Senanie and Gateway team were very HELPFUL, ATTENTIVE and PROMPT to get us out from a very difficult situation.

We were earlier advised by our developer that our land is scheduled to title in October 2019, but suddenly then in mid August they advised us that the titles are to be issued by 23rd August with the settlement to be followed on 4th September. At this point only it came to our knowledge that the the original conveyancing service (this was recommended by the developer at the time we paid the initial deposit & reserve the land) we signed on with has been shut down & our file was transfer to a another company, which runs an online conveyancing service with no physical office.

Since this was all sudden and we were anticipating on titles in October, we did not had any mortgage arrangements by then, thus we were in an utterly difficult situation. We were advised by the bank that surely we are going to miss the settlement date since we were so late to start the process of loan application. Our finance/home loan officer recommended to talk to Senanie at Gateway Lawyers to sort out the matters and it was the BEST decision we made to get Senanie onboard on this matter.

Senanie took over the file on 26th August and negotiated with the developer to get us a PENALTY FREE extension till 16th September which gave us a breathing space of almost 2 weeks.

And we are pleased that today, as of 16th September we did the settlement.

The property (land) was titled before the anticipation date (4 months before) so that we had to ready the finance for the settlement soon. But we had not sufficient deposit at that stage and the vender issued a rescission notice with a fine (12%) that was really unfair. Also the valuation came up very low which was effectively reduced our borrowing power too. We gave up the home dream indeed. But these staff didn't give up it. They kept trying and get the job done last. And vender had to rebate $10000.
These amazing people really save our life:). Otherwise we could have lost our deposit of $31000.
