Met with TH to discuss building. My block on the CC is very unique. They suggested looking a designs we could possibly change to suit block.
I had a floor plan with certain measurements that were non negotiable due to how WE LIVE & use OUR Space. Kitchen & bathroom being built for disability (non visible) This was met with condescending, sarcastic, aggressively arrogant comments. If I’m paying 700K for my house, then I want it built the way I want. Needless to say they didn’t get my job. In the end I paid almost 1Million for the build. Ultimately their unprofessional behaviour & quite frankly their lack of respect was the reason we decided to go with someone else. Just the 20mins with them was enough I couldn’t imagine spending months working with them. I don’t recommend… but then again we’re just 2 women. Maybe they’d treat men differently.

We had purchased our land a few years earlier and sought designs for our uphill sloping site.
Tullipan Homes were one of two builders we initially considered and we kept coming back to the quality of the Tullipan finishes and their designs that we preferred.
After selecting the design, it was no problem to incorporate our required floor plan amendments and gain approval. Tullipan began construction around May 2021 with a 9 month build progressing well through the middle of covid and supply shortages times.
We are very satisfied with the completed product, from the quality finish, building supervisor accessibility and responsiveness, through to delivery and completion of minor defects post delivery.
Overall costs were higher than the other construction company we sought, however the contract price was met, even with some savings along the way from partly unused provisional items.
We would highly recommend Tullipan Homes.

A tough journey but worth it for the destination

Building a new home during record rainfall in Sydney, along with the labour and material challenges resulting from the COVID pandemic was never going to be easy but despite these challenges and the associated delays to completing the build, Tullipan have delivered us a house that meets all our requirements, has been completed to a level of quality that they promised from day 1 and with no compromises, despite everything that the last couple of years have thrown up.

The team at Tullipan were great to work with, happily incorporated our desired changes to their designs and were clear on the cost implications of these changes. There were some tough times during the build, largely due to labour shortages associated with brick layers but Tullipan kept us informed of what was happening and what they were doing to alleviate these challenges.

I’d absolutely recommend Tullipan especially if you are building on a sloping site - the quality of the build has been excellent and any minor issues discovered since moving in have been dealt with very quickly and efficiently.

I’d particularly like to thank Jordan for ensuring that the final push to complete the build was completed on time and we got the keys to the house on the date agreed.

We couldn’t recommend Tullipan more highly. We really enjoyed the build process from start to finished. From our first meeting with Bob our sales consultant who met with us and walked us through our options for our sloping block and the build processes. We selected one of Tullipan’s upward sloping home designs and no request for a change to the design was too difficult. We moved and reconfigured the kitchen add a bedroom etc etc. The build progressed smoothly with no delays or unexpected variation requests. Again, no request through the build process was too much trouble. Tullipan have delivered us a beautiful and well built home. We had a couple of very minor post handover requests (eg an issue with our hot water and a window winder) Thalia was fantastic and had these addressed straight away.

Thank you Tullipan for building our dream home. If we build again we will definitely build with Tullipan.

We are very happy with our experience with Tullipan homes. Ours was a customised design but based on one of Tullipan's display homes suitable for a sloping block. The design rules for our suburb are stringent and challenging for homeowners and builders alike. However the Tullipan design team helped us through the design and approvals process so we ended up with a house that met our needs as well as satisfied development requirements. The Tullipan team also came up with proposals that helped us save money as well as deliver a superior product.
The quality of the workmanship of the build was first class. After 12 months in the house, we have no issues with any aspect of the building itself. The allowances for tiles, flooring, kitchen etc were realistic, providing a level of finish that was good value for money. Communication with our project manager Nathan was excellent; our calls were always returned promptly and issues dealt with. The back office team were also a pleasure to deal with. We would not hesitate to use Tullipan again or to recommend them to others.

