Selling a property can be a stressful experience, but working with Wally, Charmayne and the team at Bell Property made it a lot easier. Wally took the time to understand my priorities and devised a strategy to help me achieve my goals. He was responsive throughout the process and managed my expectations effectively. Overall, I had a great experience working with Wally and the Team at Belle Property.

Belle property is by far the easiest company to deal with in my experience. I could not have asked for a more simple and effective process for moving into my first apartment. I feel well taken care of and have the entire time when working with Belle. Any questions are answered promptly and communication is very clear.

I have been a tenant with Belle Property Armadale for the past 8 months and a previous tenant in another dwelling.
In the past 8 months I have had the utmost professionalism and loyalty from this Real Estate Agent.
Sally James, has shown that she is a true professional with loads of local knowledge in the Armadale area.
I hear a lot of complaint from friends and family about the lack of attention to detail and escalating problems with there property Managers. Not so with Sally and Belle Armadale.prompt efficient and always an outcome and problem solved.
The Leasing Team is impecible and have a desire to be the best.
I thank Sally, and Belle Armadale for always wanting to please there clientele.

My agent Charmayne was so responsive and transparent with the sales process i even could discuss each clause of the sales contract and had a courtesy post sales inspection to make my furnishings decisions before moving in.

Unfortunately we absolutely cannot recommend Belle for property management, and have just moved agents away from Belle Armadale, having had a very negative experience especially over the last 12 months.
We live in London but had to arrange our own replacement oven due to our property manager somehow not being able to arrange more than one meaningful quote over about a 6 week period, it was really shocking (and we were quite right in suspecting this quote was inflated and requesting a comparison, we ended up paying over $1000 less than this initial quote).
Then, the even more disappointing thing was that we emailed her and her manager with a complaint about this experience and importantly the impact on our relationship with our renters (who were quite rightly annoyed at having no oven for 2 months, and have subsequently given notice to move out), and never received even an acknowledgement of this, let alone a reply to that email addressing our concerns. We even followed up on this email, requesting a reply, and there was then a short reply (proving the email had indeed been received) but still no time taken to acknowledge or address our concerns.
We joined Belle in 2019 when it was still Hocking Stuart, and it was not our intention to leave, however due to this awful service we have now moved away, and have actually chosen to pay higher fees with a competitor because the money we were paying Belle had become so pointless. To us, the worst part was the complete lack of interest in repairing the relationship with us at all after this pretty unacceptable incident occurred. Perhaps if they had done this, we may still have left but I wouldn't feel so strongly about warning others about their pretty sub-par services.

My husband and I had the worst experience with inspection managed by Tiffany Gillard. My husband arrived 5 minutes earlier than me and the inspection time (13: 00-13: 10). Since there wasn’t any signage, he rang the bell, and Tiffany responded that she would come down. However, no one came down and ten minutes passed until I arrived at the site at 13: 05. We waited and I finally called her at 13: 08 and she answered in a very rude manner and told me I was late. I told her my husband had been here waiting all along (after she told him to wait) and she insisted no one rang the bell. This is not true because my husband distinctly said he was ‘here for inspection’ and she had answered ‘wait there. I will go down’. When we pointed out that SHE was the one that made us wait, she just said she was busy and hung up after telling us she would maybe see us next week.

My husband and I also work full time and made time for this inspection because we were highly interested. She was still at the property in the middle of inspection knowing we were waiting outside. In all my life in Melbourne, I have never dealt with such unprofessionalism and rude behaviour from the manager. We are no longer interested because we believe this type of character speaks to the entire operation of the building. I hope that you take this incident to consideration in further business to come.

Mark Williams, terrible agent. Doesnt return calls or texts. I feel sorry for his Vendors. Tempted to door knock and deal direct, he would probably still chase his commision.

(Landlord) Used to be reliable and competent 4+ years ago, but started changing property managers so often I had no idea who to talk to. The team are disorganised, slow to act, “forget” things they’ve been asked to do, and maintenance requests (as a landlord) either got forgotten or took a month to get around to. They lapsed payment on my water bill, which puts a bad credit rating note against me personally - just because of their mismanagement and disregard for their professional service. Only discovered by my new agent in the handover documentation. Shocking experience, no wonder it always took ages to find tenants.

I would rate my experience with Sally as 5 Stars. Sally has been extremely efficient and very prompt in dealing with and resolving any issues that have arisen in managing my property. She is excellent to communicate with and very professional. Sally obviously has extensive experience and knowledge with a great understanding of both the Landlord and the Renters requirements.
