I began my land purchase journey about 5 months ago, with very little knowledge of what I was getting into. I had watched a bunch of youtube videos and gotten online explanations of the process but they all used very technical language to explain the process and how it all worked/what was required of me. I used this company to buy my first house, which was smooth and then for the second property i asked them to quickly overview the contract and they sent me a bill for it, they would of spend max 15 mins on it. Also i received an Tax Invoice with no Invoice number. Never using again.

Not trustfull.
I was a new buyer with no Idea of law details (which is in favor of the vendor).

At the time of purchasing I was pregnant and settlement was fixed one week before my due date.
I explained to them the maximum time for me can be 70 days (10 weeks) for settlement.
On the day of signing the contract they just went through financial process and said the contract is a typical contract, everything is normal and I signed the contract trusting them.
Just couple of days before settlement, while I already organised to vacant my renting unit and gave notice to the agent (new tenant signed the contract, booked for removalist, book for cleaners) I have been informed by the agent not by them (mackman conveyancer) that the owner would not hand in the property on settlement date (after 70 days period of time!) -They wanted to extend the time.

I asked my conveycer how come and tgey just said based on NSW laws vendor can extend and there would not be any penalty for them!
When I asked why you did not mentioned? (what was the reason of having you in this case!) they saild you should have knew!
Can you imagine?
Even when I asked them can I trust new scheduled time they said No we cannot guarantee!

Can you imagine how stressful and though was it?

For what I paid to them? If they have made it clear on the day of contract I would never take this risk and sign the contract but they just care about money Not the client. What is the reason for getting them and paying them and still not being aware Of hidden part and dark points if contract?

Anyway, because of my though situation the vendor misused my condition and asked me to pay for their remove cost and storage cost to keep their word and hand in the key on the settlement date!

I had no other option, as my baby was due just couple of date later and there was no guarantee that they extend again and again. I had notified my renting property agent to find a replacement otherwise I was responsible to pay till expiry date of contract.

Finally I end up to pay around 1450$ and I loss this money just because of choosing wrong conveycer.
They even did not give me any discount on their costs and Charged me fully around 2200$.

I tried to sue the owener but I have been told by the conveycer because I made decision I cannot do anything and they even did not mention it when I was going to pay the owener that time. They just wanted to close this.

I thought it is my responsibility to share this experience with people to avoid and aware them.
I experienced awfull days and hours crying and feeling been bullied with my unborn baby.

Do not want it happen for even one person again.
Do not trust easily and be aware eventually they want just money.

Had difficult purchasers and lengthy negotiations which they handled for us, got us the settled date we needed to match our sale and also got our seller to do all the work to the house we wanted.

My work also makes it difficult to do anything 9-5 so seeing me and be available on phone after hours and on the weekend was a godsend.

I would almost buy a house just to deal with them again. Will be recommending to everyone who will listen.

Phillip was great to deal with and gave great advice on our off the plan unregistered purchase of land. I had problems with our initial loan broker and he was able to negotiate a extended settlement for me while we made another application. Was also very impressed with after settled service as without further charging they helped me to find consultants for the planning and stage inspections of my new home and were always available to answer my questions.
