LTK homes were great to work with for my parents new build. They were highly professional throughout, and made the whole process very smooth. Lance in particular was very helpful, and I can see a genuine passion in what he does. LTK had a great process for colour selections, were very responsive to any questions via email or text, and have created a beautiful home for my parents. I had the pleasure to build my house with LTK homes. From start to finish, Lance the owner has always been approachable to answer my questions and find solutions to challenges. The supervisors, Craig and Danny, and office, Sandra, are the most profession and polite people that you can find in the building industry, and two years post handover, they continue to look after us for maintenance of the house. I’ve no hesitation to recommend the LTK home team to anyone out there looking for a builder to futile their Australian dream!

We built our new property with LTK Homes just this year. They were personable, professional, knowledgeable and polite throughout the process. We had the pleasure to build our beautiful house with LTK home. They were helpful and informative from day one. A big thanks to our site supervisor Danny which was always on top of everything. Highly recommend them and absolutely no doubt to choose them for our next construction.

LTK Homes were amazing from the start, upfront honest pricing with no variations at the end of the project. Lance and the team were always responsive and always willing to guide us through the home building process.

During my house design meeting with this builder, I informed him of my strict budget and was unable to pay for, among other items, retaining walls. Yet, he came up with a design that left me with no choice but to install TWO retaining walls and he did not even bring it to my attention. Due to the slope (roughly 2 metres) on the land, at least one retaining wall was unavoidable and I have no issues with the smaller timber sleeper retaining wall. However, the other one required new plans, approvals and all up cost me around 25,000. A pretty big deal given my strict budget! I found out about this retaining wall myself AFTER construction had started. Even the certifier was able to figure out from the plans that this retaining wall would be required and they made it a mandatory requirement for the Final Occupation Certificate for the house. Yet, for reasons known only to this builder, he either did not bother bringing it to my attention or he could not determine the consequences of his own plans. For the sake of clarity, this builder was not contracted to do any landscaping works including advice, approval or construction of any retaining wall.

The design guidelines from the land developer had suggested that for corner lots, the garage face one street and the house entry face the other street. I strongly believe that had the builder followed this, the bigger and more problematic retaining wall could have been avoided. Additionally, even though he was constructing a house on a corner lot and the guidelines asked to incorporate corner lot treatment, he did not include that in his initial plans and included it only after council approval. Other builders had warned me about this and accounted for this in their quotes. With the house design, even my water meters are now in my backyard and I have to provide readings to Sydney Water every quarter.

All of the above issues make me believe that prior to my lot, this builder had not dealt with corner lots. The design of the house became even more crucial given the slope on my land and I relied on this builder to navigate me around these issues but none of that happened and he never brought it to my attention either which is very disappointing and simply unacceptable. Even the initial internal design he came up with did not incorporate most of our requirements. However, as those were pretty obvious to us, they were easily addressed subsequently. I also had issues with one bedroom where I would hear whistling noises even when it was a little windy outside. While the builder did drop by once and did a quick visual inspection, the only way to get him to do a proper inspection was to lodge a complaint with Fair Trading.

LTK Home Review
We contacted Lance approximately 18 months ago and he impressed us with his building knowledge. The whole building process was made so easy with step by step preparation for the colour consult, both exterior and interior. When the build started we were always kept up to date with the progress. We lived an hour away from the building site, so it was hard to get down during work time, but the site manager Danny made special trips outside normal business hours so we could inspect the property.
The quality of finishes throughout the home was of extremely high quality. We would totally recommend LTK homes to anyone wanting to build a quality new home. They made the stressful journey of building a new home easier.

LTK Home Review

My partner & I started our journey about 12 months ago when we decided to build our first home. We spent many weekends visiting display homes only to find the homes we were visiting would never resemble our own house as no expense was spared to build them. All we wanted to see was a display home that would look like our own home & no one could show us that until we came across LTK homes. Feeling a little hopeless after all the display home visits we started researching reviews and Lance & his team came through with very high ratings so we reached out to them. From the first time we made contact with Lance our experience was completely different in a very good way.

Lance met me & my partner on a Sunday morning. He was very intent on understanding exactly what we wanted and from there he took us to see a few homes they had already built & for the first time we could visualise what our first home might look like with our budget. We put a deposit down that same day & have never looked back.

The selections process was incredibly simple & we were both delighted by the quality of materials & selections allowed in the standard range. Any variations were also very reasonable in price.

The whole team was incredible and our site manager Danny kept us informed the whole way. We have now moved into our new home two months ago & we could not be happier!

We are so glad we came across Lance & his team at LTK homes. The quality & workmanship in every room is incredible & can’t be faulted.

We highly recommend this builder. If you choose them you will not be disappointed. They made our experience building our first home a smooth & wonderful journey. Thank you all again, we will be forever grateful to the team at LTK homes.

My husband and I recently contacted Lance to enquire about a new house build, and he was so incredibly helpful! He answered all our questions with patience and thoroughness, and he even took the time to go into the smaller details about what we should know about the whole building process, which we very much appreciated as it's our first time building. We had also contacted other building companies which were helpful, but there was some that just weren't as honest and genuine as Lance is. Unfortunately our house build has been put on hold so we did not go as far as signing a contract with LTK, however we received a quote and Lance was more than happy to go through it with us and explain each inclusion etc.
We would 10/10 recommend building with LTK Homes as there is no doubt in our minds that the end result would be absolutely fantastic:)

Lance and team are very professional and pleasant to deal with. They've helped me by giving an honest opinion with plenty of detailed advice when I was considering whether to renovate the existing one or get one newly built. Due to several factors and that we couldn't get the land location we wanted, my wife and I went with renovating the current one, however, should I ever want to build a new one, surely I'll go ahead with LTK Homes as I have no doubt for their extensive knowledge, professionalism and attention to details in building a house to be your loveliest home.
