BEWARE! Armstrong Real Estate are taking no responsibility for managing problem tenants in houses they are manging. For over 18 months we have been living next to a nightclub.
We have over a year of documented evidence of noise and music which comes into our home at all times of the day and night, some times for 8 or more hours at a time, sometimes at 2 am, and often for 2 days the whole weekend. It is unbearable to have the music and bass, loud enough to hear and feel over tvs, dryers, etc with all windows and doors closed. We have had episodes of windows and doors rattling from the music vibrations. Armstrong Real Estate have now refused to do anything about this, despite police and council involvement and instead hide behind the tenancy act, tell you 'there is nothing we can do', (which is not true) and shift the blame to the owners. Shameful business and rude, incompetent staff who should be doing their job instead of willingly allowing their tenants to put us through stress and anxiety, all so they don't have to deal with the hassle ad continue to rake in the money.
I wish I could give them zero stars

I must say, I would never allow my rental property to be managed by them after hearing horror stories from other property owners in this area.

I consult with people about rebates and help families to put good quality solar on their roof in Armstrong Creek and Mt Duneed, and I was helping a family moving from out of town who were in the process of buying their property through Armstrong Creek Real Estate. I was astounded at the speed and helpfulness of Sam McGlachlan, their agent in sending through the pictures I needed of their switchboard. I also bought my own house in Armstrong Creek through Armstrong Creek Real Estate earlier in the year. The team worked together so well to find the perfect home for my family. I was very impressed with the friendliness, hard work and professionalism of Sam, Lisa Emanuel, Jayden McHenry, Teegan Edwards, Callen Lowther, Bella Hill and Tom Ryan. They have the most houses available and the best understanding of the area. The most important thing was the way the team communicated together to make sure I had great houses to look at, that fit my needs. They are by far the best and I’m very grateful!

We are so grateful for all the help from the ladies at Armstrong Real Estate. We contacted lots of agents in the months before relocating our family of 7 from the UK to the Bellarine peninsula, most didn't ever get back to us, but Armstrong RE were super helpful, did a personalised walk through video of the property we were interested in, responded quickly to every query we ever had, and the process to secure the rental innm advance of our arrival was simple and fast, all done online, including verifying the condition report and signing the lease. The brought the keys to us at the property on the morning we landed, and were accommodating in giving our furniture rental people and delivery drivers access to the property in advance. I'd 100% recommend, they made a potentially stressful process so easy, can never thank them enough.

Sam was great to work with: we had a clear plan getting to market and he executed the plan brilliantly. Sam was great with updates at every point and I felt really involved with the process and we got a fast sale at a very good price.

Terrible experience listing our block of land with ACRE. The sales agent rushed the authority with the old saying " we have people interested". Did not ask me any qualifying questions to establish a relationship nor my understanding of the process and industry. I had to keep following up with them. I kept getting told I needed to pay the $1800 for the premium advertising, for a piece of dirt, I don't think so! Tried to get out of our authority and emailed the Directors as the agent was away and non responsive, no response from them either. After the 120 days, I went to a mature real estate agent with knowledge of the industry, and to the point, land under contract within 1 week of advertising. Perhaps if I had follow up from the agent or Directors, when we finished our exclusive authority with them, then I wouldn't have bothered to leave the bad review.

Teegan, wow! We could not have asked anymore of an agent selling our first home. Teegan has been an absolute pleasure to deal with right from the beginning. She is a professional, organised, friendly, dedicated and supportive agent.
