Currently closed due to a fire, but honestly, I would give 6 stars across the board if it was available as an option. Wishing the wonderful couple who are impeccable hosts and their two wee dogs all the best for the future.

An absolute find - more than just a place to stay. Meredith House is an experience in itself. From the moment you enter, Neal and Noel greet you with a warmth and nostalgia that make you feel like old friends reuniting.
We were also fortunate enough to meet their gorgeous westie terriers Lulu and Dougall, which add a homely and familiar feeling to the house.

Comfortable, clean and cosy conjoined studios form the ‘Mews’. A fully equipped kitchen awaits complete with dishwasher, fridge and glasses for any occasion.
The bathroom boasts a clean and welcoming traditional spa - with complimentary bath salts and other bath/shower products to enjoy.

They’ve thought of everything from tea light candles with matches to a pedestal fan, an absolute must for us when staying anywhere!

Top off the evening with a glass of port on the private deck overlooking an English style fairy garden, with bbq facilities for those warmer afternoons.

With a comfortable bed to lay and rest after a walk around the sleepy town, Meredith House has a familiar and kind feeling.
I’d read other reviews about the breakfast available and they weren’t overestimating - Neal and Noel have worked hard for almost twenty years to perfect a menu of satisfying pastries, muffins, and a smorgasbord of traditional and continental breakfast items.
Each tasty morsel has been baked by them in their kitchen - I loved the touch of the ‘doggy bag’ at the end to take away the yummy treats to enjoy throughout the day.

The pictures on the website and other booking sites simply do not do this place justice - if you are lucky enough to stay here you will appreciate the understated yet tasteful space these two folk have created, down to the last detail.

We will definitely be back, and a shout out to the exceptional ‘mushroom gravy’ I enjoyed this morning - never had anything like it before!

Can honestly say this was the best stay in Tasmania, Noel was our host as his partner was away. We were greeted with a friendly warmth that involved talk about Yorkshire and Lancashire (you need to be one to understand:) We felt at home, it was like visiting a long lost friend. The breakfasts as everyone says is awesome, enough to keep you fuelled for the rest of the day, I even turned down a crayfish feed later in the day I was still full. Little touches like Yorkshire Gold tea, Port in the room for those that don't snore and a warmth of feeling that will bring us back in the future. We wish Noels and his partner every success into the future for their beautiful home open to visitors well into the future.

What a find! Last minute really but so happy we found it. Absolutely everything we needed was in the super comfortable and spacious room, and they even gave me lactose free milk and honey for my tea in the morning. The breakfast was amazing complete with a doggy bag of pastries and muffins for our trip. Thank you for having us. Highly recommend.

Comfortable, affordable, friendly, the chef made breakfast was top quality and included in the price!

Remember this isn't an Ikea catalogue, it's a historic homestead.

Beautiful views from our room of the Bay. Couldn't have asked for a better place. 6 stars actually!

Lovely place to stay. Very homely, friendly and special little westy greeting from Dougal and Lulu. Breakfast was to die for and the biggest I have ever had.

Noel is a consumate host, he is passionate about what he does and tries his best to make his guests as comfortable as possible. Unfortunately as it turns out, my wife and I have discovered we are not B and B people.

Noel gave us the option to cancel our booking a few days before we were due to stay at Meredith House. As everywhere was pretty much booked out, we decided to push on with our booking.

We received a warm welcome from Noel complete with muffins and he even advised us as to the best route we could take to our next location at Port Arthur. However as soon as we entered our room in the main house, my wife and I knew we were in trouble.

My asthma started playing up and I could hear my wife sniffling as an indication that her dust allergies were triggered.

We headed out to a nearby pizza place and contemplated booking another location or driving on to Hobart.
Once again no luck with in finding another place and we were both too exhausted to drive.

Needless to say, we had a sleepless night and by the time the sun started breaking in neither of us could breathe. Noel had kindly provided us with a fan that helped with ventilating the room but wasn't enough to stop our allergies.

We left as soon as we could, without having the breakfast. Partly because we had been having continental and hit breakfasts all week and we were getting pretty desperate for some real food. In our rush out, we forgot to settle our bill. Noel was a gentlemen when he contacted us and reminded us of this, and we finalised the payment.

We realise now we are not really cut out for bed and breakfast, as evident from our delight and relief upon reaching our hotel in Hobart.

Our room upstairs in the 1853 heritage house was cosy, comfortable, tidy and had everything we could want (plus a few extras we didn't expect, like the complimentary muffins and port). Our hosts were wonderful and the breakfast.amazing. I didn't imagine you could introduce so many courses into a breakfast. The breakfast is worth 5 stars alone. Thank you

I would like to highlight to all users about the property owners for inappropriate language and attitude.
At point of booking, I only input a common simple request to assign non-smoking room with good view.  As you can see below, the property replied such nasty message: "We are a small B and B, were are not a big city centre hotel. All of our rooms are non smoking.we live in a beautiful area, The view is what is outside of the window. We cannot change this, it is the view, stop making stupid requests. If you're not happy with this cancel the booking. "
I believe no logical person understands how this warrants offensive language from the property. And of course we cancelled the booking immediately.

Amaaazzzinggg stay at this cute B&B! My partner and I had an Airbnb disaster nearby, and luckily there was a room available for our time around Frecyinet. Noel and Neal were extremely hospitable, and run such neat, tidy and homely accommodation. Morning breakfast was such a nice touch that we really enjoyed. Highly recommend if you're visiting in the area, thanks for the great stay!

We had a wonderful stay at the Meredith House for two nights. Loved the colonial style decor - full of character. We stayed at the self contained studio which comes with everything you need - shower, bath, heater, air-conditioning, kitchen, dining table, a verandah with access to the back yard, parking spot. The room is clean and very spacious too. Location is perfect - right in the center of Swansea, only a short 45min drive to Coles Bay and 1.5hr drive to Launceston. Neal and Noel are great hosts, we got some great recommendations on restaurants and tips on where to go and what to see from them. Bonus point from the two other hosts - Lulu and Dougal (the two westies on site) who are just adorable! Will definitely stay there again for our next visit!

Accommodation and grounds are wonderful and the location is excellent. Our hosts were friendly and knowledgeable of the area and the dogs were cute. The great breakfasts alone deserve the five stars
