BCS consistently prove to be a very professional organisation, supporting timely resolution to strata property management, maintenance and alteration issues which avoids contracted and expensive dispute settlement problems if not managed correctly or resolved early and fairly.

BCS professional staff are well trained and experienced in the various acts, regulations, codes and requirements to help guide and resolve what can be very emotional issues in a professional manner. Their experienced management of our strata over many years added value to all our properties.

Together with the support of their approved industry professionals and trades (when required) their stewardship of any Strata Scheme is highly recommended.

Stephen Jordan and the entire BCS Sydney team have proven to be reliable, trustworthy and extremely diligent through their day to day operations.

We own a property that we rent out. We have had a roof leak that is affecting the unit (ceiling peeling and constant mould issues). We reported this to BCS strata management in May 2021. They promised to send a roofing company to determine if there was a leak and rectify the problem. Nothing was done, and the strata manager became unresponsive to our calls and emails. In March 2022, the tenant reported that the situation was getting worse and, despite their attempts to get the mould under control, it kept coming back. We managed to get BCS to send a mould cleaning company to clean the mould, and they advised again that a roofing company would be sent over to check. In June the tenants advised that the girl in the apartment was pregnant and the mould created a health hazard. No response again from BCS. In July the tenants asked to break the lease if the situation was not resolved promptly on the grounds that the mould situation is a health hazard for the pregnant girl. In August, given again BCS had not responded they said they will go ahead and break the lease, which we had to agree. BCS is still unresponsive and are now unable to get the unit readvertised until the mould is cleaned and roof fixed. In these two months we contacted BCS leaving messages at reception and multiple emails. No one contacted us back. We since found out that our strata manager had left and a new one had been appointment, however nothing changed. Since then we have been given 3 different names of new strata managers by reception that are looking after our property, but no one has contacted us. We lost the tenants who decided to break the lease due to the health risk to mother and baby. No compensation has been offered by BCS and we will be taking this matter to the relevant authorities.
Do not use BCS, avoid at all costs.

BCS is the worst business I have ever dealt with. They managed our building and failed on almost every KPI. They didn’t respond to emails and set a budget that drained our funds. Do not work with them!

Hands down the least professional company I have ever dealt with.
Have had a issue needing someone to attend my residence urgently as the windows are leaking and it’s destroying my unit. Ie carpet/belongings.
Strata manager never answers any of my calls always “out of office”, never answers emails despite other employees at the company saying they will notify manager and categorise a email as urgent. Then asked to speak to upper management, assured I would be notified by the manager looking after it that day and still never heard from them. Nor general employees or management seem to care at all. Would definitely NOT recommend this company

If I could give zero I would. We have an ongoing issue since May and there has been no action and they refuse to answer our emails. They have lied to us regarding what an external contractor said to try and get out of doing the work. I would avoid them at all costs. I have had a few properties around Sydney and BCS are by far the worst Strata company I have dealt with.

Avoid! BSC is THE worst Strata Management ever! Do not respond to emails, and if they do they provide conflicting information each time. I am utterly disgusted in their lack of professional conduct. The recent increase in their fees is unprecedented and make me just wonder why we as owners are paying for this level of service? Stay away! I would not wish this experience on my worst enemy!

This is my personal experience as a property manager dealing with BCS. The strata manager does not respond to your emails and phone calls. If you are a strata property owner, I would suggest you look for an alternative. It is just not professional.

The service provided by BCS is terrible. Our recent experience with our strata manager demonstrates their lack of knowledge and care on important issues. I wouldn’t recommend them for any strata management services. I have previously put in a complaint and received an automatic response however it has never been followed up on. Obviously their senior management do not seem to care about their reputation. Sadly for them they will be loosing another customer.

Multl-millian dollar company without any guidlines or responsibilities.

Due to how my bed room is built on top of kitchen from below unit I have been and am dealing with heat, smell, noise and many other problems.
I asked my strata manager what i could do for about a year.
During exchanges emails I notice I was not getting any reply from the strata. Hence, I messaged senior branch manager.
After call and emails with senior branch manager, I told from strata manager that his manager is a busy person and I must not contact him at all.
However, I was not getting any clear reply nor any form of communication from strata manager.

I had to message senior manager again I was not getting any reply. And I was not suprise that I was not getting any clear answers and replies.

Thus, went to contact us page on website and manager was very passive aggressive that "Thanks for raising this matter further and sorry it was necessary to go through our customer care team".
YES it was necessary to go through customer care team after half a year and, as no one (Senior Branch manager and strata manager) were replying.

Since 11 Nov I have been waiting for them to submit or show me any evidence that strata manager has certainly "subsequently sent a follow up email" but I am still waiting.

Have been trying to get this company to undertake repairs to a window in our home unit since March 2021 (an OHS issue.) It is now January 2022 and they have done nothing but ask for more information (provided) and will not even respond to us. I will be suggesting a new strata management company at the next AGM and also complaining to Fair Trading and ACCC if no action is taken within 14 days.

Very helpful and responsive. Thank you for helping us when our hallway was flooding. Our strata manager took care of everything and within 2 weeks it was all fixed and taken care of. Highly recommend this Professional Strata Service
