Attention vendors and potential buyers, please avoid RICHARD PERRY at all cost!

We recently encountered this rude, hostile and dodgy agent Richard Perry. We liked the house he listed and went to the open inspection 3 times. During our first inspection, he told us that the property is definitely going for auction no matter what. We did all we could (bought the building and pest report, got our finance and deposit ready, let the solicitor go through the contract, prepared a cheque) and we are ready to go to auction this Saturday. However, yesterday afternoon Richard Perry rang me and told me there was an offer of $1.6 million in acceptance and ongoing. He asked me if I could offer more. I offered $1.65 million over the phone shortly after I called my wife. He then told me that so far I was the highest bidder but the process is still going on and he would update me later. We waited several hours without any words from him. Again as he hasn’t mentioned this is our only chance to bid, we assumed he would come back to me with another higher price and we could go from there (actually our budget is more than $1.65 million). However, he just disappeared since that phone call and we tried to call him several times yesterday evening and this morning, he avoided our calls and ignored our message regarding the offer we made. After several times trying to reach him but to no avail, we called his office twice in the morning (9: 25am and 11: 38am), the reception lady told us both times that “Richard is in the meeting, I’ll let him give you a call when he finishes the meeting”. After hours of waiting, we decided to drive to his office and get things clear. After we arrived at his office, he was acting really rude to us, he kept interrupting us and stated that we didn’t listen to him yesterday. He was doing us a favor to call us yesterday which he was not obliged to do so. My wife was very angry and questioned about his method of selling the property, suddenly he became very aggressive to her and kept pointing his finger at her and threatened to get her out of the office and he would never invite her to any of his opening again and won’t sell any of the house to her in front of me and the receptionist. It is very rude, aggressive, unprofessional and childish behavior. Leave aside his moral thing, he didn’t act for the best interest of the vendor. If there are 2 people strongly interested in the property and want to bid more one day before the auction, I don’t understand why can’t the agent just suggest the vendor to go for the auction? Again, it is only one day before the auction, and we clearly showed the strong interest to get the property. It would cause the vendor to lose money without going for the auction. And also when he threatened not to let us go to any of his future opening, will it raise concerns from both his company R&W and the potential owners regarding this behavior that showing he values his emotion more than anything including the owner’s best interest and the company’s reputation.

We recently sold our unit with Richard and it was a pleasure from beginning to end. Richard worked tirelessly and enthusiastically to achieve the best possible sale price for our home. He communicated clearly and honestly with us throughout the process. Richard also ensured that all contract holders were made aware of offers made and provided an opportunity to make a competing offer. We highly recommend Richard!

I can't understand how RICHARD PERRY has received such positive reviews! He gives the Real Estate Agent Industry a BAD name. If I could give a zero star rating I would. He was extremely rude and dismissive when I called to obtain a price guide on one of the properties he had listed "For sale". He claimed he is "Transparent and doesn't play games" yet he outright refused to provide any property information unless I disclosed my budget. If my budget was a qualifier to view the property then there are polite ways he could have communicated this rather than the hostile, aggressive, demoralising manner in which he spoke to me.

I emailed a formal complaint to R&W's principal licensee 2 days ago and still no acknowledgement reply or apology. They obviously don't value providing good customer service.

As an active buyer in the current COVID flat property market I will be taking my cash and purchasing elsewhere.

Buying was a breeze- and a laugh!
I'm a first home buyer, with limited experience when it comes to the housing market. I found Richard really personable and very transparent. One of the pitfalls when it comes to not having industry knowledge, is the possbility that you wouldn't get fair information.

I had none of that with Richard, if anything, he went above and beyond when it came to granting me access to the property, appraising the area and making me comfortable with my purchase.

PS. He's also quite funny, be prepared to have his jokes interrupt your serious "buying contemplation"
