The process for listing our property for sale was very smooth and required very little effort from us. Our appointed agent Tri Liu was extremely courteous from day one, very responsive and was able to timely resolved all of our queries, with service. We highly recommend Mr Tri Liu to anyone in need of the service. Will definitely come back.

My purchase went very smooth and the management team took over and organised the new lease with the tenant and arrange the new lease agreement with me as soon as my property settled.

Agent need tenant pass the cleaning job to partner company ATL cleaning, but cleaning not very well, agent call us to clean. Very bad experience, advice every tenant remember before sign the lease with agent, pls record and take the picture everywhere before move in, in case when return home to agent fine you.

They lied and told me the old owner was going to fix something in the house, then after signing the contract, they said they mentioned nothing about the old owner. The real estate agent said he will give me a callback and made me wait a week then when I called he got mad and yelled at me.ray white is better.

These people should not be in business, I have been chasing them up by emails and contacted their office to ask about an inspection date for one of their listing property, I was informed by their staff that the property is not ready for inspection and that they will contact me once is available for inspection. I have been checking the website every single day to see if they assigned a day for an inspection time, until I saw Deposit Taken for that property. Now I'm not surprised after reading reviews, absolutely a bunch of scammers!

If I could give zero stars I would. Terrible sevice. No communication skills. Annoying to get a hold of as no is ever around to be able to help. Withheld money from me and trying to get more money by the hour. Extremely lazy in doing there job efficiently and with customer service. I advise anybody whom is going through this agency NOT TO. You will regret it and in time see the tortures experience you will have to come by using this agency. They will rip you apart of every single cent that they can. Totally disgusted by them and what they are capable of doing to human beings.

They do nothing for you! We lived in this house for 3 years and they NEVER responded back to us about The damages on the house. The cupboard doors have fallen off because the house is very old, the screen door broke multiple times and they told us to fix it when it naturally came off and said it was our fault! There’s holes on the screen window and they’re telling us to FIX IT! The clothing line is broken and we complained multiple times at the office and there is only 2 windows that are able to open in the house and the window in my room locked in the first year we lived in this house and we complained for 2 years going back and forth in the office to open it and we could not open it and I have asthma, it’s VERY dusty and it’s hard to breathe in my room. So we are excitingly looking for a NEW HOUSE and hoping we get our bond money back!

WARNING! THIS WILL SAVE YOU A LOT OF PAIN FROM DEALING WITH THEM, PLEASE READ IF YOU CONSIDER DOING ANY BUSINESS WITH THEM!
A negative review wouldn't do it justice with how bad this place is. I'm glad that I'm not the only one who's had a extremely brutal and catastrophic experience with them (just read their other reviews).
If love taking a holiday through prolonged, unnecessary, preventable suffering and feeling blood curdling pain, this place would get my first recommendation:). Just imagine having a parasite leeching off your hard earned money and watch your bank accounts drain as theirs fill up. They all have a evil smile which betrays all innocence. Speaking to them is the same as talking to a rock, they'll just laze around and won't move unless you do the work for them, I wouldn't even trust them to have the ability to look after rock sitting on a flat table. If you want your property sold or managed by them, get yourself some pain killers first, because at least then you won't have to feel any pain when dealing with them.

Jesus I thought this real estate was decent however after reading a few negative reviews from previous clients I am afraid to even step into their place in Cabramatta to do bussiness?

I live with my parents and I have to say, Sonny makes things easy. Transition was smooth and effortless. He cares about his customers and is a very busy guy but still has time for you. I highly recommend giving Sony your time.

The most terrible experience with this agency, very bad service and very rude staff, this agent name Sarah after a year we've living in the property of 9 Elgar Close Bonnyrigg Heights 2177 they did no inspection at all for more than a year, we called them many times to come and do inspection and they didn't come and now they saying that there's a dead cockroaches on the floor and they want to charge me $165 for cleaning this
We moved into the house and it was full of cockroaches and we did pest control by ourselves while it was supposed to be done by the owner, also they used our Electricity and water to build a granny flat and they refused to pay with us the bills.
Lang&Simmons Cabramatta I'm warning you guys I'm taking this to the tribunal and fair trading and also i have thousands of followers I'm definitely sharing this horrible experience everywhere and you will see me at your inspections sharing this bad experience and i have a video and pictures of the house that we leave in great condition so just you know i know about the laws and i know my rights very well.
And now the property manager Sarah saying that we're supposed to do only one inspection in the year! Seriously! Do you think I'm stupid? I'm a real estate agent as well, how did you get your certifies of registration if don't even know how many time u supposed to do inspection?

WARNING️️ ONE OF THE WORST REAL ESTATE AGENCY! I’ve experienced a horrible behaviour to their tenants! I’ve lived in a house for about a year that terri Vu was managing and they never bothered to send someone to come and inspect the house when ‘legally’ a property manager have to inspect the house every 6 months! We have been calling the office and they say they’ll call back and they never do! Afterall they come up with damages within the house and refuse to give the bond back! I have been working in real estate for a while and so far this is the worst real estate agency i’ve seen! If you’re ever looking to sell or rent a house that they managing then DO NOT CHOOSE THIS AGENCY!
