Would highly recommend Tabitha Robb‘s services! My partner and I have endless praise for Tabitha and couldn’t have bought our first home without her! We were new to the game and needed some patient hand-holding as we were clueless and scared about making such an enormous life decision. Tabitha walked us through the entire process from start to finish (including what NOT to buy, how to gauge ‘true’ house prices rather than what a house is advertised for, what makes an ‘A’ grade property, negotiating with the vendor, what renovations to consider, as well as actually helping to coordinate tradies coming through!) We really valued her expertise and advice at every step of the way, as well as her promptness with friendly replies. We always appreciated the sincerity of her opinions, especially with regards to the state of the property market, and we never once felt pressured on our decisions. She also saved us a lot of heartache from emotionally investing in properties that were being under-quoted by real estate agents (which therefore were way out of our price range) or by steering us away from houses that were simply bad purchases. We eventually bought off-market (again another reason to engage a buyers agent!) with Tabitha’s help and got a very good deal on the house we are moving into. I think good buyers agents basically ‘pay for themselves’ with the amount of money you save during negotiations/auctions, or the higher capital gains in the long run when you buy a better grade property. While Tabitha’s main client base is first home buyers, we wouldn’t hesitate to use her again for any investment homes in the future given how fantastic the whole process was.

I was so glad to have Sam working with us on our house hunt. With turbulent market conditions, limited stock and lots of competition her knowledge and experience was invaluable. Sam and Tabitha were a breath of fresh air after almost two years of searching for our first home in and out of lock downs. The market was racing and we were at risk of getting swept up in the hype and overpaying or compromising on things we would never have considered when we started. We were also at our wits end with real estate agents and wanted our weekends back.

We spoke to a number of potential advocates and what immediately set Sam and Tabitha apart was their genuine, transparent and honest approach, their market knowledge, and their set pricing (as opposed to many agents who charge a % fee which is completely counterintuitive when they’re meant to be your advocate!).

Engaging them was an immediate weight off our shoulders. They helped us narrow and refine our parameters, and kept us on track and realistic about prices (which they were always able to predict far more accurately than the statements of information!).

We were demanding clients, but Sam and Tabitha were very patient with us and went above and beyond as we navigated this process for the first time, including through a few more lockdowns when inspections weren’t possible, and they gave us really helpful advice about how to protect ourselves in a rising market.

We ended up buying a property off-market - an older house with good bones, north facing, on a decent block of land in a good suburb. Perfectly liveable but with lots of scope to improve. It is not something we would have even looked at a year earlier, but Tabitha was able to help us see the potential in it. One of the key benefits of having an advocate is access to great off-market properties and avoiding the stress of auctions where possible.

It was such a comfort to have Tabitha on our side during the negotiation process too. We barely had to do anything! And she also helped us arrange a bunch of quotes for painting, fencing etc.before settlement so we could hit the ground running once we got the keys.

And the service didn’t stop at settlement - we’re still in touch with Sam and Tabitha, including with Tabitha about our renovation plans, and she’s given us some really helpful advice about how to ensure we add value and don’t overcapitalise.

In short: we’d never buy a property ourselves again! Sam and Tabitha were worth every penny! Highly recommend:)

Working with Sam from Prop Culture was a great all around experience and was massive in us buying our first home.
