Utterly Incompetent Inspection Service by David Roth

I regret to inform others of my extremely negative experience with APBI, specifically with an inspector named David Roth, for the inspection of my single-storey property in Melbourne. It was nothing short of a fiasco.

David Roth, the inspector, displayed an egregious lack of knowledge in the construction industry. He missed major structural issues that were glaringly obvious, choosing instead to focus on trivial matters like missing nails, while completely overlooking significant structural problems and deviations from the approved building plans.

His incompetence led to severe complications as the construction of my home progressed, resulting in substantial alterations to the structure and costly repairs. David Roth's lack of skill and professionalism has had serious repercussions on my project.

I strongly advise against using APBI, especially if David Roth is involved. Their service isn't just substandard; it's a dangerous gamble with your property. For anyone in need of building inspections, I urge you to seek a service that is reputable, qualified, and truly professional. Do not risk your property with this company and this inspector.

I can't speak more highly of Greg and APBI. We touched base with APBI to complete a B&P inspection for a property in Kensington in late August. We went out to the property to meet Greg and the agent. Greg was friendly, knowledgeable and we felt that he was actively looking out for us from the get-go. Throughout the inspection Greg was happy to answer questions and in particular explained a number of items we would need to be mindful of in the near to medium term. The report that Greg provided gave us a lot to discuss with the vendor and a lot to consider about the property which we've now looked to purchase. Thanks again Greg, couldn't have been happier with the help you provided during the purchasing process!

Great service. They where very friendly and helpful, there service very detailed, thorough and fast. Could recommend more.

We are building a new house and hired APBI to inspect the frame. The inspector failed to identify any errors, and the one mistake he did report was incorrect due to his failure to review the engineering design. Consequently, we were compelled to engage another inspector who subsequently identified numerous errors in the frame section. Despite these glaring oversights, APBI's response was to attribute them to a lack of time for measurements. This explanation falls short, given that these errors were evident to the naked eye – for instance, the front entrance door was significantly misaligned, and the shower lacked the required niche as per the design and. Following a conversation with the manager, we were disappointed to learn that a refund was not an option. Regrettably, this experience amounted to a complete waste of our $500 investment. We are going to take it to VCAT.

Very professional and quick response time by the team at APBI. Our inspector David was fantastic, friendly and did a thorough job on the inspection. His report was also sent to us within the agreed timeframe.

I would definitely recommend APBI to anyone who's in need of inspectors.

The worst receptionist ever!
unable to address customers concern at all. She was not only showing me how frustrated she was on the phone with her tone of her voice, and be littling me.but also required me to apologies and calm her nerve on the phone. This was the worst customer experience I had all my life. I am sure there are better company out there does the same quality of work.

Process was very easy, report was provided in a timely manner and also provided information on the report verbally

Working with APBI was not worth it, the inspection report included paint defects but nothing major. We were onsite with the inspectors at the same time and picked up crucial flaws such as cracked bathroom tiles, literal holes in the wall, and missing floor trims, none of this was included in the report. APBI are also not able to inspect roofs above 3.6m as per the height restriction. We contacted APBI about our concerns after receiving the report, they only replied with:

We have not heard back from them an feel incredibly scammed. I would not recommend working with APBI.
