61Wonderful grounds to walk around. The restaurant was excellent. Comfortable beds. Pleasant relaxing stay.
I stayed at Lincoln downs recently, and despite it being on mostly beautiful grounds, we were met my an older lady at the front desk who was quite rude and dismissive. The other staff we were served throughout the stay were always wonderful to deal with though.
Our biggest issue though was the room cleanliness, we have a baby who is crawling and he kept finding hair all over the carpet. Spoke to reception twice about this and we were ensured housekeeping would take care of it - either never did or was to a substandard effort.
Rooms were also overpriced for what you actually received (it was school holidays though, so prices are always up)
The rooms are always not soundproof at all, can hear everything (sorry people next door to my baby!).
I personally won’t be staying here again.
Modern, clean and spacious. Helpful and friendly reception. Perfect location being right off the highway.
Everything about this motel is great however, their marketing around "included" breakfast is extremely misleading. Although breakfast should be included in the ticket price, you either get to choose food from a lackluster cold buffet or have to order from a set menu. Extremely disappointing as all the rest is perfect.
They have definitely lost a lot of returning customers because of this, including me.
Very comfortable and clean room and bed. Booked via a hotel booking app for a better price.
Stay was nice. The entrance has a crest which makes it a bit difficult for the first time. Can see some man drinking beer in the pool area although it was prohibited.
Lovely room overlooking the lake. Short drive into town where there were lots of good food options and a walk on the waterfront. Very nice.
Not 4 star.lots of disappointment with our overnight stay, the grounds of the area was nice but it ended there, single lane entrance in and out of most of the guest carpark with hedges that block you from seeing other guest traffic coming or going so quite dangerous at times. The power was out but i was not told that on arrival so we spent ages trying to work the card in the power slot in the room, contacted staff and was told (like i should've known) power was out. Pool was cold maybe because power was out a few hours earlier so not sure if it was supposed to be heated, the shower head in our room leaked badly at the base of the wall, room was dark and light globes were blown, power points are on the skirting boards near bed so if you have a charger that is big or sideways then you can't use it. Were had a ground level room so we could hear all toilet and shower motions above us, bed sheets were exceptionally crunchy and noisy, mattress was too soft, no biscuits provided in the room with tea or coffee, very bland continental breakfast for $18.50 and only offered instant coffee, SORRY.but for $205 per night and to then have to pay extra for a decent coffee. NOPE.not worth the money in this climate of inflation if you are wanting to spoil yourself for a change, better spent staying at a caravan park with your own cabin.
Lincoln downs is right at the start of Batemans Bay as you enter town driving down from Sydney. Rooms including the ensuite have been refurbished and look modern. We stayed during the busy period and can confirm that it is quiet at night. They have a small gym, pool and a deck area overlooking the man made lake.
Take care as you enter and exit the property as it is a crest. 2 privacy blind boards were missing in the room we had booked and when I let reception know they said no one was available to fix it during our 2 night stay since it was the weekend. Location is slightly off, you will need to drive into town for most things.
Honestly was very disappointed by this place for a few reasons. The photos on the website make the place look more extravagant than it actually is. The spa is not heated and you cannot go swimming in the pool after 8.30pm, why so early? We are on holidays!
The cold breakfast is not complimentary (for the price of the rooms you would kind of expect it to be) and is the price of a meal from the hot breakfast menu. The gym is essentially a garage with a couple of pieces of equipment in it.
We had to check out 2 nights early because my partner got very sick, when I checked out in the morning, the lady was very polite and friendly and said she would contact me about a possible refund of one of the nights and checked my details, I heard nothing back. I've emailed them 4 times and I am flat out being ignored. I booked a room with a double bed and for some reason we ended up in a room with a double and a single without any explanation either.
We have stayed here a few times before and it’s always lovely. Staff are friendly, rooms are comfy & the views are stunning.
We came as a family for some down time after losing my brother & it was so tranquil & relaxing, just what we needed. We will definitely be back!

Amazingly clean, neat and well presented room. Great facilities gym, pool grounds kept well etc in room smart TV with availability to streaming services. All in all a very relaxing and enjoyable stay
We were warmly welcomed by friendly and enthusiastic staff who were genuinely happy.
The rooms were very clean and maintained
The grounds well manicured lawns and well maintained gardens - it is very clear just by walking around the grounds the staff actually care about their business and their guests
The location is at the perfect place to start many scenic day trips from.
As for distance to town.the town is only a 15-20 min walk or 3min drive to the town centre
Parking is plentiful (I drive a modified BT50) and had no problems finding a place to park near my room
I when we stay at Batemans bay this is where we will always opt as our first choice
My partner and I stayed for 3 nights recently.
The room was clean and the spa bath was lovely on the rainy nights we had. They were very accomadating especially when we asked for some plates and cutlery for our takeaway Indian food. I also left an expensive raincoat in the wardrobe when I left, and they sent it back to me for a minimal cost! Legends!
Quite disappointed. Paid 250 dollars for a basic room for one night, the bathroom light didn't work, nore did the entry light to the bathroom. The air conditioner did not work either. No compensation was offered. Besides that, it was a nice room, beautiful view out the back.
This was the 5th time visiting the property. I always enjoy our stay here, the staff are amazing, the rooms are very comfortable and the property is stunning.

Beautiful place. Took lots of photos. Breakfast was Meh but rooms are warm and very clean. I will definitely go back.
We are beyond pleased with our stay, we booked the king suite with spa. The spa was big enough for two people, the hospitality was second to none. We arrived at the hotel after the restaurant closed, however they kept it open for us. The food at the restaurant was impeccable. The staff are kind and accommodating. I highly recommend this hotel for your getaway. Relax by the lake or eat a feast at the restaurant, either way you will not be disappointed.
Booked a spa room for a romantic get away, spa didn't work, drain clogged up, barely apologetic offering $5 discount.
