Where do I start?
Initially I've spoken with brother Wally when shopping around for Islamic Finance. He advised me that Ijarah & another Islamic mortgage provider use the exact same fund originator, yet his quote seemed like I needed more funds upfront to have qualified. I was close to it, yet slightly short to meet his upfront calculation in a table.

Due to the other provider seeming like I needed less cash upfront, I then decided to go with the other provider. Oh boy what a huge mistake! Even though my Super is with them, they charged me a non-refundable application fee to kick off the process. I had to go through the pain of providing them every piece of information for them to issue one letter to say i'm qualified for X amount. Then too, when I was questioning what each cost meant, it was haphazardly explained to me in a way that left no clear answers, but more questions. Worse yet, they wanted me to pay 1.2% of the property purchase price to them as their "fee" or "profit". It landed up being far more expensive when I compared it side by side with Ijarah. As opposed to Ijarah finance, Wally gave me a simple table upfront & spoke about each of the costs in the beginning, so i've asked the other provider to refund me. They actually told me i'm not eligible, then I threatened to report them, I got my exorbitant application fee refunded. From that point onwards, I had an honest discussion with Wally, explaining what transpired. He simply asked me to straight up choose & be committed to one or the other - I committed to Ijarah. He recalculated the costs based on a slight change in proporty price and it still turned out similar to the original table.

He got sister Sana to collate all my documentation & the proces was smooth. I asked difficult questions, Wally was always open, upfront & honest. Regarding the grey area questions, he always spoke as factually as possible. Sana was a dream to work & coordinate with. Now that everything has gonbe through and I'm at my new place, all the necessary offset & mortgage accounts were sent to me as promised. To me, there was no financial entrapment with Ijarah, what you saw was what you got. Frank, direct answers with effective & efficient help throughout the process!
