**Exceptional Service for Out-of-State Property Purchase**

Most people make very few property purchases. Even if you've been watching markets and planning ahead it's a very steep learning curve with many unkowns. It's an area where if I'm realistic, I'm far from expert. So we engaged Munro's expertise and have no regrets.

Munro impressed us from the outset with his approach to helping us with our recent purchase.

The most important issue, prior to sign up was helping us clearly understand for ourselves - then explain to him - how the new property fitted into our bigger life plans. That process in itself was worthwhile for the confidence it brought us.

Upon signing, he swung into action, immediately organising a property inspection and the relevant reports, along with evidence based value comparisons.

His negotiations on our behalf meant we could carry on with normal life while the contract process progressed.

What was very impressive and, frankly, impossible for us to match, was his knowledge of areas and the people involved. That gave him the edge in negotiating. And we were very satisfied.

Financially he paid for himself, but even more, when I felt out of my depth, he was always there, with advice and encouragement.

Propertybuyer has just been awarded buyers agency of the year from REINSW Awards for Excellence and I can see why, especially when they have a team of buyers agents like our man Alberto Da Grava! From the time we met Alberto until the end of settlement day we found him to be happy & friendly, punctual, trustworthy, very informative and extremely helpful. We were overseas for a period and Alberto even answered our messages in the middle of the night! Alberto has exceptional negotiation skills and managed to save us nearly $100,000 which we were able to use some to pay for Propertybuyer's commission and added expenses. Every hurdle we came to Alberto went above and beyond to solve the issues and answer our questions which we encountered many including the contract, lease and ongoing communications with the solicitors. We had such an amazing experience with Property Buyer. Super prompt response to our enquiry - We were clueless on how we would get through the auction process and were finding it daunting to participate and bid on our own.

Highly recommend the PropertyBuyers team. Our property agent, Nick, guided us through our first property purchase in the competitive Sydney market. We are Australian citizens living abroad and needed someone on the ground to do the leg work for us and could negotiate the best possible purchase price for us, which Nick unreservedly did. When you look at the fees for engaging a buyers agent you might think surely I can do this myself instead? Engaging a professional firm who do this day in and day out puts you in the best possible position for a property purchase, they know the local market, the sales agents and they have comprehensive data to share with you that the average consumer doesn't have access to. Nick saved us hundreds of thousands off the list price of our Sydney property - something I didn't even think would be possible in this market, had we not used their services we would have absolutely overpaid. Even factoring in the buyers agency fees we were ahead over 150k. Highly recommend Nick, who happens to also just be a nice, professional great guy who genuinely wanted to get the best deal for us. We are happy clients!

We recently bought our first commercial property as an investment with help from Alberto and I would readily recommend PropertyBuyer and Alberto to others.

This was the first time we had looked to buy commercial property and were aware that there were differences when looking at residential and we also didn't have the time to do all the leg work ourselves. We wanted to minimise the risk of making mistakes and were very glad that we did with Alberto putting forward a number of property options that were off-market, including the one we ended up purchasing.

From the beginning the service was excellent with Alberto working with us to define our target market and criteria and he then got to work putting forward a number of properties. He was always available for discussion and would explain why we should think about certain tactics and the pro's and con's of each property.

We recevied detailed property appraisals and clear feedback as we missed a few opportunities as it is a very competitive market and we wanted to be disciplined.

The outcome was the successful purchase of a property that met nearly all of our criteria and we are very happy with the result. I would readily use Alberto again and would recommend him to others as well.

This will be an unbiased and objective review as I did not proceed with the service after 1 month.

For background, I was looking for an investment property in any state of Australia, QLD was the recommended area for the requirements which I accepted.

My initial contact with Glen and Rich was excellent, very knowledgeable and wrote me a very extensive research report on a particular area which was awesome! 'totally worth nearly $14,000' I thought to myself.

It wasn't until nearly 1 month had passed since the initial meeting and acceptance that we had put an offer onto the table for a property that was found by Propertybuyer, unfortunately it wasn't accepted.

