant have guests for a drink before we go out for dinner?
It should be one price for the whole house not a per person cost, that way it wouldn't matter. So be sure to give correct numbers to the owner, as I did, but that didn't seem to matter she thought there was more people.
There were too many 'lived-in' aspects of this house that was advertised as a luxury property, close to the beach, not 'waterfront' as described.
The bedrooms were however clean and neat and tidy as were the bathrooms and laundry, so that was good. One bed was quite lumpy and we rolled to the middle. It also needs to state in larger font that one room is an 'open room', with a curtain, not a door.
It states on the website that I found this property on, (Stayz.com.au) that there is a minimum of three days between guests, however there were guests checking in on the day we vacated, as the owner messaged me again, reminding me of 10am check-out! This isn't a problem, however don't state that on a website then.
The pool is not heated (its solar -'heated', which needs a week of very hot days to remotely heat a large pool) and the hot water in the house for showers, started to run out, so use the booster!
For a family stay, it met our needs, so that my sisters and I could have separate rooms and my daughter and parents had their own rooms also. It was comfortable, large, set-out well and the pool would be good in the middle of summer, on a 38 degree day.
It was just slightly ruined by the numerous messages and phone calls by the owner to me everyday, with questions and accusations after we had checked in. Owners should be available if required by guests, in the background, not in your face and making you feel watched!
Will be booking villas in a resort style setting in future.

Amazing stay at Rockpool. We left our Margaret River trip booking last minute and Monica came to the rescue with a day to spare. Very clean and accomodating. Monica even shouted brunch for us on the last day. Will be back for sure!

The house is full of the owners goods and belongings, the kitchen is certainly not gourmet and the pool is only heated through solar (cold). During our stay the house filled with raw sewage, the owner then claimed it was our fault - plumber confirmed it was due to tree roots in the piping.
After months of trying to get our refund back, we had to take our case to the local court where the owner is now liable to refund costs. I implore anyone who is looking to stay here to be aware of issues and to carefully research the reviews on this property.

She also was very clear about not sitting out on the balcony and making too much noise after 10pm (which we didn't as was too cold and the outdoor chairs were too old), but it was just a weird thing to message me about.

In each cupboard or buffet bench and kitchen cupboard, there were lots of the owners belongings. We had to put a load of dishes through the dishwasher before we could use them, as they weren't clean. And there was frozen food in one of the draws in the freezer. In the 'wall cupboard' in the single beds room, there was just loads of 'stuff' chucked in there like an attic storage room.

The property needs some upkeep and a tidy, removal of personal belongings and a new outdoor setting and high chair then it can live up to the 'luxury house' stay, it promises to be. It was comfortable, large, set-out well and the pool would be good in the middle of summer, on a 38 degree day.
It was just slightly ruined by the numerous messages and phone calls by the owner to me everyday, with questions and accusations after we had checked in. Owners should be available if required by guests, in the background, not in your face and making you feel watched!

We stayed here for a week with family visiting from overseas and had a great time! The owner was super responsive, and even when the booking company (Stayz) screwed up, she was very helpful. The house does not have a master bedroom, but that's really not an issue. It comfortably slept eight adults (and one dog) without any dramas, and the pool was spectacular! The location was perfect to walk to White Elephant Cafe and the beach, or just to relax and enjoy the warm weather. We hope to be back soon!

When we arrived, the power was off in the house, meaning that the fridge and freezer were off. When we entered the house the smell was horrible, very dank and unpleasant. It made me feel physically ill. We had to open all of the windows in the house to get rid of the smell.

The pool was unusable because it was so filthy, full of leaves. My son who was with us was looking forward to having a swim and was not able to do so.

When we woke up the next morning, the power had tripped off again, meaning that the fridge had turned off yet again. Bye bye food.

On the second evening, we had dinner on the balcony. As it turned to night, we noticed that the lights on the roof did not work. They were hanging from their sockets out of the rusty roofing.

When we woke up after the second night, the power had tripped of yet again. The fridge was off and the lights did not come on.

To make things worse, Monica, the owner of the property contacted Air BNB and told them to charge an extra $150 because "two extra beds were slept in".

Beware of this property, and the owner who will try to rip you off.

Not a pleasant place to stay.

We stayed in RockPool recently on a trip away with some friends, to say this property is amazing is an understatement! Fantastic views, very comfy beds and a great pool. Monica was a dream to deal with always being available when ever we needed her to answer any questions we had. This is the only place we would consider staying in Margaret River in future. Highly recommend.

