As far as estate agents go, these people are probably about as good as they get. But, estate agents are essentially parasites! They are exploiting the most fundamental human need - the need to belong somewhere.and they tend to make it much more complicated and problematic than it was naturally meant to be.
I did everything right by them for years, and then when I was moving out, Damien Lake gave me no credit for anything I did right: instead, he was a stickler about the things I did which he thought were not quite right, so he kept my bonds, yes, two bonds!
Whenever I move anywhere in the future, I will deal with estate agents only as a last last resort!
First, they get you to sign 30 pages of nanny state legal jargon.
Last but not least, when you move out, they charge you rent even for the very day you're moving out, even though you're not going to be sleeping there that night! Plus they look for any excuse to keep your bond/s. Damien kept both my bonds, and he tried to keep me bound by terms and conditions even after I'd moved out!

We are currently under a lease so in spite of the current climate for rental properties, Damien has been nothing short of a supportive and stellar real estate agent. His prompt actioning for repairs around the property has been a great feel of relief!

I had major flooding in my room- Dealing with Damien, we had an issue at the start of the flooding. However once Damien understood the gravity of the situation, he acted professionally to get my room fixed immediately. He was very punctual in returning emails, and double checking everything was done properly. If Damien continues to work accordingly, there’s no reason not to give him 5 stars.
