Great place to stay for the money. Clean, comfortable, quite rooms with blackout curtains. Buffet breakfast is good. You can of course get better but you you will also be paying a lot more as well. Great location as only 4-5mins walk from Spencer St station and Sky bus. Stayed here a couple of times and keep coming back.

Just spent 4 nights at this great hotel. Walking distance to the Melbourne Park - Aussie Open and many of the attractions. Great staff and really one of the best free breakfasts ever! Rooms are not huge but we were only there to sleep!
Thank you to all the friendly staff!

I selected this hotel based on its prime location and affordable price. The proximity to Flinders Street Station in the CBD is just a short walk across the Yarra River, making it incredibly convenient for exploring the city's vibrant bars and restaurants. Though it's one-stop outside the free tram zone, the hotel's location is still quite accessible, taking no more than a five-minute walk from the Flinders Street stop. Additionally, there's a 7/11 just across the road, providing easy access to any necessary supplies or groceries.

Check-in was super quick and efficient even though we were a few hours early. The staff was courteous and polite, and as an IHG Diamond member, I was offered an upgraded room on a higher floor. However, since it wasn't ready yet and I preferred not to wait, I chose the standard room, which was more than adequate. I stayed here for four nights with friends, who also had rooms on the same floor. Taking advantage of the IHG promotion for extra points, I opted to skip daily housekeeping.

The room itself was spacious and comfortable, featuring a king-sized bed, a couch, a work desk, an open storage closet equipped with an iron, ironing board, a kettle, a mini fridge, and a safe. The bed and pillows were cosy, and having a selection of soft and firm pillows was a thoughtful touch. The air-conditioning and heating worked perfectly, keeping the room comfortable during the cold winter nights. I was particularly pleased with the consistently high-speed Wi-Fi, and the ample number of plug points near the bed and work desk made it convenient for charging devices. Moreover, my room had a wonderful view overlooking the Botanical Gardens.

The bathroom was spacious and well-appointed with all the necessary amenities, and the shower provided nice, hot water with excellent water pressure.

For guests who needed laundry facilities, there was a laundry room available with coin-operated washers and dryers. Overall, my stay at this hotel was enjoyable, and I would highly recommend it to anyone seeking a comfortable and well-located accommodation in Melbourne.

They managed to mess up reservation - and basicslly told me there is nothing they can do, which required 20 minute chat session w IHG on my own. The room I've gotten was supposed to have botanic garden view but the view is 80% filled by roof of adjacent building. Probably won't come back here, despite nice location by the river and Finders St station.

A 3 min walk to Southbank Esplanade, Holiday Inn Express is an excellent place to stay for your short Melbourne trip. Perfect for single or couples travellers, the rooms are well appointed, clean and tidy - staff are friendly and informative. Buffet breakfast is always a plus - just make sure you get in early to beat the weekend rush. Highly recommended

Great place to stay and head to the footy. Reception and bar area is lovely. Bar is open 24 hours. Breakfast is included for free. Not much variety like a full buffet breakfast but still your standard eggs, bacon, toast, cereals, juice etc.

Stayed for business for two nights. Great accomodation and breakfast. Great location just off Southbank. Staff were extremely helpful and friendly. Special shout out for Georgia, the manager on shift our first night who helped out with some special requests, very accomodating.

If you like a sauna then this is the hotel for you.
The air conditioning system will continually increase the temperature and reception will say that it is working fine.
The location is great but the rooms are a hot box.

Good location & nice services. However, the room door has some difficulties in closing tightly, which lead the electricity's down for twice when I was staying there. But it's good after all.

The rooms were great. The deductions are for the high parking fees. I expected that we have to pay for parking. But I find it outrageous to pay 35 dollars per day as a guest.

In a great position near city. Quiet dark room. Breakfast a bit disappointing, it was cold and set out badly.

Very modern hotel, lots of usb outlets which was good as our adaptors didn’t work, very convenient location, 2 minutes to fed square/trams/train. Weight room but no pool and no ice machines on our floor, laundry facilities were clean. Only other negative was pretty limited breakfast with almost no fresh fruit and coffee machines not on/available for guests all day like at some hotels.

Great location, the hotel is new, free breakfast, but the room cleaning isn't really perfect, and the hotel is definitely not made for longer stays. There are no shelf to unpack

My room was absolutely immaculate, excellent water pressure in the shower, and (best of all) there was nothing in my room to trigger asthma or allergies - none of those horrible scented air freshener things and no feather pillows. Staff were friendly and helpful, on-site parking was easy, and the buffet breakfast was pretty good.

I’ve taken off one star for the bizarre bed linen situation. There was no top sheet on the bed (I would have liked one because the room was quite warm - too warm for the doona). The bottom sheet was just sort of draped over the bed instead of being tucked in under the mattress, and I wasn’t able to tuck it in myself as it was quite small and there wasn’t enough overhang. The doona cover was also open along one side and I couldn’t see any buttons, press studs or ties to do it up with. All this resulted in a bit of a tangle of bed sheets and doona covers during the night, so I didn’t have the best sleep.

Worst sleep ever. The air conditioning is only motion activated so it turns off once you fall asleep. So basically, it’s designed to keep you awake.

Brand new hotel. Small rooms however very clean. Hotel also has parking which is a bonus in Melbourne CBD. Will definitely stay here again.

Great new hotel with attentive staff and nice amenities. In a central Southbank location so easy to walk to CBD or along the River.

Well located at Southbank and only a short 10 minute walk to Flinders St station and Melbourne CBD using a pedestrian bridge over Yarra River.

New hotel, clean and modern rooms. Adequate breakfast without any fancy trimmings.

Friendly staff and highly recommended.

Note that check in is on the 7th floor.

Only complaint was couldn't open bedroom window (maybe I missed this) and air conditioning a bit strong.

Otherwise good value, and a pleasant stay.
