I had a very traumatic dv incident happen to me while renting through this real estate and they were nothing but horrible to deal with in the aftermath. Keeping my weeks in advance rent for damages done by the perpetrator after already getting the bond, then trying scare tactics about pursuing me in court for other damages not covered by insurance, bond and rent money. Rent is suppose to be only used for rent. In a case of dv the perpetrator is responsible for the damages not the victim. Very gross and greedy actions, make sure to use up your weeks in advance rent!

More lies. I was on that bond account and I solely lodged it in its entirety in my name, that would also be the same bond you called and emailed me to “fraudulently” log in and releases the whole amount to you.

If the tenancy stayed in place then why was I asked to return the property back in a clean, undamaged condition and return all the keys like at the end of a lease? Or it would affect my future rental history. And to move the other tenants car that was out the front on the public road. If the tenancy was still in place then you shouldn’t of gotten the bond, entered the property without proper notice to the remaining tenant and the tenant should have been given the keys to enter the property that legally they were still leasing. So many breaches it would seem.

Please stop trying to make out like you/landlord did me a favour by “accepting the exit without penalties and further action” when breaking the lease due to DV you legally can’t penalise me. And yes I’m aware of the lies you told the department of fair trading and how you, on paper still had a “tenancy in place” to cover your tail. Also have the email stating you were keeping rent for damages.

So glad you were able to “free the victim and assist me” that line was really classy and really shows the integrity this real estate has.

As someone who has had an unblemished Tennant record for several years, I would highly recommend not renting through this agency.

Throughout our approximately 2 year lease we found the property management team to be unresponsive, disorganised and unprofessional. There were several major issues with the property including sewerage water flooding into the garage (an issue that did not result in temporary rent reduction despite the issue being hazardous and lasting several weeks), mould due to inappropriate ventilation (also hazardous which a handyman sent by the real estate described as “diabolical”) and a tribunal hearing regarding a bond dispute at the end of the tenancy which we found excessive, unreasonable and disproportionate - while we maintained the bond sought by this real estate was grossly inappropriate we were ultimately forced to settle the matter due to what we believe were bullying tactics by Jessica Patterson who consistently threatened us and refused to engage in a reasonable discussion and the impact the conduct of the owner and agency was having on our mental health at the time.

As a property owner now I will never use this agency in any capacity and have shared our horrible experience with the many home owners and renters in my broader community.

Edit: McGrath New Lambton has objectively lied in their response to my review, while unsurprising it paints a clear picture of their lack of integrity as an organisation. I intend to put these people firmly in my review mirror and won’t waste anymore time or energy on correcting their mistruths, I just urge everyone considering doing business with these people to do their research and consider alternative options.

The rental department had low customer service standards and acted unprofessionally on many occasions. I would not want to lease my home with them.

If I was to sell another house in New Lambton, Todd would be my first pick! Todd was professional and kept us calm during those times when we became a little frustrated and impatient. His experience was key in getting us a result which I believe was better than what other agents were suggesting was possible. During the pandemic, we moved into the house at Ironbark Dr, Fern Bay 2295 NSW through McGrath's Agent in 2021.

The day we moved in, the house was dirty and the McGrath’s agent said because of the pandemic, they couldn’t find someone to clean up. We called and emailed them to request about that but they didn't respond to us.

Since living there, there had been so many problems with the house. We called and emailed them, the agent would either ignore or ask us to wait for at least 1-2 months every time using the excuse of “its a hard time to find tradies, not enough manpower”.

Also we requested them about the keys of garage door but they didn’t respond to us either.

We moved out on July 22,2022 after cleaning the house throughout as best of our ability. Way better compared to how we received it. They then informed us that it would cost $1800 to hire someone to clean the house since it was “dirty” using old photos of the property before we moved in. The amount was unreasonable since it wouldn’t have costed that much.
We tried to prove with the photos we have of the day we left and they still demanded money for cleaning. Moreover, they refused to let us pick a cleaning company since they said the house was dirty and needed a deep clean.

We sued them at NSW Civil and Administrative Tribunal. At Courthouse, The McGrath Agent wanted us to pay $2000 ($1600 for cleaning, $400 for carpet cleaning from the rental bond). And final court at 9 November 2022, we had to pay them $1200. It is very unfair and extremely greedy given everything they put us through.

We made a big mistake to not take any pictures when we moved in. Everyone should watch out for them if you want to rent their properties. Make sure to record and put everything in writing. We would not recommend renting or having anything to do with McGrath property management.

Todd has been pivotal in facilitating the sale of our house and preparations for settlement.
