Anna at The Apartment Specialist was the property manager at the place I rented and she was the best property manager I've seen. Very responsive to tenant's queries and easy to communicate to resolve any issues. She's always on top of items needing maintenance and took good care of the property. Regular inspections and maintenances were always arranged at the right intervals in accordance with standards. Overall, perfect experience.

Anna at TAS has been great in attending all my needs during my time in their property. She's friendly, responsive and clear, just a great person to deal with. Highly recommend.

As a property owner, I felt my property manager at TAS worked for the tenants and not the property owner. We had many issues in the years with TAS not experienced with our other rentals (managed by other agents). We gave TAS many opportunities to improve over the 6+ years with them.

In the 12 months leading up to us finding a new agent we had:
-Expired lease gone assumed unnoticed by TAS. This was flagged by us to TAS and we were advised the lease had rolled over to a month by month lease making it difficult to increase rent, negotiate a new term of agreement or manage tenancy periods.
-Agent negotiating a rent that was $30 per week less that the market appraisal he had prepared for us.
-Smoke alarm compliance expired and not actioned until we flagged with them
- Rarely (if at all) able to contact the agent on his mobile during normal business hours. It was also rare to receive a return call or email within 24hours from the agent.
-Slow follow up on urgent maintenance issues.

I feel we were managing our own property in the end despite paying generous monthly fees.

Since leaving TAS, it’s also become very apparent that the effort gone into marketing and advertising is minimal and what I’d describe as lazy. The photos on their ads are poor and in some cases generic photos used from previous advertised units with the same floor plan with poor lighting, vacated units, etc. There are much better options available to property owners.

On a positive note, the agent was well presented and easy to speak with when we met with him for a property inspection.

In summary, I was un happy with the overall experience with this agent despite being with them for 6+ years and giving them many opportunities to improve. I have a bit to answer to myself for not taking action sooner. From a property owners stand point, I wouldn’t recommend them. As a tenant you may find my particular agent better as I feel he was working in the best interests of the tenants on most occasions but was generally lazy on follow up actions and often missed critical timings for lease agreements and simple compliance tasks. This is obviously concerning to both owners and tenants I’d suggest.

I've been their customer for more than 2 years in a row and I can't say anything about TAS, just wanted to thank for being so helpful and comprehensive. Service highly recommended!

Advertises apartments for rent but refuses to give any information about how much the rent is unless you attend an in person inspection. An absolute joke.

Anna and the team at TAS has always been helpful and easily approachable for any inquiries/concerns. Communication has been clear and open which is one of their main strengths.

From the time we spoke to Dominic about our new apartment to when we got it rented out and managed by Anna, the experience has been second to none. Dominic has a wealth of knowledge and experience, is a straight talker, no nonsense type of guy which is much appreciated when dealing with real estate.

It was my first renting experience in Melbourne, and The Apartment Specialists offered me such amazing services for four years. Especially thanks to my property manager Anna Duong, she is very easy to communicate and always approachable, her professionalism helped me to rent and return the property quite efficiently. The Apartment Specialists have exceeded my expectations of a property management firm, Ernie Dias has been great at keeping me informed with regular communications, proactively managing the re-leasing of my apartment and advocating for both the tennants and myself. I really appreciate the prompt, open and honest communication, and would highly reccomend for anyone looking for a property manager you can trust.

TAS were quite good to deal with while we were tenants, but when we had to break our lease it became very costly and potential tenants of this agency should be aware of the exorbitant costs built into their standard rental agreement e.g. We were charged a $600 advertising fee for them to advertise the property on a single website using 3 photos taken before we moved in. It also took them 2.5 months to find new tenants at a time where the newspapers were reporting record low vacancy rates in Melb (1.9% vacancy rate as per the Guardian). All the while we had to cover the rent.

As a Tenant, I truly felt TAS do care about their tenants with support and assistance. I have dealt with some agents in the past that didn’t really care about their tenants, you felt like you were by your own to solve the problems. But TAS really changed my mind, they do care. The Owner Dominic phoned me to follow up my emergency issue with owner’s corporation. His assistance made me felt someone do care, and understood my helpless situation. It really made a big difference to cheer me up. My Agent Anna DUONG was trying to help me as well while she was away the office. I felt I could trust TAS, and I definitely would recommend their services to my friends and families.

Anna is most professional property manager I've experienced over the years as a renter and landlord. Fair and common sense, unlike some others in the industry who need to be constantly followed up about queries or other matters.

We have been working with The Apartment Specialists for the last 18months providing their clients end-of-lease cleans. They have been very professional and pay all of their accounts on time!
