Amazing estate that they have developed however if buying land, take zero notice of expected settlement dates as they are completely inaccurate. Mine has been delayed 3 times and I am still waiting for settlement. 12 months after the original settlement date.

What a beautiful area to live. Good for live and invest.

Awesome place!
Smells like a cow farm and cigarettes.
Empty lot at the estate entrance. 5 years on and still no shops! Just a cafe and childcare.
If you drink coffee and need childcare this place has you covered.

In terms of land in Warragul this is the best location. Close to the freeway and void of having to drive through the town to get out of it.

Land is a little pricey but includes normal extras like retaining walls and fences, this is one of the reasons why I bought.

Negatives? Look my block hasn't titled as of yet, but I hear a lot of negativity about the internet. The Red Train network reduces the amount of providers you can use. If you have a contracted plan with Telstra.you will have to break it. Some people I know have canned using NBN and gone to using wireless. This speaks volumes as FTTP should be faultless.

The other issue are the delays. When purchasing I asked the sales manager Anne what they are like being on time with titles, she said and I quote "we have been late only once and that's because the titles office was closed for 3 weeks over Xmas in 2017, normally we are early". Well since then and a $20k deposit the title release for my block has gone from April 2019 to July 2019. Excuse given? Weather.even though Victoria had it's driest winter on record last year and one of our driest summers. I'm very disappointed with the delay as I feel I was sold on a promise

In saying that, at least with Waterford you do have access to updates.