Beautiful house in an excellent location. Stayed here recently with a group of friends for a few days. Clean home with beautiful views. We loved sitting out on the balcony and even made use of he bbq provided. Comfortable spacious bedrooms and the added bonus of a pool. Monica was very accommodating and a lovely woman to deal with. She was very helpful. We will certainly be returning here again and I would highly recommend rock pool to anyone considering staying in margeret river.

We stayed for a long weekend Sept 2017. Weather was perfect. Large architecturally designed house close to great beaches. Lap pool that we did not use. We found property clean, modern kitchen, lovely large bathrooms, nicely uniquely furnished, living areas open plan, very comfortable beds. Property is based in Gnarabup (beach area) 10 min drive from Margaret River.

So disappointed. The photos were not at all true to form. Run down and tiered and not at all "luxury" as sold. The owner also try's it on with asking for cash deposits outside of the booking agents T&C's. The house is lived in full time and vacated for holiday makers willing to pay top dollar; this shows in the cleanliness and overall feel of the house. Avoid, go somewhere else.

We stayed here for 4 nights in March with a groups of friends (so 6 adults, 2 couples + 2 others). House had everything we needed for our trip from Perth and we had an awesome time. A huge bonus for us was that the house is pet friendly as we have 2 golden retrievers and another couple have a dachshund so that was a major factor when choosing the house.

The house is in an absolutely ideal location - short spin to Margaret River town and right by the ocean. So for us, this was perfect.

The house itself is very large and has a really nice split level layout. The house was perfectly clean and had all the linen and towels we could ever need. The house does feel lived in which is totally fine with me as I often use airbnb worldwide and don't mind that feeling at all. Furniture could be described as 'eclectic' which might not suit some but we really liked it. However, the outdoor furniture definitely needs to be upgraded, especially on the balcony. The small table and uncomfortable chairs do not make good use of this beautiful balcony space. We couldn't spend much time out there as you couldn't relax out there for an evening on those chairs.
Perfect wifi and a large TV. Very very comfy couches and lounge area. Bedrooms are all good with the exception of the small room separated by a curtain. I would say the house sleeps 8 couples. A couple would not be too keen on the 'curtain room', so take that into account. The upstairs bathroom is amazing. But we seemed to run out of hot water for the last day which was very odd, so we all enjoyed a nice refreshing cold shower! Didn't impact us at all though.
Kitchen is very well equipped and a great space to have a meal and relax with a big group. Dining table and chairs are mix-and-match but all work well with the rest of the decor.
Outdoor pool and surrounding area are in OK condition - pool was a bit cloudy and definitely not warm, but that didn't bother us. The pool area could do with a bit of an upgrade but overall it's a lovely little sun trap and gets good sun all day long. Nice back garden which was absolutely perfect for the dogs!
Overall, I'd definitely stay here again. It is very expensive, but any house this size in Margaret River is going to be similar. For such a large pet friendly house in such a great location - we thought it was well worth the money.
Plus the owner told me when I left that Kelly Slater has just booked a 2 week stay there for the Margaret River Pro - so that earns you some cudos when you tell people where you stayed when down south:)

Shabby without Chic.
Firstly this is not a holiday rental. The owner moves out when she has a booking so the house is full of the owners belongings. There is no hanging space in the wardrobes as they contain the family's clothes. We stayed 5 days in March for a Wedding and the owner insisted we pay the balance to her in cash. No receipt was given. The main bedroom is not ensuite. You need to walk across the landing in full view of the lounge past the 2nd 'bedroom' which is separated only by a makeshift shower curtain and has no where to hang anything. There was no hifi/stereo/ipod dock or any way to play music. The bathroom and kitchen were dirty and the cupboards full of old food items. There were 3 unmatched champagne flutes for a house supposed to sleep 10 and a variety of unmatched glasses and crockery all of which needed to be washed before use. The pool was cloudy and outside furniture falling apart and covered in cobwebs. The interior furniture appears to have been sourced from op shops, threadbare and tatty sofas and whitewashed and graffittied old wardrobes. We made the best of it but there is no way this house is worth the $600 per night price tag, If I could give it a minus rating I would. It's a shame as the house has obviously seen better days. It is in a great location has been allowed to fall into a poor state.
