Terrible First Home Buyer Experience.
We did not receive what was advertised by Real Equity. As a first home buyer, I trusted that we would receive all fixed/in-built items in the online advertisement, however the owner removed 2x built-in "Smeg" ovens; and damaged ceilings and kitchen cupboards whilst removing fixtures. They also attempted to take out the alarm system.

Real Equity removed themselves from this issue and did not want to get involved despite overseeing the marketing of the house. We were left to fight this with the help of the solicitor (Conveyancing Now) ; however, as the standard contract has a tick box for ‘stove’ only, we had less of a case for the 2 "ovens".

So, my advice:
- Don’t assume that what’s advertised is automatically included in the standard contract. List all items individually in your contract. Fine comb and question EVERYTHING even if you think "surely that is part of the house". Do not trust advertised pictures alone.
- Ensure at final inspection (once owners have handed over keys and cannot access further) that all the items listed in your contract is still present in the house.
- A "theatre" room without any "theatre" fixtures is just another room.

We had a great experience with Darrell when he helped us to buy our property in 2017. So when we had to sell in 2020 as we had relocated, he was the first person I thought of.
