If I could give this company negative stars I would. The lack of care and compassion for their customers is appalling. They are so focused on getting money out of you without doing any work to ensure you’re getting what you pay for. Don’t waste your time with them, not worth it.

IUM have always been professional in every aspect.
Always ready to answer questions without hesitation and in detail (if required).
All aspects of the management have always been of a very high standard.
After years of unhealthy management and issues by other companies it is a true pleasure to have such a thorough and thoughtful team.

Lowest competency strata management I’ve dealt with as a property manager. Slow, unresponsive, unwilling to resolve very reasonable request that has been going on for months.

Hello everyone,

I am with most of you. Strata messed up three of my levies and billed me for a whopping $2,679.33 which I ended up paying on the 30th of November 2022. When I produced bank statements to prove that I had paid my levies, they admitted that they had found my MISSING levies. They refunded $1,112 yesterday and when I asked for the remaining money, they said I am not in credit of any amounts.

If you have had a similar experience, please contact me as I would like to commence legal proceedings against them. Please send your contact details.

I cannot understand who got these fossils to manage our block of units.

Worked with Strata managers from different Strata Management companies, IUM seems to be the worst. Non responsive management team and our complaints have been ignored.

The Independent Unit Management Team are very friendly and approachable, they provide informative guidance and education on enhancing property values. Further the team have always been helpful in any concerns and/or issues we may have had, the team came up with a solution and we were fully satisfied with the outcome and their service. I highly recommend IMU Strata for any leasing or property manager support or needs.

Independent Unit Management (IUM) are a very professional strata company, whom are extremely focused on customer needs wants and demands. Further they allow property owners to have the power to protect not only their individual investment, but the collective strata asset.

Unfortunately, they started out okay, but not anymore.
Strata managers are very unresponsive, strata issues remain unresolved - basically we have tenants doing whatever they like to the place. Emails are not responded to. They charge you for many things without you knowing - when queried - they do not respond. Charge for a auto generated report from their system, charge for a system they never told us about, charge monthly account fees, charge fees for answering emails!

Unfortunately we have a 3 year contract with them and cannot change.

The strata managers have trouble enforcing bylaws.

I do NOT recommend.

Not a very cost effective service to deal with IUM DO NOT WORK FOR YOU BUT ONLY FOR THEMSELVES! For their own business gains & benefits. LET ALL BE WARNED.

Address is 2 castlereagh street, liverpool.this lift and intercom are out of service since last two weeks.today is 30/1/22.
I called and mailed severs times to the real estate agent to let them know and they also informed this hopeless STRATA and these people didn’t take any action.
In addition the lady whom I called (Mellisa) was so rude.

I strongly recommend to all of you, please do not use these strata services.

I would give them 0 stars if possible. Very unprofessional. Sent 5 emails no reply and its been 3 months. Made multiple phone calls but the person who is responsible is never there and they never bother to call back.

IUM Management give customer satisfaction very high importance. I just came back to update my review because I found management keen to listen, respond and rectify any issues customers are facing. If you have any bad experience, please do get in touch with management and be confident that you will always be looked after. I want to put explicit praise here for the General Manager Carl Willits. Thank you for looking after the customers and going out of the way to facilitate them. Please keep up the good work.

Excellent strata management. I couldn't be happier. Always accessible, prompt response, and clarity of process. They have hired reliable services to facilitate our complex. They have introduced online system since last year to give owners better visibility of their payment status. They have started sending the quarterly financial statements and news letter on emails. Continuously improving. Lachlan McKnight is our strata manager and we are satisfied owners with his service. Thank you.

When I came in board as owner, I noticed there is negative fund in this complex. Probably other owners would give five starts to IUM as other people did here! I showed the owners what is actual financial situation of us. Very disappointing! A 30 years old building had negative money in capital fund. What is the responsibility of strata? Owners paid more than $10K special levy within few years, but still we have negative fund. Why? IUM managed to take signature for 3 years contract as they know this only way they can keep their customers. Not by good service. I was unable to join in AGM as they organize AGM during COVID restriction. Now owners decided to run way from this company to safe their fund. Termination notice already given, waiting for handover to new Strata company. Small complex with 5 blocks, admin fee is more than $5K in multiple heads (admin bla, admin bla). Issuing PO costs you, attending meeting costs you, keeping your data in their computer system will costs you. No one have time to look all these.

I have had very good lesson with strata now and I decided, never buy any property where there is strata. Who knows there will be another IUM there. My first buyer ran away after signing contract when they saw strata report. I am sorry to say all these.

PLEASE if you are looking for a new Strata company for your building, do yourself a favour and STAY AWAY from IUM. Disregard the previous reviews and save yourself a headache in the future, believe me.
IUM are the most unprofessional, unresponsive, unreliable and awful company I have dealt with in a long time.
We are a small block of only 8 units and they are hopeless. They have been our strata managers for over 10yrs as sadly my neighbours would weren't on board when we wanted to change Strata companies before. But their service, which we pay a small fortune for, has become unacceptable. The property managers have changed so many times over the years I have lost count. Each time we are passed around and no one cares. Quotes are never followed through or take forever to come, year after year at the AGM we request 3 quotes for services and yet we have to chase them each time for more quotes as they will normally once send one trade to quote, now the cherry on the cake is that trades are not even showing up to quote on jobs they are simply sending a price based on another quote site unseen.
One unit waited over 6 months to have internal walls which had water damage repaired. This was not even brought to our attention as part of the committee to approve any quotes, only when the owner took it to the tribunal did IUM care enough to let us know.
The list is long and I could go on.but if this review saves at least when person from making the mistake of signing up with these crooks I will be happy.

IUM have proven they know what they're doing, we first got to know them when the committee decided to appoint them to replace STM. They were professional and easy to deal with from the get-go, very glad we moved to them.
