Run down and dissappointed.
Spa and sauna not working. Told because of covid. Then said to keep costs down, then said because they had no control over the internet. Their own website has wonderful photos of these which they declared they would not take down. Clearly to scam families like ours. Activities centre was run down and dirty. Electronics broken. Tree house unsafe. Cabin clean but excessively over cluttered with furniture.

Although friendly and welcoming on arrival the accommodation is unfortunately old.
It was clean and well loved by the owner.

Absolutely amazing place to stay.
Great location and scenery
Close to cradle mountain which is why we stayed here.
The hosts are simply the best. Very informative and so helpful.

Do not bring your kids there.
We stayed two nights in this accommodation. They are spacious, cosy and comfortable.
However, I wouldn't recommend this place for more than a few nights. The whole place need maintenance, everything is broken or damaged and not very tidy. The kitchen equipment is in very bad condition.
I would be terrified to leave kids running around, there is a crazy amount of hazards around the place.
It's a shame, this place has so much potential, the garden looks like it used to be beautiful, if only it didn't look like a landfill. The lady at the reception is lovely and willing to help, I really hope the place will get better.

Beautiful accommodation, amazing staff, and was greeted by miniature donkeys and horses. The only problem was i had to leave. Awesome place, will definitely go again.

Booked AAA Grainary for the extended family as it is close to Tasmazia. Accommodated for two nights in T-Tree cottage $600+ and what a surprise. Fantastic view of Mt Roland big and roomy. Linen, benches and floors were clean and beds comfortable. However, that is where the good stuff stopped.

Building in dire need of maintenance. BBQ rusted to the point of destruction. I had to wash all dishes, pots, pans and cuttlery we intended to use. Shower head kept falling on the user. What fun! Found on the wall a document stating Annual Inspection carried out dated 2016. I thought annual meant yearly?
Took the grandkids to the Recreation centre. Health and safety nightmare. We did manage some games of table tennis and pool. Junk everywhere. Broken gym equipment. Spa & sauna not working, which is probably a blessing. Malthoid on basketball court is as slipery as ice. "Put Put" golf vertually non existant.
Definately has great potential for someone who is prepared to do some maintenance. Summing up - a discrace to tourism in Tasmania.

Great location for Cradle Mountain. Heating was lovely during the cold of June. The Highland cattle were regular visitors.

Big clean house with full room facilities, suitable for family with children, you can see the cradle mountain at your bedroom, and a lot of animals around you~

Rose Cottage was really poorly maintained. Water came out of the tap brown, so we had to spend time filtering it. What's up with that?

We stayed in winter and had only one working heater in the building, meaning we went to bed and showered with our breath fogging up.

Attached are pictures from our July 2021 stay. You can see the filter backwash, original water, and filtered water. The general state of the kitchen was unclean as well.

I do hope it's been renovated to the standard outlined by the owner below, as it's a lovely location with a lot of potential.

My daughter’s favourite experiences on our Tassie adventure was your huge bulls and cute donkeys coming to say ‘hi’

We had a delightful & peaceful 3 night stay in the Loft. Lukey is a bubbly & friendly host and nothing was too much trouble.
The location is superb with that view of beautiful Mt Roland. The highland cows, horses, donkeys & chooks were very charming too.
Also enjoyed the games room & gym.
Look forward to returning for another stay.

A review 8 months ago says the spa wasn’t working. It still isn’t.

The place has been seriously neglected. The gym equipment and kids bikes look like they have all been taken from someone’s hard garbage pile. Bikes rusted and flat tyres, gym equipment faulty. Even the basketball and soccer balls are worn/flat. The pool table, the cues are worn and there is no chalk. The sauna isn’t working.
The cottage we stayed in had broken window and busted hinges on cupboards, the smoke detector isn’t working. The tree house is covered in grime.

The washing machine lint filter was blocked with mouldy lint and I had to clean it.

There is a DVD box in the games room with a sign which says to put dvds in here if they aren’t working. The box is full and this gives a good indication of how much time and effort the owners put into maintaining the place.

The staff member gives you the wifi access and outright acknowledges how bad it is. It’s 2022, if you are going to provide wifi make it work otherwise it just annoys people.

You will see their Facebook page does not allow reviews and seldom has any interaction from any clients.

The place has been let go and for near on $300 a night, it is seriously over priced for the almost ghetto like facilities.

I would come back if the price was about 1/3rd of what it is because despite the condition of the place, I think my naive children enjoyed it.

Like others have said, the view is amazing and the staff member is friendly but that’s about as good as it’s going to get.

Most people are happy to part with money for good quality and service. If you are one of these people, you are going to be very disappointed.

Very unfortunate as the right business owner could turn this place into something very very special, which it appears it once was.

Great location and friendly staff. My biggest disappointment was the imagery online shows great facilities for children, which is why i pick this place. Reality was dirty broken bikes, games area was full of broken items and the spa not working. For me, I feel this is false advertising.

We stayed one night at the Loft. Very well appointed room with all the comforts you could wish for and delightful views of the mountains and friendly animals grazing as well as wild life at your door.
Bring food and drinks as it’s isolated but once you arrive you won’t need to leave.
Friendly welcome too by the owner Lukey.
Highly recommended!

The place is easy to find and located nearby Sheffield town. Alan provide easy check-in and when we arrived they even indicated our surname at the entrance of the lovely cottage. There are many animals in the farm that we seen such as yark, horse, chickens, wallaby and rabbits etc. There is an activity center located near our cottage, inside got different gaming consoles, snooker tables and movies to keep us occupied. The cottage wifi signal is good, with heater and the bed is soft, we have a good sleep for the night, highly recommended and the vintage feel is just awesome.

What else should you expect from your back varanda in early morning with the hot sip of coffee.