-Timeliness -
The problems started shortly after the 1st property. I thought to actually do a search on the area we were looking in only to find 2 other properties that met the criteria within 15 minutes of searching, both of these properties were listed for the entire time the engagement was active. Glenn rebutted that these two were 'dual-occupancy' not 'duplexes' with the intent that they could only be sold under one title. Whilst this may be a good decision matrix for long term purchases and what propertybuyer has done for other clients, this comes at a significantly higher present value due to the fact the market has priced in these aspects to the property leading to a lower yield and the fact they are few and far between. In practice, by the time the next property comes up, the price on all the properties has increased $10-$20k. It is essential that a big mix of properties are found with an element of intuition to get into the market.

-Negotiations-
Negotiations with agents were unfruitful at best, I was expecting at least some haggling with the vendor/agent as is common with normal commercial deals. I put forward some out of the box ideas that have been successful in my own business. The types of negotiation used for other clients or not is outside of the scope of this review.

-research-
No appraisal/research was offered with two of property proposal I have had so far (as agreed to) without extensive enquiries with the person searching for the properties. For the price point, I was expecting full comprehensive reports and analytics. An excel spreadsheet was sent to me to put figures into. Isn't this why we are paying you nearly $14,000 to find and purchase these properties?

-Qualifications-
The person searching for the properties was unaware of some property law concepts (caveats, lending requirements etc…) which have material impact on purchasing/research decisions. This is particularly important when going into a contract of sale or picking up legal liabilities from the current vendor such as rent guarantee arrangements. This is not to say they were unqualified however a brush up in the subject will be useful.e. G. A university degree from 25 years ago is likely not to be of much use without substantial professional development.

-Price-
I have no problem paying for a service however, a price sets an expectation. If $1 was charged, my expectations would be virtually non-existent. Nearly $14,000 was expected to be charged for a successful purchase, there is no way I was going to pay this for finding and conducting the research on the properties that I found. The buyer's agent quickly tried to quell my concerns by making a very high offer on a property without due diligence or report creation. The offer was conveniently in the next bracket for their service charges, possibly a co-incidence.

By incrementally increasing the price as the property increases in value, I think that the service offering favours clients who are purchasing larger value properties. Consequently, experienced agents such as Glen would not oversee my engagement coherently. I put this to Glen with no response on this particular issue.

-Conclusion-
While the concept of a buyer's agent may be a useful service for some people, it wasn't for me. I think this service is geared towards retail investors or first home buyer's from a non-finance background.

Nick at Propertybuyer was fantastic. His knowledgeable and professional approach saved us time and stress and allowed us to confidently move forward buying our first house. We are overseas Australian citizens so he certainly made the entire process seamless. He even managed to negotiate the property below list price which we wouldn’t have known was possible. 100% would recommend Propertybuyer and will use them/Nick again if we are fortunate enough to be in the position to buy another property in the future.

I have been looking at property far and wide across Sydney for the last few years. I approached Property Buyer and ended up connecting with Nick Taylor-Fick who was brilliant. Helpful, chatty and the whole process really helped me zero in on a few areas and stop spinning on the spot.in less than 2 weeks and after only 3 inspections I have bought my first place in Sydney after years of saving….

I paid roughly $10,000 which translated to brief, research, viewings, negotiations, pre purchase inspection as I was going to be overseas at the time…

For me meeting Nick really was a brilliant experience as I was searching all over the place for everything and I ended up buying in a suburb which I had never considered yet exactly fit what I was looking for…

I was a little skeptical to sign up initially but for me it really crystallised exactly what I was looking for and I’m absolutely chuffed to bits! Wonder if Nick also does dating as I reckon he would find me a great husband too

Rich Harvey from Propertybuyer Buyers' Agent recently assisted us in finding and negotiating to buy a new home in our downsizing exercise. We found Rich to be very professional and responsive at all times. Munro made a typically stress-induced process a breeze. He was always proactive and helpful with communication. Within a week, we were well acquainted and he was able to narrow down our options according to the brief.

We engaged Propertybuyer to help us secure our home. We had identified 2 properties we liked and wanted to make offers on. Both were open to offers prior to auction. However this can often be very difficult to navigate. Stewart did an amazing job And was quick to get into action. He helped us successful the property prior to auction and less than a week from engaging him. In the current hot market, a buyers agent on your side makes a huge difference and definitely gave us the winning edge in the negotiations.

Would highly recommend Stewart Fraser.
