I am very impressed by the level of service, responsiveness and professionalism by Michael and the team at Raine and Horne. Michael previously sold my grandmothers home and then assisted me with a rental. He is one of the best real estate agents I have dealt with and I would have no hesitation in dealing with Michael to sell my current home when the time comes.

We've had a terrible experience with the business.

We've complained to the R&H Head Office, their national operation manager Maria Millilo. She was as deceptive as their real estate agent, Michael Platyrrahos. The fish is rotten from the head.

We rented a house for almost six years at 70 Rosemeath Avenue, Kingsrove NSW. We also own properties.

At some point, the owner, whom is Michael's cousin, refused to fix the bedroom ceilings that got badly damaged through water penetration, and the garage roof collapsed during a storm.

We realised at this point the owner had no building insurance which is required, since there is a bank mortgage on the house.

Michael was deceptive and lied to us, like small children do, several times. When he got caught up, he would simply ignore us.

Only when we told Michael we will take him to court (NCAT) if he didn't fix things as per the rental agreement, Michael magically reappeared and replied to you, but did not fix anything, sadly.

When dealing with Michael, make sure you document everything in writing and take pictures of any issues.

When we broke the lease and vacated as the ceilings were falling apart, the owner though Michael sued us for breaking the lease and damaging the ceilings for around $6000.

Just unreal, abysmal ethical and moral behaviour. Zero professional conduct.

After two court hearings, the tribunal was not impressed with Michael explanations, we countered sue for $13,000. The owner withdraw all his claims and was awarded $0.

A complete waste of time, and an embarrassment for the lovely Greek community of Kingsgrove.

Stay away from the business when you are renting or posses some moral compass in your life as a property investor.

Was Renting through Raine and Horne South Hurstville for approximately 4 years.

We always had good communication and any issue we had was attended to immediately.
I would recommend Michael and Nicole any day.
They are amazing!

We leased a property with Michael and his team for 5.5 years in Kingsgrove NSW.

We found Michael's conduct to be unconscionable and dishonest.

Initially, Michael and his team were professional to deal with. Minor repairs and operational property maintenance were attended with "no fuss" as per the NSW tenancy agreement.

However, when the ceilings in both bedrooms ceiling started to experience water penetration, the ceilings became badly damaged, got very mouldy and the paint peeled off all the times. It required we monthly cleaning off the mould and falling paint pieces monthly, at our costs.

Michael initial responses varied from doing quotes with small roof repairs taking place, several quotes with no follow up, and finally no resolution at all.

From there on, Michael dismissed our claims altogether and started to blame us for no valid reasons for the damages to the bedrooms ceiling, and even blaming us when the garage roof collapsed after a heavy storm.

We decided the brake the lease for breach of the tenancy agreement by the owner.

Michael, on the behalf of the property owner, proceeded to sue us at the NCAT for around $6000, and made some extravagant claims.

At this point, we'd already contacted the Raine & Horne Head Office National Operation Manager.

In layman's terms, Raine & Horne Head Office was unhelpful in providing a resolution with first, being completely unresponsive, then sending us a "we can't help you/go away" email.

Upon following up over the phone with the National Operation Manager, she dishonestly claimed that Raine & Horne Head Office had no control over a franchisee's conduct and a few words to the effect that there was no relationship between Michael's Raine & Horne South Hurstville franchise branch office and Raine & Horne Head Office.

At the end, we decided to counter sue Michael and the property owner. Michael spoke to the owner and all parties dropped their claim all together.

It is worth mentioning that the house ceilings were immediately painted after we vacated.

Overall, a very disappointing experience with the Raine & Horne brand.

We have been working with the team at Raine&Horne South Hurstville for over 18 months and they are a pleasure to work with. Michael is always excellent in delivering what he promises and we are always pleasantly surprised at the results. Michael took over the management of two of our properties from previous property managers and the difference between Michael and the other property managers that we have dealt with is like day an night. With our first property this was vacant for over a month and the previous property manager struggled to find a tenant and we just kept dropping the price and still no success. Michael took over and within a week was able to secure a good quality tenant and achieve a weekly rental amount that was much higher than we expected. Michael also recently took over the management of our other property and similar to our first property he was able to very quickly secure another tenant when existing tenant left, as well as increase the rent by more than 10%!

Michael and his team are always able to achieve what they promise and always deliver beyond your expectations because they are always focused on their clients needs and they work with passion. You know you are working with a professional team when you see the outcomes from everything that the team does and what it produces. The advertising always stands out, the photos are professionally done and your property stands out against the rest in all of the key property search websites. The team continually keep you updated on progress, from when you are sourcing a tenant right through to the ongoing relation you have with the team when they are managing your property (s).

We would like to really thank Michael and his team for the dedication and great work that they are doing for us and we look forward to a very long and prosperous relationship with them for many years to come.

From the first meeting, I was presented with a true professional. Michael has been an absolute pleasure to work with through property management and property sale. Always attentive, timely and delivered a very personal service allowing us as owners to feel safe in our investment.