After engaging and paying a deposit with another well know building company we thankfully left due to the lack of incompetency in all areas with many hidden extra costs.
This led us to the Tullipan homes. We visited the display home on the Central Coast where we very impressed with the honesty and professionalism of Jaime.
Jaime was extremely knowledgeable and helpful from the first time we meet. We also drove to the Box hill display home and again Jaime took the time to go above and beyond to accommodate our requests along with answering any further questions.
All our plans and changes were always done quickly and exactly to our request and with out any issues or delays.
We also found all of the staff members we dealt with were always very polite/knowledgeable and professional.
Our selections process was delayed with covid restrictions but we were never concerned as we were always contacted by Jesse and Deb. Once we were able to begin our selections we had such an enjoyable experience. Nothing was a problem and we could not be any happier with communication and reliability of the suppliers we choice to use.
Daniel was our site supervisor. Nothing ever was an issue and if there was Daniel would have it resolved quickly. We had the challenges of rain delays and material delays but none of which could be helped.
Daniel is very approachable and always made himself available to meet on-site. Daniel made the experience of building our family home one we will always be grateful for. We built in one of the toughest years for the building industry and Tullipan homes handled these times professionally and we felt confident that the difficult times wasn’t going to stop them from getting our home built on time with no expense to the quality of work completed.
Any maintenance we’ve required after hand over has been handled by Tahlia with efficiency and excellent communication.

We have been a supplier of Tullipan Homes for the past few years. We are proud to be working with a high-end Builder who focuses on quality and customer service.

From before I even purchased the plot of land, Tullipan Homes were extremely helpful. They did a free site inspection and let me know what type of house I could build on the sloping block, with approximate costs. The salesman in the Newcastle display home was very helpful.

Before committing to using Tullipan homes to build our forever house, I did consider one other specialist slope building company just to compare. Even though the other builder would have been slightly cheaper, it became clear, we would end up with a "wow" house with Tullipan homes, which we did.

Their house designs were very impressive and spacious, we chose one of their set designs and made some changes to it, which was very straight forward for them to make. Building a home is supposed to be a very stressful process but Tullipan Homes were very professional and we just trusted them to care of the build. If only Tullipan homes did retaining walls because that's where most of my stress came from.

With our specific package, I was surprised the basic inclusions were more basic than I thought. So even though we upgraded most finishings to mid-range, it pushed the overall build cost significantly.

I bought the plot of land just before covid and the build started mid 2021. Therefore with all the issues covid brought, the build took longer than what is normal for Tullipan homes but probably quicker than a lot of others who built during the same period.

We are very happy with our home, our friends and family have all been impressed. It makes sense going with Tullipan Homes, run by a family with their name on the line. I would absolutely recommend them

We were impressed with Tullipan from the display homes stage right through to the finished product. They listened to our concerns and were able to change plans to suit our needs. As part of the package many varied inclusions were given, no hidden costs. The build was quick, they kept in contact and the price was as advised. We found everyone polite and helpful and would recommend them to anyone looking for a company to build their home. We certainly would use Tullipan Homes again if required.

We were going to build with Montgomery due to a cheaper initial quote but pulled out due to a non-disparagement clause, lots of unknown costs and we couldn’t make any design changes. The best decision we’ve ever made.
We used one of Tullipan’s set designs as a template which kept costs down since it wasn’t a completely bespoke plan. The cost was exactly as planned except some expected site costs due to slope and asbestos which were in the buffer. We probably weren’t the easiest clients, changing lots of stuff on the fly but we knew how much any change would be to the cent.
Jacob did an amazing job with managing the build and every issue we had was fixed almost immediately. Everyone had great technical knowledge and we were very happy with any recommendation they made due to a technicality. The job did go a bit over our expected time but that was mostly due to weather and COVID restrictions.
Build quality is fantastic, we spent a lot of time designing and planning every last bit and it has come up even better than expected.
All the tradies we spoke to only had good things to say about them and we would definitely recommend them to anyone.

I work for Wideline Windows and as a supplier I have had association with Tullipan Homes for over 25 years. I can say with sincerity that this is one of the most organised companies that I have dealt with. The success of the company is obviously due to the quality houses they build and also the efficiency in the way they build them.

Tullipan homes built our house over 2 years ago, and all our fittings were from Reece Erina. As our kids are too young we only recently used our other two bathrooms, and found one of the shower’s pipe was restricted from having a strong water pressure. They sent the plumber to look at it and found part of the fitting needed replacement. Tullipan liaised with Reece, and arranged for this part to be replaced as well as notifying them for 4 basins which have line cracks all over. Due to Tullipan’s involvement, all those defective items have now been replaced.
Tullipan homes is such a good builder who looks after their clients after many years. Highly recommend Tullipan Homes.

Can't speak highly enough of the service and quality of Tullipan Homes. Excellent service, quality builder and local trades used.

Worst builders ever! They built my Grandparents home and they got termites within 6 months of the build. They left a wooden peg in the slab and they go in to the house from there. They did the absolute minimum to repair the damage and hid the amount of damage that was done behind the gyprok. Now 11 years later the damage has caused the biggest problems with selling the house and obviously no warranty any more. Do not trust them. Since telling people about what has happened there is so many more unhappy customers with similar and worse problems! You have been warned!

