Staff at land and lease is really professional and super helpful. Our notice period was expiring and we needed to find a new property on very short notice.
I talked to Anuj and he did everything he could to help us move in to our new house in time. He booked us for multiple private inspections in no time and also guided us through the whole process. Very disappointed by the service I received by Land & Lease Realty while they were the property managers for my apartment for the last 1 year.
The summary of my experience can be seen below:

* As the owner I did not feel like they were acting in my best interest when securing tenants. The original tenants put forth when the agent took over my lease were friends of the property manager which was not disclosed to me. The tenants had received complaints from neighbors when they were located a few houses up from my unit and this was either withheld from me or the agent did not conduct appropriate due diligence with rental references when presenting the applicants to me. Accordingly I had multiple complaints from other members of the unit block throughout the 6 months of tenancy. The agent handled the complaints appropriately however I felt misled. I trusted the agent to only put forward good quality tenants and be transparent about the background of the tenant and this was not the case.

* The property was vacated at the end of the lease and put back on the market. The agent put very little effort into the advertisement of the property, using photos that were 3 years old prior to renovations and updates. The description on the property was very short, basic and little effort was made to make the property look compelling. I asked the agent to update the ad with new photos and a better description, which I believe is fair given I was charged for the listing, to which no changes were made to the description and only a few photos added to the end of the listing. Overall as an owner I would expect more effort put into this by the agent and it felt and looked very unprofessional and I believe would deter prospective good quality tenants.

* Before the initial tenancy and throughout the vacancy I felt pressure from the agent to accept low offers compared to advertised price. Examples of this include asking me "what is my lowest price" when there was a prospective tenant instead of bringing me an actual offer. When an offer was brought to me it was consistently 5-10% lower than what I was asking, and I would receive pressure to accept the offer because the "market was tough". Albeit market conditions are difficult and perhaps a re-pricing was necessary, the pressure applied by the agent numerous times once I declined the offer was extremely unprofessional and I felt unvalued as a client of their business.

* Confirmation of the poor due diligence and application process from the agent was evident when after 3 months of vacancy and no communication I was presented with an offer and application for a tenant. On this occasion I made sure to cover the things I hadn't during the first tenancy, including asking for rental references and the full application documentation. The request for rental reference was ignored on email twice and after further prompting for background information, the agent revealed the applicant was a personal relationship to the property manager and that he could personally vouch for the applicant. Given there was no rental history and poor savings I was not comfortable to proceed and declined the applicant. This begun the pressure tactics from the agent again with excuses on behalf of the applicant ranging from not having access to a printer or online banking to provide more proof of savings and, to my shock, the agent offering to PERSONALLY SIGN as a tenant alongside the applicants to provide a guarantee on the rent. The pressure at this time from the agent was very strong and they had advised they had taken a deposit and it felt as though the property was promised to their friend and as the owner, I was getting in the way of this happening. This was the final breaking point for me to end their management of the property.

I have run out of space in this review but overall I WOULD NOT recommend Land & Lease due to unprofessional service & communication, poor due diligence, lack of transparency, and low quality service. You get what you pay for and this business demonstrates that.

Unprofessional & unorganised. My instinct knew this Realestate was dodgy from the first day of inspecting a property. They deserve 0 stars. One person calls to tell me my application got approved and he will send details for me to send one week holding deposit which I never received any message. A few hours later i called the office and the guy who answered didn't even know who called me and what was happening then he proceed to tell me someone will call me back but never received a call. Very poor service and unprofessional definitely don't recommend.
