When the apartment we rented was put on the market Alex insisted on holding open homes to a level that we were uncomfortable with and beyond what we are required to offer. He claimed to be unaware of the laws around this despite previously quoting them in emails. We were called unreasonable and threatened with a notice to vacate which was then issued when he didn’t get his way. This was retaliatory and against the law. While we could have fought it we thought it would be best to move on anyway.

After we vacated Melody did the out-going inspection and ignored all of our comments from the in-going condition report in an attempt to shake us down for cleaning fees, existing damage, and wear and tear. Once pointed at the correct condition report they would not release the bond, but made us wait the full 14 days for the bond claim to expire.

Alex is a very professional and discreet real estate agent. He is extremely knowledgeable about the property market and has thorough understanding of his listed properties down to every detail. He acts fairly between various parties on all matters before and after deals. He shows great care about his customers and always walk an extra mile to help them to address their needs.

I had an experience today with Alex that was unprofessional to say the least. I attended an open home today at Kerr’s Road Castle Hill on behalf of an interstate third party buyer: At the end of the open home at 11 am I asked how much the vendor would sell at and offered that price. Alex said he would contact the owner and revert in the evening. At approx 2 PM Alex called me and asked if I was on standby on the phone all evening as he said it was likely the vendor would accept the offer. I said I was and I then identified the buyer who I was representing and Alex then said that he had spoken to the buyer earlier in the week and had forwarded contracts to him etc and he was now comfortable that our offer was genuine. We then talked about how the deposit and cooling off period etc would play out and how the contract could be signed with interstate parties. He then asked me to be available through the evening to progress the deal with the deposit. The next thing I know is a text from Alex at about 7 pm saying the vendor is unable to accept the offer at the price Alex told me he was willing to transact for. When I called Alex and probed as to how I was blindsided, he obfuscated with various reasons saying intestate contracts were messy and that the vendor could not contact her lawyer to finally fessing that it was sold at a higher price than the price I was told the vendor wanted. He then also said something about the successful buyer having cash deposit.whereas I had told Alex non the 2 pm phone call he instigated that I could transfer the deposit immediately at any time. So all in all, a fair bit of slimy stuff in today’s interaction. I have no problem in the vendor getting the best price as that’s who the real estate agents work for but not having reverted to me at all for a competing offer and then letting me know by text is unprofessional at best and I am being charitable here!

I have used Alex Rouggos for three property sales and from the very first meeting I felt comfortable and knew he was the agent for me. I also use Raine & Horne Castle Hill to manage one of my rental properties in Epping. To summarise, I would say that Raine & Horne Castle Hill most certainly under promise and over deliverer and I would have no hesitation in continue using or recommending their services in the future.