The entire build process is very professional. We have earlier build with another builder but our experience with Tullipan Homes has been way better. They not only give more freedom to choose but more than one options with their vendors/suppliers. They had been transparent and and honest in all their dealing and also after sales service. If ever we build again it would be with Tullipans

We did a knock down and rebuild with Tullipan and have been enjoying our beautiful home for 2 years now.

We chose Tullipan as they specialise in sloping blocks (ours is 2m front to back) and had many designs to carter for this. While other builders wanted to dig away and create a large step up to the backyard, Tullipan's design meant our main living area was flush with our already landscaped backyard and pool.

Along with their unique designs we were also able to customise the house to suit our block (wider at the back), our lifestyle (inclusion of a gym, butlers kitchen, walk around master wardrobe and laundry shoot (my fav) to name a few).

Selections choice were also a standout from other builders we investigated. Choices were endless. While Tullipan have their preferred suppliers they all have an extensive range of options, allowing us to choose quality selections to our budget.

Tullipan Homes has started constructing a house next door to us since July. First, they excavated some of our block. When we realised that we immediately contacted the owner of the construction as well as Jacob the supervisor. What we got from both of them was a fight back rather than an apology. Jacob said it was only 10cm whereas it was more that 25-30cm as per our survey. They went ahead and placed construction fencing on our block next to our driveway, but they forgot to ask us first! We managed to get them to move the fencing away and we did not complain even though the fencing was still on our block. At that time, we were told by one of Tullipan labourers that the owner was going to build the retaining walls on the boundary, backfill and recover the damage before the construction would start. However, that did not happen and Tullipan homes started the construction without retaining walls. In the meantime, the soil from our block started eroding. We contacted tullipan homes as well as the owner to no avail. Soon after that they placed the fencing on our side again, this time with scaffolding. The owner subcontracted himself for scaffolding and went ahead placed the scaffolds on our block. To be able to do that, he cut parts of our block. Again they forgot to ask us first. We only found out when we got home from work. All we received from the owner was "We had to do it this way, is that OK? " Somehow, neither the builder nor the owner thought of contacting us for concent.
Eventually significant amount of soil, more than a meter, right next to our driveway eroded and continued eroding with every rainfall. Tullipan homes ignored that. They actually ignored us as if we did not exist.
We contacted them via our lawyer some time ago again to no avail. What we received was a funny letter from Rodney Tullipan blaming us for not letting them use our property. As if they asked for it!
Tullipan homes continues to use our property without permission, their contractors trespass every time they are onsite, they even use our rectifying builder's toilet while they already have their own. They constantly use our driveway for heavy machinery and transfer heavy materials from our driveway.
Today we received an email from Tullipan administrator Lily saying we had been making false claims and that we should remove our reviews from social media. She further stated that they would take legal action against us if we did not. Well, have a look at the photos we uploaded and judge it yourselves. The whole street and neighbourhood has seen the damage they caused and the ignorant behaviour they displayed. What if someone elso or we did the same to them? How would they feel? What would they do?
We have got all the proof and just to let them know, we have already started legal process.

TULLIPAN HOME has been constructing a house next to our house, they have given headaches and lots of troubles to us. They used our land, driveway and put construction fences and scaffolding on our site without any permission. They ignored that trespassing is criminal offence in NSW. They left their trailer middle of the street and parked vehicles next to our recycle and rubbish containers which made it very hard for trucks to collect them. They have damaged my land that caused soil erosion under the driveway. That is proofed by engineer. TULLIPAN HOMES owners have been very disrespectful, rude and painful to us. If you look at the pictures you can understand what I mean. We have got all the evidence and photos piling up.

We are extremely happy with our new Tullipan home. When looking for a builder to build our lakefront holiday home we really shopped around to find the best, affordable design to meet our needs. After discovering Tullipan, at the Warnervale display home centre, we were impressed with the designs, quality and personal attention to our inquiries and affordability compared to big name builders was great so we trusted them to build our home.

This is not the first home we have built but our fourth and it was by far the easiest. Very glad we chose to build with Tullipan as it was a stress-free process. From customising the Riviera design, making selections and finally the build which only took 6 months, thanks to Jordan’s project management! Thank you for our wonderful home which was built with attention to detail and is impressing everyone who sees it. We love it!
